After seeing Enid do this shtick on a mega yacht, doing a completely superficial walkthrough, I was over his videos. He memorizes some bullet points on the topic and does a uninformed tour.
He is way better than that … if you actually study his work as a creator you will know immediately why he is #1 in at what he does .. and I respect that 💪🏽

@Slonge92 I'm sure he's paid handsomely to put a good spin on these properties, I'm pretty sure no one is going to have someone come bash their properties.
His business is to showcase properties that are for sale. It’s no different than a realtor putting an add in a home magazine. They are only going to highlight the best features of the home. Enes is basically an ad in video form instead of a print form.
It’s up to the potential buyers to do their homework.
It’s unfair to paint Him in a bad light.
This is quite interesting. Enes has a "show." It is entertainment. I never had the sense that he was appraising or supposed to be appraising the houses he shows. I'm surprised that anyone would be of the idea that Enes would, let alone should, give his opinion on what he might consider "flaws" of a house that he is paid to showcase. I've personally never seen a "flawless" house. I no more watch Enes' videos to find faults or flaws with houses than I go to Parade of Home tours to find faults or flaws. Nor have I ever had or expected the people showing the houses to be critical or give me their opinion of the faults and flaws of the homes.
It's actually quite refreshing to have a (real) perspective on these over hyped properties

He has stated in interviews that he gets paid for making these videos since he has so much demand from realtors trying to showcase the house. At the end of the day it’s his business to show the houses from a good perspective. Otherwise I’m sure he wouldn’t get access to or a demand to tour these house and his channel would fall. I’m sure anyone actually thinking of buying these houses will bring in their own realtors to show them the negatives but that’s not Enes’ job or niche.
The sad thing is most buyer agent don’t also say the negatives of the property and push their clients to purchase and actually also promote the property (have you ever bought a house?) because if no transaction happens no commission is ever made …. This is exactly why I really do believe what I’m doing is important work… 3rd party unbiased review

There is no perfect house unless you designed it or hired professionals to help conceptualize it to suit your specifications. Most developers might cut corners in design, amenities, materials, etc. hence overpriced!

@@ArvinHaddadOfficial There is nothing misleading about doing promoting job the way it's supposed to be done. People have eyes and can see for themselves what they are getting for their money. Hiding financial issues or structural ones would be rather misleading, but bashing property's interior design choices, or ceiling height is something no agent would do, since it's purely subjective, apart from being obvious. I'm yet to see a payed promotion that includes bashing of the promoted product. It's ridiculous. Which Enes' numbers confirm. You are building your channel on his name. Have been seen one time too many.
They gave this old house a facelift & priced it as if it was brand new! No wonder it never sold!

I agree you can’t use an unsold property as a comp and extremely over valued one too… if they are getting paid the should definitely disclose that this is a paid promotion… that would be fair to buyers so they know its biased

16 minutes flew by really fast, because we're learning so much. The Altman Brothers hyped this house a lot. You should critique their videos as being even more shameless hype.

I am not a fan of the Altman Brothers. They take hype to a nauseating level.
7:04 In a interview with Ryan Serhant in a video last year, Enes told that he's only touring houses that they are paid for to showcase, because they had many invites to showcase mansions and he would only show the best ones. Something like that. Just watch the video and you will see he already told he was being paid to showcase the houses.

What I hate about real estate agents is when they say, "I really like this." Who cares? Point out the selling features that make the home unique. The clients are the ones to say if they like something or not.
If the driveway is all down hill which would cause lots of water at your front door (or something like that)... Why not build drainage systems along the side of the driveway so the water can run down the hill??? Seems like a pretty easy architectural fix... But then again I'm no architect. A couple small drainage holes along the driveway should remove any unwanted water from reaching the front door.

