    You can give vacant notice only based on two reasons if you want to sell the property or self use. We can’t give eviction notice to give property next year for higher rent. Old tenant can file case in rds and claim compensation in such case

      You are right, but Most landlords are doing it. It's a market practice. There are few ways to avoid legal issues.

      Actually this particular situation about vacating is a bit unclear in market. It all depends on situation and judge. So it is not a black and white law. It's more case basis.

    If you vacate the tenant to increase the rent then the tenant can sue you and win the case. Speaking from personal experience

      You can only vacate under certain conditions. You can use chat gpt advanced paid versions to have a personal assistant at all times to consult for various things including laws and other issues, it gives good advices too

    Disagreed with your floating and flexible interest rate advice. There are rising and falling Interest rate cycles and since UAE is aligned with US, you just need to keep track of it.
    When you bought the property 3 years back, Interest were reduced to zero due to covid and federal reserve started the hiking cycle for rates to control inflation. So you might have paid higher interest rate for last 3 years.
    But now if someone takes a fixed interest rate (which is generally very high), they will be disappointed bcos feds are now in rate cutting cycle to prevent recession. Meanwhile, They will be stuck with very high rates.
    Flexible Interest rate is best because if your loan is for 10-30 years, You get the best average irrespective of the economic condition.

      You are right dear. But I said to take fixed for atleast first 3 to 4 years. When I was getting loan 2 years back, rates were increasing each month and hence it was the best option. Mostly rates always increases, hence it is a general consensus. From next year I will end up paying floating only.

    What about financing property on islamic finance(no interest) ?

      Islamic finance is similar to bank loan only. You have to pay emi and there will be rate of interest. I am having Islamic finance only

      It's both, interest is more in initial years

    Almost third party ka promotion kiya apne lekin. Yeh sab adviser aap khood use nahi kiye so ek middle class person q third party advisor ko hire karega aap soche.
