So much Cash, black money, no interest rate issues, off plan supply, speculation, get quick rich type flipping etc etc. Where on earth you see property prices & rents going up 40-50% year over year. It’s seems to be all about appreciation in dubai something we call speculation in North America. Good that you are talking about numbers and analyzing deals based on numbers and will take capital gain as a bonus.

yes, it is, I've heard it takes around 2-3 months to get that sorted out. But it's not common for tenants to not pay rent unless you're buying in a low income class areas like the international city