Watching from France here, great content. I like your input on all the additional costs which is rarely mentioned in these kind of videos.
Regarding Enes, he’s gone a long way already and if I can remember well he was flipping houses in another state before that, and of course, he’s here to sell, so as long as it doesn’t get personal, it’s a good thing to “debunk” a lil bit when it’s too much sugarcoated. Giving people the right information is what makes the difference between a sale and a scam.

I actually like Enes' work as a sort of entree into various luxury markets, but also realize that he's more of a showman and salesman than professional auditor or critic. But that's why I'm so glad I found this channel as well, because it serves as a more informational and critical companion to that sort of "infotainment," and it's really revealing and fascinating to see such properties from a 20,000 foot (Enes) and more close-up view (here), respectively. Cheers on finding your own niche in this regard Arvin, I think you're doing a real public service by sharing your expertise this way.
Just came across your channel. I’ve been watching enes videos since they would just go to open houses with a go pro. The videos for the past couple of years definitely feel like paid advertisements for the homes they tour. It’s fine if they do that, but I agree with you about the transparency needed for his videos.

My favourite part is when developers make a fireplace with 2 side windows and hang the TV on the fireplace wall...but don't use a TV big enough to go out to the edges so you've got this TV hanging on the wall that looks like an afterthought.

Thanks for these videos Arvin! It has bugged the hell out of me that all these presenters never dare to utter a single negative word about a property. Just look at Top Gear when Clarkson, Hammond and May were presenters. It was the most popular TV show in the world at the time, and they bashed the crap out of numerous cars, luxury as well as reasonably priced cars. Dunno if they were paid or not but they still got to test the best and most expensive ones and they didn´t hold back. Their honest opinion about both the good and the bad was a big reason why people loved that show. Keep up the good work mate!

@ArvinHaddadOfficial I'm a recent viewer and subscriber. I've been a long time Enes subscriber and I'm loving your counterpoints to his videos. I love Enes, Mikey and the rest of their crew. But you've put words to the reasons why I've disliked many of the houses that they've toured.
Whether I just don't have the vocabulary or simply lack the real estate/architectural knowledge, you're verbalizing the feeling of why I haven't liked a number of their properties.
To respond to your question about Enes getting paid.... that's a tough one. Especially since he'll often have the realtors in the video, or "give a spcial thanks to so-and-so from XYZ agency for allowing us to tour this great property". I would be surprised if there wasn't at least some form of compensation going on. That being said, if you want to have more sources for more videos I understand needing to stay in the good books of those who can provide that for you.

I don’t like paying for high tech gadgets that perform a job I can do myself with almost no effort. When they inevitably malfunction there is no guarantee you will find a replacement. You also have the chore of replacing batteries, which are oh so good for the environment. I like how you call out the gimmicks Arvin.

Great Video. ... Yes, Enes had started doing UNOFFICIAL PAID PROMOTIONS since a while back: He has himself said (talking to Ryan Serhant) he now Only reviews properties if he is paid by the developer. So ofcourse, one has to take his property tours with a bucketfull of salt.

Your knowledge is priceless I am learning so much. Yes! No surprise the property isn't selling. The house gives off a health resort holiday vibe. With the increased rainfall in LA, the driveway is a hazard, pool area too. The construction and interior design, reminiscent of IKEA style, are not impressive, and sweet talk won't cut it at this price point. The excessive use of a remote for everything was amusing, especially when you mentioned it operates until it doesn't. Stairs, stairs, stairs. Using another unsold property to promote this one may not be wise unless a financial incentive is involved. Got paid 🤔

i was once addicted to Enes's videos,..but i am glad Arvin is waking people up too..we always need a balanced perspective and thank Arvin for bringing the critical thinking element into the pretentious world of modern architecture..
Never doubted that Enes received "production" credits from the Real Estate agents. I am ok with that since it's nice to see these homes. Along with fires, there is a known earthquake risk. With all this cement work, even in a minor quake it could cost thousands/millions to fix.I see a mudslide risk as well on this steep unprotected hillside property.

I like the focus on operating costs like fire insurance and the electronics that will break. I often wonder how practical these houses really are, beyond showing off how much money you have.

