Ken this video was very educational that i watched it twice. I have lived in Orlando from the UK for 10 years and it has been very difficult building my foundations but now i have the opportunity to be employed at golden oak. I hope that my hard work pays off.

It has been a remarkable experience building it up, meeting the residents and working along side so many top artisans in the Orlando area! As the finish is nearing we all say to each other how we will miss it. Thank you for this video it was very informative, to be honest it would be a pleasure to say that you have and/or live in a house in Disney World. Pretty much everything else that Disney does the Golden Oak community is build to perfection. Hopefully they build another luxury neighbourhood similar to Golden Oak with the same top builders that they used before; seeing how Disney initially intended to construct 450 homes and reduced it to 300. Hopefully Disney reconsiders and builds the remaining 150 homes. 😃

Great deep dive Ken! Regarding the HOA and other fees, would you be able to do a similar video about Celebration? In looking around, it seems like they have various fees depending on where you live as well, making affordable looking condos and townhomes look not so much like a great deal.
It is a bit confusing and Celebration. You’re absolutely right. I know I did this breakdown in one of my videos in the past. I’ll have to dig in and look!
They go to nearby public and private schools in the county. Here's a list: Sunset Park Elementary: Grades PreK - 5 Distance: 7.3 miles Bridgewater Middle School: Grades 6 - 8 Distance 13.3 miles West Orange High School: Grades 9 - 12 Distance: 14.8 miles Windermere Preparatory Private School: Grades PreK - 12 Distance: 9 miles The First Academy: Grades PreK - 12 Distance: 15 miles I assume if they are that rich, they have someone shop and do the laundry for them. They aren't that far from either I believe. They are near Dr. Philips I believe which is a very nice area as well and has a lot of stuff.
Very groovy video Ken:, though one of the 1st statements in the video of what golden oak is essentially is contradicted by one of the last statements in the video. Without any hint of being facetious you said that you get a membership to club 33 if you buy a house there , at the end of the video you state that it is not true that you get a membership to club 33 if you buy a house there. There's an even MORE exclusive neighborhood around WDW, the one that wasn't disincorporated from Reedy Creek and nobody can buy a home in. FWIU selected Disney retirees who hold company stock are allowed to rent the homes there for well below market value and provide a group of "residents" all but guaranteed to vote the company line when RCID is legally required to hold a local election.

Beautiful homes but I could never live in Florida again full time. Too hot and too commercialized. This neighborhood would be a great second home for seasonal use or a vacation home. From what I heard from friends and family, typically only 30% of Golden Oak residents live there full-time. However, due to the pandemic, more than 50% live there full time now.
It’s so crazy how different life is for some people. I drive by some busted homes everyday. And I’m sure Ive never even driven by houses that nice. Glad to be somewhere in the middle. But maybe in my next life I’ll be rich!
Can you clarify about the Four Seasons Hotel - do people staying at the hotel have access to drive through the Golden Oaks neighborhoods, or are there interior gates to separate the Four Seasons Resort/Hotel and the homes?
Wow it’s actually a lot cheaper than I would have expected. Pretty comparable to the country clubs in palm beach. I would expect the resident age to skew lower though.
I've heard that Golden Oak residents can make reservations at Club 33. So that's not true? Or are they able to make reservations there without being members?
Do you think Universal would look into doing something similar and purchase property and build a community near Epic universe or in the aera near city walk.

It Amazes me how in the land of the free people are willing to let other people not only tell you but demand you do or dont do certain things to your home ive seen you tube videos where they demand keys to your house. Not to mention fees and fines . Its crazy
Now, Golden Oak is so restrictive, they even regulate how owners can decorate the interiors of their homes! If you have the extra $5,000,000+ and you like being told what you can and can't do with the interior decoration of your home and requiring HOA permission to redecorate, Golden Oaks is probably the ideal community for you!

I don't care where the house is, $30,000 every year is ridiculous. You just know that will increase in the future. If I am spending multi million of dollars for a house there, I would atleast expect the HOA fees to be included in the purchase price or a Club 33 lifetime membership. So why didnt't they design and build houses in there which are Victorian like in Cheery Tree lane or the Haunted Mansion (both styles)??

Any Rich folk out there want to adopt me, I do have many years experience as a personal assistant and currently take take of a Special Needs family and am on the verge of moving into an RV in a desert soon because I can not afford to buy or rent my own place.
Might just be misunderstood, as GO members, you have access to the concierge service and depending how nice they are feeling they can add as Many fast passes to your already purchased tickets. But as @kenpozek mentioned, club 33 members are different lol they get 16 tickets a year, which are unlimited fast passes / park hoppers for a day. as for front of line access on rides, that can only be achieved by purchasing the private guide, but even then some rides you just go to the fast pass line and others you actually do skip right to the front.
No you don’t get used to it, I lived there for 40 years and was so happy to get out. I maintain my annual pass and only go there from October to March.

How can the residents own the land? I read on Golden Oaks' site that the land (like all of Walt Disney World) will always be owned by Disney. Makes sense to me because it's part of Walt Disney World and if the home owners owned the land too, it would no longer be a Disney "property". It's the only way they would have control of the area. Please clarify this.
Disney still holds the "master deed" to the land. The master deed is the title that developers retain to their subdivisions. A declaration of condominium is an example.

The homes are beautiful but these are now the families that Disney is catering the park to. Gone are the days that an average family can afford to take their kids on a trip to DW. With pay per ride starting out at $18 per ride and the continuous raise in prices throughout the park ... not to mention the 2 night $6k Star Wars attraction. It also used to be that the suite in Cinderella's castle was by Invitation Only and they would pick a random family to stay - now it's only if you have enough cash. We were planning a trip but the way Disney treated "guests" now compared to Eiger is going down hill and we have decided to go to Universal who is doing extra things for their customers like Appreciation Days and adding amenities for "every" one ... not just the ones with $50k in disposable income a year for "vacation".
Disney's brand and image still aren't upmarket enough.They seem to be going for a once-in-a-lifetime strategy in contrast with Six Flags' one of being the day-trip/long weekend theme park (which requires many more parks located near-ish to major cities). As you point out that leaves a middle ground to Universal.
The houses look fantastic, but there doesn't seem to be that much of a community which is a big thing for me! Give me wi ter garden or celebration anyday of the week over golden oaks!

Most of the people that live there aren't Floridians. Aka people that were either born in Florida or spent many of there childhood years living in Florida.
Honestly doesn't look any nicer then some of the houses and neighborhoods I have in my own town. You can buy a house just outside of Disney for under 400k if you really want that. Cheaper even, if it's just for a vacation place.
@Ken Pozek- I doubt any Golden Oaks children go to government school. With incomes large enough to maintain a multimillion dollar home, the parents likely send the children to fine private schools.

Doubt Universal owns enough land. Plus, it wouldn't be able to get the semi-sovereign status of the Disney World properties.

That's completely untrue. There are no regulations for the interior of our homes.
Interior is incorrect. Exterior is 100% like hidden hills, however, they will start building modern-contemporary homes, soon.

It’s an outside realtor that has it for sale. Not all resale runs through Disney
