      Technically neither. It is the intracoastal waterway. In case you were wondering, the intracoastal waterway is a 3000 mile non-contiguous navigational “canal“ that uses both natural and man-made bodies of water all the way from Massachusetts to southern Florida. Originally there was going to be some thing called “the great loop“ which would connect, the entire eastern section of the country, do you have the Mississippi River, Great Lakes, St. Lawrence, and Hudson rivers to the current eastern seaboard only version of the intracoastal. The entire loop, never fully materialized, because focus in the US switched from canals to railroads during the time it was being developed. The more you know!

      Think about Trump's "home". He lives in an apartment next to the restaurant and public rest rooms. Strangers swim in his pool and play on the tennis courts. The fancy Post dining room again is used by strangers signing checks for dinner. What Billionaire would put up with that??? When he bought it for cheap (it was a White Elephant) he thought he had a bargain. but instead he was suckered. He was the only bidder. The maintenance is astronomical. He couldn't affor to live there as a real palm Beach mansion so he converted it to a recreational for profit club and deeded away the right to use it as a private home to the National Trust. forever!! It can't be sold as a private home now. Duh!

    I saw a video about this property some time ago, probably this one by Erik Conover. And just like back then, I still can’t get over the first major, fatal mistake: removing the beautiful, tall, dense hedge. With the hedge, this island was a true gem, a place to retreat, find peace, and stay hidden from prying eyes. With the hedge, even an old, beat-up Winnebago from the '80s and an inflatable kiddie pool would look amazing on that island, and everyone would say they’d love to spend time there. That’s how incredible the hedge was!!
    But without that incredible hedge, and instead with these "scrawny palm trees on training wheels," it’s just a shiny platter showcasing a fool with too much money and absolutely no taste to the world.

    FL resident here. The supports for the palms are only when they are newly planted. Those are Royal Palms, native to Cuba and S. Florida. They were probably just transplanted from a nursery, as they were bought mature. Those supports will only be there for a year so the root ball can get more accustomed to it's new home. They are probably gone by now. Hurricanes usually tip over oak and pine trees since there's more area for the wind to thrash around. After milton, my palms just look ratty, but none of them tipped over.

      Marble is not that expensive. Quartzite, a quarried stone (not artificial "quartz") is more expensive, interesting and doesn't stain and etch the way marbles does.

      Well, to be fair, what is the defining metric to decide who is poor? Is it income, disposable income or net worth? To keep it in context, the people that buy these types of properties are amongst the wealthiest on earth and even doctors seem poor in comparison! I mean, as stated, the person that bought the property purchased artwork at over $200 million! But, yes, it is a tasteless waste of space with no defining attributes or soul!

      I think that about 80% of these Mansions, they are usually bland, too minimal and not built to be cozy or inviting. Ardie Tavangarian seems to be the only architect who realised this and builds somewhat more natural.

      I don't use every room in my house, no clue what I'd do with something this big ... Homes are about family, and I don't want everyone in different wings cause we'd barely see each other. Defeats the purpose of a home.
      Guest house (or wing) would be sick, and I'd love a big backyard with a pool, but even if I had the money, unless it's for investment purposes, I just wouldn't want a really big house.

    Hey Arvin, I really love your videos because you bring a strong contrast to all the Enes Yilmazer, Erik Conover and Jason Matouk type real estate youtube channels.
    I would like to see you showing us some houses in the 5-15 million dollar range that are perfectly executed all around instead of mainly showing us houses that are flawfull.
    I do like those too, but more of a mix would be fantastic.

    They need to replant that hedge. I do not want the entirety of Palm Beach checking out when I'm swimming. And yes that bridge needs to raise.
    And WTF where is my bougainvillea!?!?! This is Florida!!!! Give me tropical flowers! As a former resident of the Conch Republic this is a gd fail, and I haven't even made it to the interior.
    I'm sorry but I basically grew up near some of the most beautiful historic properties, I want to be impressed. Instead I'm disappointed.
    Apologies for the add, but OMG that is the UGLIEST tub in the master bathroom.

    7:35 ….the flaw I spotted was the layout of the pool in relation to the dock. You’d have to take an unnecessary walk around the pool to access the home from the dock.

      I hate everything about this house. The interior is terrible, it has no connectivity, it has no privacy, the positioning on the lot is way to far back (look at that massive wasted space in the front law, and how small the backyard is!!), I hate the way the lot looks so unnatural (way to square shaped in my opinion, with bizarre landscaping) i can just imagine how much better this home could have been. This could have been an oasis. Just imagine if they kept the hedges or replaced them with some jungle type folliage (bananatrees, lower palms, and some bushes), either make a lap pool or pond like pool with more curves, have an outdoor landing area that looks towards your dock. I also feel it despirately needs a spa area with a jungle theme around it, with indoor outdoor flow.

      @@TayoAjayi thinking about it some more: its a tragedy this property doesnt have any kind of outdoor bar/kitchen area. You are basically on a lake, and have this massive pool, it seems like you'd want to have outdoor parties, but it lacks the functionality for it. Even if you dont have a party, it is still nice to be able to just get something at the pool bar, then having to dry off and go inside to get your drink.

    Arvin, I’m glad to know that I wasn’t the only one who found this rebuild underwhelming. I live in Palm Beach County south of here and have been by this house/lot via boat pre & post rebuild. When I saw the pictures after completion I was underwhelmed and as you said, a wasted opportunity to do something “magical” with this one of a kind property. Even in Palm Beach this property stands out for obvious reasons and I feel they didn’t do it justice at all. Keep up the great work!

