I really like this building. HOA is expensive, but most are. Consider how much you would pay for security, a gym membership, maintaining a pool, and maintenance for a house to this HOA, and suddenly it’s not so bad. If purchasing as an investment, maybe not as attractive, but as a home (or vacation home), it’s pretty nice.
As long as you are not required to valet park, I would consider Allure, as long as it was 10th floor or higher on the Strip side, or 20th floor or higher on the pool view side. The only negative I found was the small stacked washer and dryer.
The neighborhood should only improve with Resorts World opening. Hopefully someone will invest in the Lucky Dragon site next door and the surrounding area can be revitalized. Put in some walking bridges at the Sahara/Las Vegas Boulevard intersection and this site would be perfect!

Not bad until you tack on the HOA fee.
It's like you're having to pay rent and a mortgage for the same place. Makes for a bad investment.

I don't know why maybe it's a new code but but I keep seeing fire sprinklers out on patio's ? How can you have a smoke or use an electric grill ? And 550 a month is not bad I live in Florida it's average
That HOA fee reminds me of my sisters at the 88 in San Jose. Too much $$$.

Thanks Jack. I am a senior and probably should be in condo. Maintenance costs scare me off. I will probably stick with small house in family neighborhood.

I’m surprised at how popular these listings got. These are beautiful, and I strongly considered it before I bought my house, but that $550/mo hoa fee for a single bedroom scared me off.
Maybe $300-350/mo, $450-$500/mo for two bedroom, it makes sense. $850/mo is a tough sell on top of the $1400/mo mortgage, but if I was retired with a good retirement living here would be pretty cool. Thanks for the tour.
Tbh I think the nicest condo that isn’t insanely expensive is probably the Turnberry down the street, or maybe the Ogden downtown.
I think the one bedrooms were $350/mo with either of those HOAs last I checked.
For those looking for an investment property: don’t. Ive seen rental listings in down times that were cheaper than the mortgages on this place. so be careful.

balcony railings kinda scary maybe 12-18' higher or even enclosed child proof. presently a slip or a few drinks over you can go.

This property is located in a bad neighborhood. Drug addicts and homeless right outside.
