As a former pizza delivery guy, I really suggest you change the color of your address numbers to a contrasting color. No delivery driver will be able to read the numbers on your house in the dark. It will also improve emergency services response.
As a cop for 30 years - the former pizza guy nailed it. Really sucks when it’s an emergency and you know people are anxiously awaiting our response and we can’t find the address.

Paint the fireplace black! You have a stunning exterior and move into a lackluster white environment. Yeah, easy to payout someone to go in and do a single spray, but you could have such a beautiful focal point and draw peoples eye into the space better. Ontop of maintaining white on a functional fireplace is going to be more of a hassle. Make it feel like a home, not just a rental 🤍
I once had a painted white fireplace like that, and concur: HARD to keep white - looootttttt of re-paintings!! Maybe someday Jason will add a dark (maybe black to match the doors?) brick veneer?
Wood floor guy here... 2nd floor hardwoods always should wait until stairs and nosings are in. The way the stair guys lay the overlooks dictate the straight lines of the flooring. We're always waiting on the stair contractor...

pocket door, save some money just turn it around, chimney fireplace the colour of the exterior would make it a feature, and you don't have to clean it, plus the grey makes the fire glow seem a bit better.
I dont know how property values run in Oregon, but living in the Midwest, it blows my mind that you can put that amount of time and money into the house and not be severely upside down on it. I wish you the best of luck. Keep up the great work. We all love your videos.

We’re in the uk. Here it’s the main bedroom for the most part and its taps instead of faucets. Most houses have stairs as you enter the front door here. Floating would allow light to pass through if your code (regulations) allows it.
I totally agree. Cleaning bacon grease off that window will get old in about 6 weeks. The layout seems backward, since the stove to refrigerator distance is too far. Also, when your back gets sore from stooping down to the microwave, what you 'gonna do?

I understand what you’re doing there, but as someone who has vacationed at Black Butte off and on for almost 50 years, it hurts my heart a little to see the wood ceilings painted white.
Hmmm.. the new floors look amazing (NEW + BETTER wood), and the bricks weren't so pretty. At some point, once spend weeks for the place... if then feel some modifications a good idea, can change (add some new brick veneers if want? cover the beams w/ veneer if want? etc. -- but often need to spend time in a place to figure such out -- and this way, the basics done! 😊). And by making the walls light, will make the Jason-built cabinetry and furniture and art (as well as the nature outdoors) really pop. So patience Brian, patience.
I wish I could get my hands on this place and do some Venetian plaster/faux stone stuff. Would be such an awesome compliment to what is already being done. Love what you have done and look forward to seeing more.
I've worked on a number of homes that were getting pocket doors and not once did any come with a chunk cut out of it like that. The only way it came like that was if you asked for it when buying it. I'd change the color of the fireplace bricks. Everything white is not great to begin with but white there is just gonna be a hassle especially as the years go by and it gets stained from all the fires. Something darker and contrasting with literally everything else that's white will look so much better.
That is going to be a beautiful home. Renovating a house, where you can be there every day is a pain.... hours away has to be a nightmare, but what a great job. Thanks for the peak, and a lot of ideas.
DIY here so I’m probably wrong but if they’re using something like a schluter system like KERDI I believe you can use drywall in the shower. It can be expensive but might be cheaper and easier than ripping out drywall and installing hardi board or something
Hey Jason, you could have Ric @ Smith & Steel fabricate a steel center support column with tread supports welded on. The you build the actual treads out of your wife's favorite species of wood. Bolt one end to the top of the opening and the bottom end to the floor and add a minimalist hand rail. You'll be able to see right through them between the treads, they'll be tough as nails, and easily refinished if needed.
Not a fan of textured walls or HOA but they seem to be common in the US. Here in Canada our walls are smooth and we don’t have HOA’s so we can paint whatever colour we like 😊
Haha 9:33... the plate rail... A big "nope" for me after I considered it. Think about it... one huge dust catcher up at eye level. I did wainscoting in my bath and dining rooms only, just to add some interest to the boring walls, with a simple small cap.
I wish they would resist the urge to make everything “farmhouse” - it’s a cool 70s modern and I think they should lean into that a bit more and less of the 2015 trends
my 2¢: I know it is the norm to make everything in every room the same - ie: baseboards ALL THE SAME, etc, etc....... but that bores me. I'd vary the height, and perhaps not do every room.

