California is very expensive to live, so it made sense for them to cohabitate with one another while they were grinding, trying to establish themselves in L.A after moving from Texas. Logistically and budget wise, it just made sense.

That is why I look at this channel as complementary because it provides a realistic view with a critical lens. Moreover, the properties are well known for still being in the market and Arvin has been doing this for quite a while. In other words, you go to Enes to watch the play and you come to Arvin to find out what happened behind the curtain. Excellent one-two for us!
What I personally dislike about all these modern homes is that they look like either Dentist/Doctors/corporate offices than homes. Or Museums. It's not cozy as a home. It's just a show-off piece to flaunt. Even if I was a Billionaire I would rather have a "cozy" giant log home mansion with big logs and stone and rooms designed to feel like a home. I am also not a person that would care to show off. I am more private. So why would I care about silly crap like overly done architecture that looks artificial.
That is not a common theme among modern homes, its a common theme on POORLY DESIGNED modern homes. Check out architect Marcio Kogan, that is modern and COZY. These concepts aren't mutually exclusive. Unfortunately, some architect have absolute SHIT taste.

I don’t like this house at all. I respect that it is a multi million dollar property. But it’s indoor and outdoor spaces seem very busy. The finishes are not anything that I would choose or would easily accept. It is a huge house and it does have very nice views, but the interior and the exterior composition to me are just a busy, busy mess.

I grew up in a huge, modern house slung off the side of a hill. While the view was spectacular, the property was no place to raise children. I’m lucky to be alive actually, as I rode my tricycle off a cliff one day. Other than scrapes and bruises I ended up alright, but I could have easily been killed. Children need a safe yard to play in.
I love Enes but every property he showcases has a smaller probability of being sold. They either sell for a massive discount, go to auction or just stay flat on the market. I wish him and the team the best.
I haven't heard of any property over 10 million that's sold for ask. The buyer pool for these are already small anyway so they're never going to fly off the shelf.

$139 million for what should have been priced at $34,995,000. I think they just spent to much and tried to cram in square footage and then decided to shoot for the moon. Unrelated, I sat next to a woman in a coffee shop who owns a business that maintains those living walls across the city, she said business is booming!
Was the furniture designed for a Dubai hotel? It reminds me of one I stayed in around 2010 or 2011, when the skyline was full of idle cranes and paused construction projects. We had the feeling there were more people working in the hotel than staying there. Everything was designed to look luxe....from a distance.

Enes is also a phenomenal presenter with attention to details…However, every design, taste, texture is subjective. Maybe those textures and colours were important to designers. But overall it’s interesting to watch your critique.

I have to say, my hackles were up when I first saw the thumbnail because it seems like you're mocking Enes, and their property walkthrough channel is one of my favorite things to watch on UA-cam. I was worried that you were hating on Enes himself, but after seeing that you're truly criticizing the architecture (and justifiably so) I feel so relieved. The front step was such a good point and I remember thinking the same thing when I saw this video. The Colorado Chateau V mansion they toured is my dream house, and while there were things I would change about it, I really hope there weren't any major architectural issues with it. 😅I look forward to seeing more of your videos!
I know someone who built a large, exquisite, luxury custom log home overlooking what is considered one of the most beautiful lakes in the United States. The house is spectacular. It's been on the market for 17 months. The problems with the property are that the entire 10-arce parcel is steeply sloped and the views of the lake are distant. He should have consulted Arvin before purchasing the property.
I came running here after watching Enes' tour. I agree with almost everything you said in your video. As I watched his video of this house, my first thought was this house is way too masculine. A woman was not thought of in this design. 1. How could my interior designer warm up this place? Area rugs and throw pillows will only go so far. 2. Although all rooms may not be shown in the tour, I thought there is no place for me to do my makeup. For 139M there should be a beauty shop where I can get my hair done, there is none of that. 3. The kitchen just makes me sad for cooking and the "chef's kitchen" is even worse. That is not a catering kitchen. 4. The marble wall in the primary bedroom is hideous! Why would I want something that looks like 2 skulls in my bedroom watching me as I sleep. I will say I am not a car person, but that car elevator is super cool and I love the lighted swings at the outdoor bar. BTW, as of September 2024, the house has been reduced to 119M.
Enes has his niche, his job is to make money and give listings exposure and possibly help with a sale, while giving his audience a tour of these lavish homes from the comfort of their homes. He isn’t in the business of critiquing investment value or imparting investment advice. That’s not his lane. He doesn’t speak to prospective buyers, that’s the agents job. He speaks to his audience, ie people who do not have the propensity to buy. He can be forgiven for coming across as in awe of the properties, that’s part of the reason he gets access. With that said, good work. I like your lane too, and as a luxury realtor myself, my thought process watching this was similar. I could see exactly why it hadn’t sold, and the seller in the video too gave me vibes of remorse and how relieved he’d be to get this thing off his neck. A lot of times, people that think they’re building for the super rich and that they’re impulsive and they have no idea just how detail orientated and knowledgeable these people can be. They forget that these potential buyers already live in extraordinary homes and have very refined tastes, and a very good eye for where corners have been cut, what the average price per sq/ft in the neighbourhood is, what sold for how much, etc. most of the buyers I’ve come across are not at all impulsive, they’re very calculating, and they can smell blood, they’ll low ball, and they don’t care if they lose the deal. We don’t come across lottery winners and other varieties of idiot very often.

