My advice to everyone who is looking for investment 1. Learn about location and geography where you want to buy a property 2. Properties near to metro is always good 3. Rental income is 7-8% average depending upon location, conditions of property and developer in some cases 4. For investment buy in growing area so that you can get capital appreciation 5. Off plan you should check payment plan

An agent introduced by a cash buyer said he will be able to sell but we need to email our developer to allow the agent to collect keys first and than he the agent will provide a PoA . I am worried the PoA will be general and what if he doesn’t pay the bills. Also are there reputable agents . I need to sell the property in JVC
Hey dear, when you sell property it gets transferred to the buyer legally and then buyer has to pay all service charges from that day. So no worries. You can contact Dubai land department office in case you have any questions

Disagreed with your floating and flexible interest rate advice. There are rising and falling Interest rate cycles and since UAE is aligned with US, you just need to keep track of it. When you bought the property 3 years back, Interest were reduced to zero due to covid and federal reserve started the hiking cycle for rates to control inflation. So you might have paid higher interest rate for last 3 years. But now if someone takes a fixed interest rate (which is generally very high), they will be disappointed bcos feds are now in rate cutting cycle to prevent recession. Meanwhile, They will be stuck with very high rates. Flexible Interest rate is best because if your loan is for 10-30 years, You get the best average irrespective of the economic condition.
You are right dear. But I said to take fixed for atleast first 3 to 4 years. When I was getting loan 2 years back, rates were increasing each month and hence it was the best option. Mostly rates always increases, hence it is a general consensus. From next year I will end up paying floating only.

You can buy plot depending upon your requirements and built … it is advaidable to buy a villa in a community from direct developer because you just don’t buy a house you need amenities and lifestyle also . Plus you live in a gated community which is better

I m looking for 6 bedroom villa with sea facing view and a golf course in the vicinity and a big private garden of around 1 acre . Can you suggest me some good locations for this ?

You are right, but Most landlords are doing it. It's a market practice. There are few ways to avoid legal issues.
