Your ability to also end the call with a tie-down and next step is excellent. I am assuming this is coming from a script that you have studied. May I ask where you or realtors in general obtain these resources? I am assuming from your brokerage or is this created yourself? I am not a realtor myself, but am curious
Thanks! Most brokerages provide scripts and there are a lot out there that are free for people to find. The ones I use are from the real estate coach I learned from when I got in the business. Agent's delivery of these scripts is ultimately what determines their success using them. I have invested a lot of time and money into learning how to communicate properly using tie-dows, repeating and affirming, mirroring and matching, ect with whoever to the point that when I'm speaking with that way it sounds more like a conversation and less like a script/robot and and at the same time I'm not thrown off by any objection they give me.

This poor guy was really confused and not updated at all about what was happening to his home, so of course he wasn’t giving definitive answers, or was being a little on the fence about everything... you handled this so well, and were being very lenient by listening and making sure he knew who she was and that you were working for him! At the very end of the call, he sounded very different from the beginning about working with you. Wow. Just wow.
So what I love about this video is that he started off trying to get her off the phone by saying how busy he really was and she was so smooth and not push to engage him to stay on the phone when he was trying to get off. Most likely due to his confusion that he was getting calls from agents not knowing why and then finding out "oh wow my house isn't even on the market". So that was really well done Lolda. Even though he is still sounding reluctant you still got the appointment scheduled. This was really helpful
I would have said: I can't imagine you abandoning the idea of your relocation to Texas just because your previous couldn't get it sold. I'd like to talk over options because I'm sure we can get you to Texas.
Great job at handling objections !The main thing is getting in the door! I have been a agent since 2002 and a broker since 2008 in Dallas. The market we are currently has low inventory,and if you have ran your comps prior to the appt you really can guarantee that the home will sell . The only home i have ever not sold is the one where the client would not listen to me in regards to their price and went with another agent and sold for the my recommended price. To me, it is dangerous when you keep saying "guaranteed" over and over. We are not supposed to make promises, because really, nothing is guaranteed in our business. If you don't manage to sell their place for some reason, they could actually file a complaint with the board and maybe even take legal action against you.
I wish she replied and expanded on this. I can't imagine that literally 10/10 houses are sold within the time frames they promise. Everything else is awesome and impressive however!

Confusing. He did not know his house was not for sale, but he is getting alot of calls from other agents telling him they could sell it. Which one is it?
His agent probably didn't tell him the listing expired and agents can see when a house expires so he has been getting calls from agents offering to help him sell.

Chris K I didn't. I am taking it slow. I actually applied for a phone customer service call center position that also includes making sales and getting commission. I will use that experience towards getting better at speaking on the phone and selling. I know my end goal is to become a real estate agent and do not mind taking as much time to get myself ready. Going to continue to read books and educate myself. Another factor in my decision is that I am dealing with a hip injury that may need surgery and I would prefer to have that sorted out before I am hustling.
at around the 7:30 mark, you appealed to your prior successes in saying "the 40 families that we helped". as a new agent, I can't appeal to prior successes without lying. what could i say instead? whats another effective rebuttal?

There are something that tells me that its a staged call. It keeps saying he is "really busy" and saying he doesn't know "whats going on" , Who says that over and over again?, after getting "6 or 7 calls today already"? So it took 7 calls for him to figure out it was off the market? No way. Why does he keep saying he is confused?

Much of the work is similar. I'm curious if you ended up closing this client? And did you end up selling his place? My questions for myself going into this industry are if I could gosuch a long periods in between getting paid. How often do you receive payment? How do you deal with that? Also on a regular basis, how often are you meeting people in the evenings and on weekends?