I love your content also because I'm obsessed with modern architecture and watch tours worldwide and there are alot of over priced mansions that don't even bring there A game on the build like this property I didn't even finish because I didn't like the ceiling heights and I think no linear air ducts 🤦♂️.

I think the house is crap. The rooms are small. The ceilings are low. Nothing in the home looks expensive. It looks like it was built on a budget or maybe it was built in the 60s going by design flaws. Idk but I really don't like this home.

I'm especially "sad" to see the lack of heart and creativity that goes into designing these houses, when there are many young, inspired people who would make wonders with those spaces. Many of them look so lifeless. And it's not even about the money, it's just about using the right shapes, forms, colors and combinations - it's about creating a place where you feel warm and embraced, a place that inspires you and satisfies your heart and soul, a place you never want to leave.

Los Angles has no soul. Many of the houses represent that.
So many of these houses are built on spec that they can't risk creativity - everything must be acceptable. If the homes were commissioned by anyone who had some ideas and style there would be fun quirks, personality, places for grandma, kids and dogs ...
Your the man Arvin, thank you for exposing these monstrosities for what they are. Many of these modern mega mansions all look the same and are ugly. I agree that the color pallets of this house is awful. If you keep this up Arvin you will be the most feared real estate reviewer on UA-cam. Developers will fear having you review there properties and will probably try to silence you legally but I hope note.

Not agree with 100% of your comments but in general I warching less and less Enes videos because it doesn't feel natural anymore. It has an absolute sales/ advertising video flair which I don't like anymore.
He hypes this overprices mantions. Some of them are really individual and showing something completely different but the rest is just overhyped. Especially if he does this Williams & Williams tours..terrible

It's funny that sometimes I see a 15-20mi house outside of LA for sale, in Hamptons for example with mind blowing halls, luxury everywhere, nothing looks cheap, futniture looks cozy yet fancy and you can see a family living htere but when you see these super expensive houses in LA everything looks uninspired and cheap as fk, I already got used to detect houses that were built just for a profit in mind, zero heart and houses that were built for a family to live in in mind. This one is a clear case of a house built with terrible cheap design choices just to sell to some rich dude from Asia or something thinking this is a good investment, it's NOT!

4:56 I think its good that the ceiling height is not too tall, whenver you have a super tall space it feels out of scale with the body and it loses coziness, which is not something you want on a house, wether its a 500k house or a 100 million dollar house. That being said, the finishes are mediocre to terrible, and the color palette is awful. It's much more important to have a contrast of textures than of color, like they did in this house combining whites with beiges and blacks. The ratio of black to whites is totally off, it feels like they didn't decide wether they want a light color palette or a dark one so they chose BOTH.
Late to this. Key point: people who are this rich usually have a house manager and staff to help run the household. The main service area in these homes seem like an afterthought. The kitchen is not properly vented and the private cook or spouse in the home will not appreciate that stupid remote open cabinetry- plus there is no space for prep. And where is the staff supposed to park when reporting to work for the day? The ceiling height feels weird oppressive, the flow of the house is disjointed and the views are mid, as you pointed out. Billionaires deserve better, and us peasants deserve better- these places are part of our built environment, and we get to see them every day!

As someone who's worked firsthand with one of these real estate touring UA-cam channels to advertise the property my parents are selling, I can 100% confirm that they are getting paid to do these videos. I will not disclose which channel did a tour of our property, but we had to pay $5,500 USD for the shoot. I will not be surprised if Enes charges even more than that due to the large amount of views and exposure he gets.

Editing is funny, but all this project overlooking is a worldwide problem in all home sizes. You triumph on calling out it ALSO happens at super rich level. Some things we catch while viewing Enes runs, but most are taste related, like for me external glasses must be all smoked for privacy and for sunlight sensitivity. Anyway, Enes objective is to prioritize the good, not the bad and the ugly....