    You mentioned a key word over and over that nails it. WASHED OUT! From the blinding concrete driveway, to the entire interior of the home, from the light wood cheap flooring, to the handrails on the stairs and every wall and piece of rent a center furnishings staged. There is zero warmth or coziness presented in the interior. A stone driveway would at least add some appeal to the entrance and also help regulate flooding from rainfall, there is so many missed opportunities with this property. The realtor mentioned key aspects about the buyer that makes him sound like Crown Prince MBS of Saudi.

    I have a client whom has a 12,000 sqft home in Hillsborough, CA, that’s situated on a picturesque one-acre lot with its own tennis court, all for just $20 million. Unlike this $150 million estate, his home offers not only exceptional value but also a more inviting and architecturally stunning living experience. It was even featured on the cover of California Homes (Nov/Dec 2023 issue), a testament to its design and appeal.
    For the price of the Florida property, one could own multiple beautiful homes, including his Hillsborough estate. While ultra-expensive homes might make headlines, I believe savvy buyers often recognize the appeal of investing in properties like his that offer luxury without excess, in one of the most sought-after locations in California.

    Great breakdown. For multi-millions of dollars absolutely NO CHARACTER!!!! Pick a theme, caribean, colonial and MATCH the theme inside with appropriate moldings, flooring, PAINT and STAGING FURNITURE!!! VERY BLAND and the master is choppy, bathrooms SMH. The mirrors OVER a window. I wouldn't buy a home worth 100's of thousands with that sloppines. Even the staging furniture is BLAND. And the Kitchen, WOW for multi millions and it's that small?     Although I think the value is insane, what people need to realize is that this is simply a place to park money, like the 150M vacant penthouses in NYC. With the increase in institutional money being relocated to SoFlo, it's an asset they can then leverage for other investments.

    The backup generator has walls on two sides and shrubs on two sides. Of course the shrubs are on the sides where the house and people are, and the walls on the sides facing the water and front yard. Completely backward for blocking the loud noise coming off of it.

    The developers probably thought the fact that it's on it's own island is more than enough to "name your price". That's probably why they chose to slack so much on the actual house. It's kinda like putting dentures on a supermodel. Maybe what's more likely is that they ran out of money making the acquisition prior to the rebuild. I bet they sold the hedges for extra buckets of white paint.

    Arvin is 100% right. Honestly, the developer could not have done a worst job. By the way, if you are a tennis player you know that this court does not work, no protection at all. The pool lacks charm. The house is horrible.

      Yes he has. First vid of this was even way before the rebuild. Then we had the previous one which your speaking of and now we have this one.. although he even says mostly the same for this house/place as the previous video he added a lot more and new things making the video feel like an update rather then just an re upload hence why I still enjoy and hope the vid will stay.

    It is not a gated community. Police occasionally drive up and down the road, but there is no gate that you have to pass through. The tender you showed requires about 3.5 feet of water, but the dock only has 3 feet of water in front of it. You can fit a center console boat there, but any boats with inboard motors won't be able to access the dock.

    By the way, the palm trees in Florida get staked up when they are newly planted, they eventually remove the stakes when the roots take over. Those are typical Royal Palms, however they did go cheap they are quite small and new.

    Arvin, I absolutely love your critic of all these videos. Someday, I would love for you to walk through (in person) these types of multi-million dollar properties and critic/trash talk the hell out of it right in front of the listing agent so badly that they cower in fear and hide from you, or they kick you off the property for disrespect. The truth hurts, and although you're disrespecting the already poor designed property, you're giving mad respect to potential (level headed) buyers who value your input. Keep it real man.

      Anything that can't traverse that bridge would come by water. Including fire & rescue. In coastal areas like that, the water acts as essentially another means of transport.

    The overall property is meh. Crazy to suggest a $200m house could be such a let down, but as Arvin so artfully broke down in this video a lot of missed opps and odd choices. And even the craftsmanship is weak. Look at the flashing over the balcony at the 24:26 mark. You can see the wood exposed underneath and it appears as if there is some damage to it even. For $218 million the house should be immaculate, no?

    This is a perfect example of how a 10 year old would build a mega mansion.
    Big island and views good, eliminate the privacy hedge. Make building classic and modern, but with none of the respective upsides and all of the downsides. Make it so white that you need sunglasses inside, but then limit the amount of windows. Rather than more windows and more pleasant colors. And don't buy some marble, buy the entire quarry and slap it everywhere. Also, more rooms is more better. Should it be a spa, cinema, bowling alley? Nope, grown ups need to sit. Make 10 rooms with seating and nothing else.

But just like a snake oil salesman, they're attempting to polish a turd for the audience because they know they'll get a small cut of a potential sale.     What was used as infill for the island? was it dredge material from the area of garbage from the city dump?
    I find it odd that the pool is lined up with the house but then t hey dont line up with the edge of the island. One end on the pool is a lot closer to the edge why ? Not even a rail in the closet to hand anything on? Interesting video 2x👍

      It was dredged from the surrounding waterway by the Army Corp of Engineers in the 1930's. They made Lake Worth into part of the intercoastal water way, for defense purposes. It's not from the "city dump".

    The Ice Maker & Pot Filler sold me on the full asking price. Add that smallish Single Door main Entrance to a ballroom sized open space in a 21,000sqft home (instead of 2 tall massive doors opening opposite directions, which are common in many homes even 5000sqft in LA) and I can't imagine or reimagine why
    This home didn't fetch over asking $250mil min. That home depot remodel is worth every penny?

    I swear, I've seen a better chandelier in a $500k home. Those looked atrocious for a $150 million home or any home. The entrance of the home from the bridge is fantastic, and the pool area is lovely. I would get rid of that ugly tennis court completely and make something else there. They definitely scammed someone into paying $150 million for that house.
