@@darius.z with large master-plan communities there is the initial risk of lots of supply coming onto the market in the short-term. Although, if we look on the long-term the fact that it is located close to Downtown / Dubai Creek Harbour & is built by a great developer is a plus :)

80,000 v 100,000 is a 20% difference not 25%
(100,000 - 80,000)= 20,000
(20,000 / 80,000) = 0.25 or 25%
