I've always wanted a home here, but after you said you can't park your car in the driveway over night... I was like, "immediately, no..." I have 4 kids. There's no way we would ever have enough garage space. lol
Those Realtors are so happy because they're going to get a big fat check for basically doing nothing. And even if you buy one of those homes and you can afford it, you still have to wait in line at the parks like everybody else .....
Gorgeous home, but I didn't hear whether there were walking trails, dog parks, or other amenities to allow families to spend time outside nearby, without having to head over to Disney every time.
There are a bunch of parks scattered throughout, but idk if they're off leash dog parks. There's also several lakes and ponds, which I'd assume come with walking trails or the ability to walk near them.
If you're going to pay this much money just to be considered on Disney property, don't you think that they should include a membership to club 33 or at the very least a season pass every year? It's not like this would break the bank. Also even if you don't want to give these a way to everybody maybe if you express interest there could be a deep discount on one or both
Of course, there is no mention that you have zero privacy as you are full surrounded on all sides. The house is one of two in an "island" that has a road going all around it and houses on all sides so there is no yard to speak of. That beautiful balcony they showed was the "backyard". Let me step outside to see...my neighbor.

I know that if you're buying a house for that much money, you can afford to pay someone to maintain your pool, but even still, with the amount of bugs in Florida, I cannot understand why these million+ dollar houses almost never have pool cages.
I feel like to out of state buyers that typical sea of pool cages and mega subdivisions isn't as attractive in general or as expected as floridians are use to. Aesthetic over comfort especially if it isn't your primary Florida residence. :D
I find it so amusing for 35 years. I’ve lived here and there aren’t as many bugs as you think there are I mean come on I know of other states that are 10 times worse no we don’t hardly ever see flies. I can tell you that are there mosquitoes (not like swarming ones) every once in a while and I’m not exaggerating I’m telling you exactly what it is. we see you no more than any other state does. It’s just a huge exaggeration and no they’re not coming in your pool either.
Beautiful house. In looking at the floor plan and 3D tour - where is the 5th bedroom and full bath? There are only 4 marked out. 2 on the first floor, 1 on the upper floor, and then the casita.
Can you explain why the HOA fees are so high. So you don’t get any special benefits from living there. I thought I read, that you did get wrist bands for the park. Also that if you don’t like to cook, for a fee Disney would send someone to do this. Also they on the webpage. I read that with additional fees Disney house keeping will make your bed. Who takes care of the yards. Because at 8K a year for HOA fees. They best send a gardener over. Some of the most expensive dirt in Orlando is at Golden Oaks. I do believe that I read all this on Golden Oaks Realtor page.
My HOA fees are 15K a year, but we have a larger central amenities area than Golden Oak. 8K a year isn't going to pay for much really in a neighborhood like this.
Curious if you can negotiate to not have the furniture? Also, to make changes to the house would you need a Disney contractor? Thank you for the info and your.
In this case I’m sure we may have negotiated, but most times the seller don’t want to make arrangements to sell off the furniture. This particular house is under contract! You don’t need a Disney approved contractor. Any major exterior changes need to be approved though.
I was just wondering if you heard anything about Orlando Area 15 project being pushed ahead for 2024. The iconic Las Vegas project has said there 2nd location will be in Orlando BUT they still have not broke ground yet.
My mother has lived in Brooksville and I think she has taken pictures of 300 different species of moths that come on her back porch and like to land on the huge windows.
Finishing it up in 2 weeks. Been a PITA. I'll be glad it's over. Thought it'd be a 6 figure flip. I'll be lucky to make 25k after investing 11 months and 700k into the place. Live and learn. My past 4 have been flawless. Can't win em all

If you have to ask, you can't afford it... :) But here is the detailed answer from Ken and the team (as of 2020, no doubt higher now): There’s actually multiple fees associated with living in Golden Oak. Depending on where you live in the neighborhood. Here’s how it breaks down: - Everyone pays a yearly $6,600 homeowners assessment - Everyone is also required to join the Golden Oak Private Club at roughly $19,000 per year. - Those who live in Marceline, Kimball Trace, or Symphony Grove have a $4200 yearly maintenance fee. That covers all your lawn and exterior maintenance. This offers some pretty hands off living. - The Four Seasons Private Residences is the most expensive section of the neighborhood, but it also offers the most amenities. All in with the basic HOA, the Golden Oak Private Club fee, the Golf cart fee, and the Four Seasons Basic Service Fee, you’re looking at just over $40k/year.
What could the reasoning behind not parking in your driveway overnight be? I would be really interested to hear that. It's a gated community, so I can't imagine they are worried about theft. I honestly can't think of any logical reasoning.
It's supposed to be a more minimalist and clean look, but personally I find it creepy. Neighborhoods aren't meant to look so picturesque to the point of impracticality, because they're actual things you live in, not a collection of dollhouses.

The kitchen and bathrooms are a little dated in style, but overall a very pretty home in a lovely neighborhood. I do think they should reduce the rental stipulation to 30 days or more. That's a deal killer to me and still is. Florida is too dang hot to spend as much time as they want you to in this neighborhood.

You can see the golden oak houses from the fort wilderness campground. They have their own walk gate in/out.

They probably have rules that are strict about how you can enclose a pool, if you can at all.

Yeah, 8k is slim. HOA fees can run anywhere from 1k/year to 75k/yr here just depends on the neighborhood amenities.