Prefab steel stair with cable rails. Matching cable rails on the upstairs overlook. It'll look awesome and be way easier to install than building a custom wood stair. Plus a steel stair will hasve thinner treads so more light will show through.
On the exposed conduit, if you have to and you hate the look of round conduit, there is square cable raceway that you can run NM-B and tray cable through. Check the product for its code listings. Absolutely not all of it is rated for that use (especially in the isles where you’ll find square raceway for hiding an appliance cable) but an electrician can handle that for you for sure. It’s just not the default option since it’s three times as expensive.
Save yourself some trouble and just use kirdi wall fabric for the shower. It just goes right on the drywall with mastic and becomes the vapor/ water proofing.

In the kids bedrrom . . . 4 beds? Good idea. Make four twin murphy beds. When a bed isnt being used it can be folded up and is then a good looking cabinet. Create-a-bed has a super great deluxe adjustable kit that is really solid. And they provide plans with their kits.

I thought the appeal of the small shop was to show how to build things with limited space (like the rest of us do). I get that logistically building the cabinets closer makes more sense.. But you phrased it as if still having your old shop would have been fine but the garage shop was too small...

Great update. Just a few questions: 1) What are you going to do with the concrete slab front porch? It's doesn't really go with the grey pavers, IMO 2) Are you going to put a storm door in front of the front door? Just curious Master bedroom!! Yes!| Buffalo Trace! Yay!!!
It sounds simple and logical, but what I really like at your reno is that you kept all walls through-out the house the same off-white color. Many people pick a different color for every room. Couple of years back, with our gut-to-the-studs reno, we did the same as you did, but picking the right color isn't easy :). Five years later here a strong piece of advice: If you're really happy with the color, stock up gallons and gallons of the same paint and color. Yep, paint is expensive today, but another thousand bucks is peanuts compared to your total project costs. As an illustration, here is what can go wrong. We (in Canada) settled ten years ago on Pratt & Lambert "Chinese White". Year later the first hurdle: P&L decided to leave the Canadian market, so suddenly we had to switch to Benjamin Moore. And they told us their computers could match any P&L color -- which of course they couldn't, but couple of try-out gallons and many dollars later we had a decent BM match that we liked. Then more recent, they decided to change the base (resin) of the paint. But the colors would remain the same ... Not so, it changed from some "ivory" look into something more "pinkish". You don't see that on a small sample, but you really do after painting a whole wall, which then doesn't fully match the rest of the room. Long story short, luckily we're planning no major repaint jobs anymore, our house is now done. But don't trust those paint guys, they're only focussed on profits and share-holders. This sounds like a bitching-and-complaining story, but we made on this front also a lot of the right moves. At the time we stocked up (many gallons) on oil-based paint (in various colours, but the majority plain white) just before it became clear that would out-ruled soon. And we're using them now. ALL IN ALL -- WHEN YOU FIND THE RIGHT PAINT AND COLOR, STOCK UP AS MUCH AS YOU CAN AFFORD. IT WILL REDUCE A LOT OF STRESS IN THE COMING YEARS ....

Have you seen the staircases that fold up against the wall? They are see through as well as out of the way when not in use. There's a lot of different designs, and easy to fold out of the way.