Between the lack of privacy and frontage, the overall look being modern dated, being situated in between 1100 Bel Air Road, a lingering construction site, and 1250 Bel Air Road, this property is ridiculously overpriced. Will trade for between $65M and $75M. It is mind-boggling why established well-known agents keep taking on this listing at such a ridiculous price.

YES! That first step callout is 100% accurate. I see so many of these mansion tours with the absolute dumbest entry designs ever. Uneven step lengths, stepping stones over water/pebbles, etc. Why do these designers always want to inconvenience people on the way into their homes!?

Im no expert, but i also thought $139M was excessive. But what is asked is often different than what is actually paid. The $500M "The One" saw a price reduction to less than $300M. Thisn is still an outstanding home however.

I don't understand the exit price. There's literally remodeled/updated/luxurious ancient castles out there (in general) selling and or asking for around 30-50 million. Makes no sense, even with it's location.
How many of these million dollar homes built on a hill have had landslides, just look at the side of the hill, it does not have any thing to prevent the soil from becoming saturated with storm water, you need trees or some type of landscaping even then your still taking an enormous risk. Rule of thumb never buy any house with a hill behind or in front of the house and certainly never build on top of one.

I have 2.68 acres of which maybe 1 acre is flat. My neighbor has 2.5 acres all flat. It makes a big difference. More than twice as much buildings, parking, outdoor living space, parking without blocking anything etc...
As a private residence this is absurd, especially for all the flaws and and asking price. Turn it into a boutique luxury hotel, and you could maybe recoup any losses.
3.5 million for furniture...which they could have bought for a fraction of the price from a furniture shop and looked the same. That is too much money put into something that the new owner quite possibly will replace.
I agree with you on pretty much everything BUT when you have an expansive house like that you kind of want your family room a little more cozy for when you actually do spend time together. There’s so many other places to escape in the house otherwise.
For me the problem with the house is not the furniture or gold accents-I actually like the closets with their Emirates look. The problem is that the house is the typical unimaginative, cold, barney, minimalist modern style that everyone who is social climber is pretentiously trying to copy. There is no coziness or sense of proportion or originality. Everything is a generic right angle with large cold slabs of marble to accent it. This is paint by numbers architecture reduced to the least imaginative. Plus it is much too dark. It looks like a First class lounge or a hotel lobby or bar lounge. The whole effect is cold and off putting. This is not a home. Then there is the price...

Also yes, I believe they were offered something to have that conversation when they did the video tour review on the next door home. This is why I would pick my location myself and build my own home. If you're someone who can see the whole idea during design/engineering/building process, then it's better for you in the long run.

OMG. I’ve been watching Enes’ videos for a couple years and I thought while watching nearly every video that the houses are way over priced and totally poorly designed/furnished. I’m SO GLAD YT served your channel up to me. I’m definitely subscribing. Enes’ channel lost a lot of character by losing Mikey and the homes (and yachts) he’s showing these days are SO FREAKING gaudi. I recently looked on Zillow to see if some of his prominent houses ever sold….the ones that did sold for WAY WAY less than advertised….I’m going to watch every one of your videos. And I hope you get the audience he has because your perspective does a great job balancing what Enes claims on his channel.
At 0.54 you can see a square structure behind the house, which is covered in ivy and there’s many trucks and supplies on the roof. What is that building? Could be a reason no one wants that house. And at 14:57 you can see more. There’s a few sheds and large trucks and perhaps a garage. Those are permanent structures there. It looks like a storage lot. Wow! Can you find that address ? Black House? In LA? Nuts

