Loida question I’ve always been hesitant to call expireds because I don’t know if they’ve gone over the hundred days on the market…. how do we know if they are not continuously in a contract with another agent for six months versus the 90 days can you elaborate?
Yea. Homeowners phone numbers will not be listed on the MLS. To get their numbers you need to have a service that provides them to you like Vulcan7, or you manually have to search for the info and try to find the phone numbers yourself by doing research.
I went to Dollar Tree and got a gazillion New Year cards, my stamps, stole some pens from the hotel I'm staying at, now awaiting midnight to see what land hits the market tonight
I say something along the lines of: Hey it’s Loida the realtor that just spoke to you a few minutes ago. Wanted to shoot you a quick video message so you can put a face to the name. I appreciate you chatting with me about your (property/home). I’m here to help if there’s anything I can do for you. Talk soon!

I don’t. If they don’t answer, I’ll just call back another time or try again the next day