As long as you are going all out on the house. Why not look at Sub-Zero Wolf Cove appliances for the kitchen and beverage center? They are built in and look amazing. It will take your kitchen to the next level.
Regarding the kitchen: 1. Kitchens never have enough outlets They should be grounf fault outlets. 2. There is plenty of room to make seating at the island on the living room side.
Good morning 🌅, Looking 👀 very nice, Rome was not built in a day, 😮😂, I don’t know your building regs for your region, but it’s obviously too late now, but you could’ve built your trades hanging off your side hall which means putting supporting framework inside the wall as low bearers to hang the metal work off of place your treads on, you could even got your guy. I think you said that does fabrication work metal work to make you a nice wrought iron staircase., which could be very thin to let the light go through, Lots of old vintage staircases made a wrought iron had holes going through the treads, it is just a thought, I have just moved my staircase, similar to what yours was in front of a doorway, my property which I converted few years ago is a old mill, I have put my lounge diner kitchen upstairs, then above me is my attic. It is huge 7 m x 12 m approximately, it would make a great room games room et cetera, I built a framework up in my attic so I could lift my staircase and rotate it, and that was what I’ve been doing over the last 4 to 5 weeks, I cannot finish it that moment probably will not be until end of January February, as I’ve just had operation on my left-hand right hand is due to be done, for C T S , But at least now I can walk into my lounge without a staircase being in the way in fact to say that it is made the lounge feel bigger, I’m now sitting here with my arm in a sling, in front of a cosy log fire, watching UA-cam oh, it’s your channel, keep up the great work look forward to seeing you build the kitchen cabinets, 😂, I now live in France,

Why not a spiral staircase where you sat at 24:30? The handrail at the top could be removable and have a removable pulley system to get things up and down.
Been following for awhile and subscribed, just received my Bourbon blade. Very well made if I were to change anything it would be to have the blade edged on all sides, not just the right side and tip. I’ve used the blade a few times now and find I’m flipping it over when using my left hand. As for your staircase please check out Pneumatic Attic floating staircase, I believe that’s the ticket for the Reno property. Can’t wait for the cabinets to be built! Cheers

Looks great. Exterior color is a bit one note though, could use some contrast color. I think I like the red brick fireplace better 😬. For the stairs, what about a spiral staircase or floating stairs?
I love everything EXCEPT the plate rail idea. I know its a cabin in the woods, but it looks modern on the inside. Adding the plate rail is just a little too "country bumpkin" to me. Oh, and I agree with the other comments, paint the fireplace black!
They do make space saving spiral staircases but that may be too narrow of an entry way. Of course, the kids will be the ones that usually stay upstairs so the tight clearance going up the stairs wouldn't really be an issue.
The bricks would look more like a feature, if you would paint it like the outside shingles and the mantel a nice stain 😅. If people came in the living room “BAM”!!!!! 🤩

Yes, and I know plenty of women who definitely "wear the trousers" so either way it's appropriate. I'm a woman who lives alone in a one bedroom property, so it's just referred to as "the bedroom". If I had a second bedroom then the biggest of the two would still probably be referred to as the Master. Not quite sure what the fuss is about.

I used to live in Oregon, where he is the house is probably in the lower 50%ile of the market. Bend home prices are VERY high.

The white bricks looks nice but you'll pretty soon notice you'll need to repaint it quite often due to the smoke and dirt from the fireplace.

Sherwin Williams Iron Ore looks great. We have a bathroom and a lot of trim in that color. We still have not gotten tired of it.

We had a pocket door for the bathroom. It had the first hardware that you mentioned. It never really locked. I'm glad they updated it.

It sounds simple and logical, but what I really like at your reno is that you kept all walls through-out the house the same off-white color. Many people pick a different color for every room. Couple of years back, with our gut-to-the-studs reno, we did the same as you did, but picking the right color isn't easy :).
Five years later here a strong piece of advice: If you're really happy with the color, stock up gallons and gallons of the same paint and color. Yep, paint is expensive today, but another thousand bucks is peanuts compared to your total project costs.
As an illustration, here is what can go wrong. We (in Canada) settled ten years ago on Pratt & Lambert "Chinese White". Year later the first hurdle: P&L decided to leave the Canadian market, so suddenly we had to switch to Benjamin Moore. And they told us their computers could match any P&L color -- which of course they couldn't, but couple of try-out gallons and many dollars later we had a decent BM match that we liked. Then more recent, they decided to change the base (resin) of the paint. But the colors would remain the same ... Not so, it changed from some "ivory" look into something more "pinkish". You don't see that on a small sample, but you really do after painting a whole wall, which then doesn't fully match the rest of the room.
Long story short, luckily we're planning no major repaint jobs anymore, our house is now done. But don't trust those paint guys, they're only focussed on profits and share-holders.
This sounds like a bitching-and-complaining story, but we made on this front also a lot of the right moves. At the time we stocked up (many gallons) on oil-based paint (in various colours, but the majority plain white) just before it became clear that would out-ruled soon. And we're using them now.
ALL IN ALL -- WHEN YOU FIND THE RIGHT PAINT AND COLOR, STOCK UP AS MUCH AS YOU CAN AFFORD. IT WILL REDUCE A LOT OF STRESS IN THE COMING YEARS ....
The HOA I dealt with in FL before moving to the PNW was a nightmare! It was a regular committee of Karens!
Karens usually take over HOAs.
Use that built in spot in the master for a bed with a big headboard with nightstands so its a big focal wall.
Stain the concrete pad outside the front door so it blends in with the beautiful pavers!