I was laughing out loud at a lot of your comments. First time I saw this house reviewed by Enes, I thought it was repugnant. I'm a straight guy, but I thought this was over the top, but I couldn't figure out exactly why. I remember thinking, "$139 million? It seems overpriced at $50 million!" And then you said maybe $50 million! I also noticed the improved lighting you have on yourself. Nicely done.
I find Enes skips over small but important features again and again. He just rushes through everything all the time. To me his version of touring a house is always off putting

I like the opening view. The frontage size was concerning especially for cars etc. Color pallet for the kitchen was horrible. The view you critiqued had no identifiable kitchen elements. Ultimately this house is more of a high class luxury Hotel/Air BnB.
I actually love this house! I love the furniture, I love the views, I love the finishings, I love the ballroom/garage/vodka room/wine cellar/5 jacuzzis! I like that this is unique and has character. Enough with the all white/beige sterile mansions!
Arvin, yes, I want Mikey back!!! And, I agree with you about this property. You may not have seen the video Ryan Serhant did where they tour the chef's kitchen on the lower level off the ballroom. Also, the listing agent has said that he feels this place is for a European buyer. IMHO, this wouldn't even fetch $50 million at auction. Maybe $40. I'm guessing you don't feel that 869 Tione Rd is worth $185 million. It's not on the MLS. Just an exclusive listing.

I’ve been following Enez for a couple years now, and noticed a certain “sell-out mode” the larger their channel got. They have dubious sponsors, get paid to present the estate AND have tons of ads. I only don't understand two major things with these expensive properties, and that is the small hidden cheap elevators rather than a few nice large glass ones put in the middle of areas where the most traffic is expected. And, the other is the stairs, who would want to walk so many stairs in their own house? If you cheap out of the elevator, please install some of those electric stairs they use in malls, so I can have some fun, for god sake. But truly I would remove all the stairs and go with large round-shaped glass elevators that can house 15-20 people at once and that can also serve as a cigar room, so you can sit down or use it as a room sectioned out and can go around the house going from top to bottom.
For those of us who actually know real estate, a property of this caliber being on the market for a year is not at all surprising nor in any way shocking. Homes over $25 million tend to take, on average, one to two years to sell anyway. Homes over $50 million are two to three and these hundred million plus homes are so high in price that you’re literally looking for the upper 1% of the 1% so your already small pool of buyers is even smaller. This home sitting for 1-2 years on the market is not at all uncommon nor unusual. The only way I see it selling at auction is if the builder/developer is upside down and drowning in debt like Nile Niami was with The One - which WAS over $350 million MORE than this house. Or even Billionaire - which was $200 million and was quite a few years ago - the real estate market has changed since then.
People need to understand that Enes is TOURING houses, he’s not the owner or developer of these houses. I’ve been watching his channel since the beginning and I understand that his channel focuses on more unique and interesting houses. And in one of his videos he said that he quite being a realtor, so he is not selling but touring houses on UA-cam. If the house is not your taste or doesn’t sell, I don’t think you should blame Enes. Plus making a whole video about Enes house tours just so “ Mike can come back “ ! We don’t even know what happened between them, if they don’t want to address it they have the right. I grew up in a huge, modern house slung off the side of a hill. While the view was spectacular, the property was no place to raise children. I’m lucky to be alive actually, as I rode my tricycle off a cliff one day. Other than scrapes and bruises I ended up alright, but I could have easily been killed. Children need a safe yard to play in.

$139 million for what should have been priced at $34,995,000. I think they just spent to much and tried to cram in square footage and then decided to shoot for the moon. Unrelated, I sat next to a woman in a coffee shop who owns a business that maintains those living walls across the city, she said business is booming!

Was the furniture designed for a Dubai hotel? It reminds me of one I stayed in around 2010 or 2011, when the skyline was full of idle cranes and paused construction projects. We had the feeling there were more people working in the hotel than staying there. Everything was designed to look luxe....from a distance.
I like these critique videos. This property is a disaster for $140 million. I absolutely loathe the ugly furniture! This developer started the project 8 years ago when glossy white/black was in style. The house feels cold and opressing.

