I’ve taken a deep dive into the Winter 2023 update and at first walk thru, I like it. I appreciate similar details you have mentioned, but the new larger list possibilities for amenities in each room is awesome! Yes, having quicker access to your listing with the Listing tab is great, but being able to view checkin info/guide as my guests is paramount. We’ll see what the weeks to come reveal about the update, but it’s looking good.

Recently I used your link to create my Airbnb listing in northeast Georgia and I wondered if you receive notifications when someone uses you link or not? I cannot tell from my end. Thanks for taking the time to make this video. . I use the Schlage encode and my PM system automatically changes the code and messages the guests. My pm system also has AI. I’m able to review the messages to approve how it’s sent but I have some automated AI answers to questions.
It seems like 90% of rentals in my area are "Guest Favorite" and that's what shows up on the search instead of Superhost. So now my Superhost doesn't set me apart. I'm not loving it personally.
smartlock rec that we got for Vermont house - "Eufy Security Video Smart Lock S330, Chime Included, 3-in-1 Camera+Doorbell+Fingerprint Keyless Entry,BHMA, WiFi Door Lock,App Remote Control,2K HD,Doorbell Camera,No Monthly Fee,SD Card Required" idk if it will pair with the app situation, but I've had great experiences with Eufy products for the past couple years and this smartlock is working well so far.
I use guesty for hosts because I have VRBO too and it generates the code and can send to either vrbo or airbnb. I have a yale smartlock 2 and I love them so pretty compared to schlage
I'm excited for the new features for sure. Thanks for sharing. ALSO the Schlage Encode Plus Door lock is great. Multiple codes (100) so you can store your own codes, codes for each cleaner, contractor, etc. And the notifications tell you who came and went and when? Of course that may be less beneficial with a camera. ALSO you can remotely unlock for your guest or contractor from the app on your phone. Sometimes notifications are delayed but overall we like it.
You are not alone. The organized photos is annoying, just not getting a quick feel for the entire home. Plus you’ve got to click on the different sections instead of next next next through. I get frustrated and move on 😅. ❤

Once you update the app and hit the listings tab and scroll down, under “description” you should see “design highlights”. At least that’s where it is on our app. 😊

@kristenandmichael I think with all the negative publicity towards air bnb, Brian is trying to do some damage control. Most areas have laws against short-term rental, and I don't think air bnb cares who breaks the law as long as they get their fee

Have to come in about what I’ve seen about cleaning get a really good vacuum and you don’t have to sweep the best way to do it
😮 I used to love a Dyson but it’s hard to find repair centers so think about that vacuuming is so much easier than sweeping

I haven’t gotten a booking since the new update…(it’s been about 3 weeks since my last booking). Do you think this is affecting listings?