Have you seen the staircases that fold up against the wall? They are see through as well as out of the way when not in use. There's a lot of different designs, and easy to fold out of the way.

As long as you are going all out on the house. Why not look at Sub-Zero Wolf Cove appliances for the kitchen and beverage center? They are built in and look amazing. It will take your kitchen to the next level.

They should be grounf fault outlets. 2. There is plenty of room to make seating at the island on the living room side.

Good morning 🌅, Looking 👀 very nice, Rome was not built in a day, 😮😂, I don’t know your building regs for your region, but it’s obviously too late now, but you could’ve built your trades hanging off your side hall which means putting supporting framework inside the wall as low bearers to hang the metal work off of place your treads on, you could even got your guy. I think you said that does fabrication work metal work to make you a nice wrought iron staircase., which could be very thin to let the light go through, Lots of old vintage staircases made a wrought iron had holes going through the treads, it is just a thought, I have just moved my staircase, similar to what yours was in front of a doorway, my property which I converted few years ago is a old mill, I have put my lounge diner kitchen upstairs, then above me is my attic. It is huge 7 m x 12 m approximately, it would make a great room games room et cetera, I built a framework up in my attic so I could lift my staircase and rotate it, and that was what I’ve been doing over the last 4 to 5 weeks, I cannot finish it that moment probably will not be until end of January February, as I’ve just had operation on my left-hand right hand is due to be done, for C T S , But at least now I can walk into my lounge without a staircase being in the way in fact to say that it is made the lounge feel bigger, I’m now sitting here with my arm in a sling, in front of a cosy log fire, watching UA-cam oh, it’s your channel, keep up the great work look forward to seeing you build the kitchen cabinets, 😂, I now live in France,

Why not a spiral staircase where you sat at 24:30? The handrail at the top could be removable and have a removable pulley system to get things up and down.

Been following for awhile and subscribed, just received my Bourbon blade. Very well made if I were to change anything it would be to have the blade edged on all sides, not just the right side and tip. I’ve used the blade a few times now and find I’m flipping it over when using my left hand. As for your staircase please check out Pneumatic Attic floating staircase, I believe that’s the ticket for the Reno property. Can’t wait for the cabinets to be built! Cheers

Someone on a UK TV program built floating glass stairs. No idea what your code looks like over there, but if you want see through and light, that’s quite close to it.

Looks great. Exterior color is a bit one note though, could use some contrast color. I think I like the red brick fireplace better 😬. For the stairs, what about a spiral staircase or floating stairs?
I love everything EXCEPT the plate rail idea. I know its a cabin in the woods, but it looks modern on the inside. Adding the plate rail is just a little too "country bumpkin" to me. Oh, and I agree with the other comments, paint the fireplace black!
They do make space saving spiral staircases but that may be too narrow of an entry way. Of course, the kids will be the ones that usually stay upstairs so the tight clearance going up the stairs wouldn't really be an issue.

Yes, and I know plenty of women who definitely "wear the trousers" so either way it's appropriate. I'm a woman who lives alone in a one bedroom property, so it's just referred to as "the bedroom". If I had a second bedroom then the biggest of the two would still probably be referred to as the Master. Not quite sure what the fuss is about.