I have to say, my hackles were up when I first saw the thumbnail because it seems like you're mocking Enes, and their property walkthrough channel is one of my favorite things to watch on UA-cam. I was worried that you were hating on Enes himself, but after seeing that you're truly criticizing the architecture (and justifiably so) I feel so relieved. The front step was such a good point and I remember thinking the same thing when I saw this video. The Colorado Chateau V mansion they toured is my dream house, and while there were things I would change about it, I really hope there weren't any major architectural issues with it. 😅I look forward to seeing more of your videos!
The decor looks like a throwback to the 80’s. These homes look like old office suites. Crazy.
I know someone who built a large, exquisite, luxury custom log home overlooking what is considered one of the most beautiful lakes in the United States. The house is spectacular. It's been on the market for 17 months. The problems with the property are that the entire 10-arce parcel is steeply sloped and the views of the lake are distant. He should have consulted Arvin before purchasing the property.
I know Arvin focuses on high-end mansions, but could you imagine him doing a segment on regular folks' new construction/project homes?
I came running here after watching Enes' tour. I agree with almost everything you said in your video. As I watched his video of this house, my first thought was this house is way too masculine. A woman was not thought of in this design.
1. How could my interior designer warm up this place? Area rugs and throw pillows will only go so far.
2. Although all rooms may not be shown in the tour, I thought there is no place for me to do my makeup. For 139M there should be a beauty shop where I can get my hair done, there is none of that.
3. The kitchen just makes me sad for cooking and the "chef's kitchen" is even worse. That is not a catering kitchen.
4. The marble wall in the primary bedroom is hideous! Why would I want something that looks like 2 skulls in my bedroom watching me as I sleep.
I will say I am not a car person, but that car elevator is super cool and I love the lighted swings at the outdoor bar.
BTW, as of September 2024, the house has been reduced to 119M.

Enes has his niche, his job is to make money and give listings exposure and possibly help with a sale, while giving his audience a tour of these lavish homes from the comfort of their homes. He isn’t in the business of critiquing investment value or imparting investment advice. That’s not his lane. He doesn’t speak to prospective buyers, that’s the agents job. He speaks to his audience, ie people who do not have the propensity to buy. He can be forgiven for coming across as in awe of the properties, that’s part of the reason he gets access. With that said, good work. I like your lane too, and as a luxury realtor myself, my thought process watching this was similar. I could see exactly why it hadn’t sold, and the seller in the video too gave me vibes of remorse and how relieved he’d be to get this thing off his neck. A lot of times, people that think they’re building for the super rich and that they’re impulsive and they have no idea just how detail orientated and knowledgeable these people can be. They forget that these potential buyers already live in extraordinary homes and have very refined tastes, and a very good eye for where corners have been cut, what the average price per sq/ft in the neighbourhood is, what sold for how much, etc. most of the buyers I’ve come across are not at all impulsive, they’re very calculating, and they can smell blood, they’ll low ball, and they don’t care if they lose the deal. We don’t come across lottery winners and other varieties of idiot very often.
Completely agree, Arvin. Between the lack of privacy and frontage, the overall look being modern dated, being situated in between 1100 Bel Air Road, a lingering construction site, and 1250 Bel Air Road, this property is ridiculously overpriced. Will trade for between $65M and $75M. It is mind-boggling why established well-known agents keep taking on this listing at such a ridiculous price.
I'm surprised you didn't mention the cliff side drop on the infinity pool. No way would i let my kids swim in that...

YES! That first step callout is 100% accurate. I see so many of these mansion tours with the absolute dumbest entry designs ever. Uneven step lengths, stepping stones over water/pebbles, etc. Why do these designers always want to inconvenience people on the way into their homes!?

Im no expert, but i also thought $139M was excessive. But what is asked is often different than what is actually paid. The $500M "The One" saw a price reduction to less than $300M. Thisn is still an outstanding home however.

Agree with you about this house not being woman/wife or child friendly. I kept thinking how much I'd hate living in a place that cold and dark. And, I couldn't imagine having a kid there. 😮
I don't understand the exit price. There's literally remodeled/updated/luxurious ancient castles out there (in general) selling and or asking for around 30-50 million. Makes no sense, even with it's location.
How many of these million dollar homes built on a hill have had landslides, just look at the side of the hill, it does not have any thing to prevent the soil from becoming saturated with storm water, you need trees or some type of landscaping even then your still taking an enormous risk. Rule of thumb never buy any house with a hill behind or in front of the house and certainly never build on top of one.

I have 2.68 acres of which maybe 1 acre is flat. My neighbor has 2.5 acres all flat. It makes a big difference. More than twice as much buildings, parking, outdoor living space, parking without blocking anything etc...

For me the problem with the house is not the furniture or gold accents-I actually like the closets with their Emirates look. The problem is that the house is the typical unimaginative, cold, barney, minimalist modern style that everyone who is social climber is pretentiously trying to copy. There is no coziness or sense of proportion or originality. Everything is a generic right angle with large cold slabs of marble to accent it. This is paint by numbers architecture reduced to the least imaginative. Plus it is much too dark. It looks like a First class lounge or a hotel lobby or bar lounge. The whole effect is cold and off putting. This is not a home. Then there is the price...
Wow two "luxury home" right next to eachother that haven't sold 😮 This harsh reality of this is wild. Also yes, I believe they were offered something to have that conversation when they did the video tour review on the next door home. This is why I would pick my location myself and build my own home. If you're someone who can see the whole idea during design/engineering/building process, then it's better for you in the long run.

OMG. I’ve been watching Enes’ videos for a couple years and I thought while watching nearly every video that the houses are way over priced and totally poorly designed/furnished. I’m SO GLAD YT served your channel up to me. I’m definitely subscribing. Enes’ channel lost a lot of character by losing Mikey and the homes (and yachts) he’s showing these days are SO FREAKING gaudi. I recently looked on Zillow to see if some of his prominent houses ever sold….the ones that did sold for WAY WAY less than advertised….I’m going to watch every one of your videos. And I hope you get the audience he has because your perspective does a great job balancing what Enes claims on his channel.
At 0.54 you can see a square structure behind the house, which is covered in ivy and there’s many trucks and supplies on the roof. What is that building? Could be a reason no one wants that house. And at 14:57 you can see more. There’s a few sheds and large trucks and perhaps a garage. Those are permanent structures there. It looks like a storage lot. Wow! Can you find that address ? Black House? In LA? Nuts

I was laughing out loud at a lot of your comments. First time I saw this house reviewed by Enes, I thought it was repugnant. I'm a straight guy, but I thought this was over the top, but I couldn't figure out exactly why. I remember thinking, "$139 million? It seems overpriced at $50 million!" I agree, especially now that LA is overrun by derelicts. Whoever thinks downtown LA is a nice view has questionable aesthetics to my mind.

I like the opening view. The frontage size was concerning especially for cars etc. Color pallet for the kitchen was horrible. The view you critiqued had no identifiable kitchen elements. Ultimately this house is more of a high class luxury Hotel/Air BnB.

Arvin, yes, I want Mikey back!!! And, I agree with you about this property. You may not have seen the video Ryan Serhant did where they tour the chef's kitchen on the lower level off the ballroom. Also, the listing agent has said that he feels this place is for a European buyer. IMHO, this wouldn't even fetch $50 million at auction. Maybe $40.
I'm guessing you don't feel that 869 Tione Rd is worth $185 million. It's not on the MLS. Just an exclusive listing.

I only don't understand two major things with these expensive properties, and that is the small hidden cheap elevators rather than a few nice large glass ones put in the middle of areas where the most traffic is expected. And, the other is the stairs, who would want to walk so many stairs in their own house? If you cheap out of the elevator, please install some of those electric stairs they use in malls, so I can have some fun, for god sake. But truly I would remove all the stairs and go with large round-shaped glass elevators that can house 15-20 people at once and that can also serve as a cigar room, so you can sit down or use it as a room sectioned out and can go around the house going from top to bottom.
I agree with you. My home is only two stories, but it has a centrally located, commercial-size, 8,000-lb.-capacity elevator in it.
For those of us who actually know real estate, a property of this caliber being on the market for a year is not at all surprising nor in any way shocking. Homes over $25 million tend to take, on average, one to two years to sell anyway. Homes over $50 million are two to three and these hundred million plus homes are so high in price that you’re literally looking for the upper 1% of the 1% so your already small pool of buyers is even smaller. This home sitting for 1-2 years on the market is not at all uncommon nor unusual. The only way I see it selling at auction is if the builder/developer is upside down and drowning in debt like Nile Niami was with The One - which WAS over $350 million MORE than this house. Or even Billionaire - which was $200 million and was quite a few years ago - the real estate market has changed since then.
People need to understand that Enes is TOURING houses, he’s not the owner or developer of these houses. I’ve been watching his channel since the beginning and I understand that his channel focuses on more unique and interesting houses. And in one of his videos he said that he quite being a realtor, so he is not selling but touring houses on UA-cam. If the house is not your taste or doesn’t sell, I don’t think you should blame Enes. Plus making a whole video about Enes house tours just so “ Mike can come back “ ! We don’t even know what happened between them, if they don’t want to address it they have the right. Plus, Enes’ channel is called: ENES YILMEZER, not Enes and Mike, in my knowledge. Ah, I’m exhausted 🥱

What happens to houses that don't sell, even at auction?
I actually really like the interior and custom furniture. I know it's not what's in right now, but it makes it stand out and not look like every other LA mansion. The main flaw this property has, beside the price, is the tiny backyard. If it wasn't for that, and it was priced more reasonably, it'd be a 10/10 mansion.
