      I found this to be buggy. When I zeroed out the cleaning fee, the management fee disappeared. When I put the fee back and refreshed the page, I could see management fee again. Set the management fee, then remove the cleaning fee. Before I figured this out I called SuperHost support and they said I needed to fix tax information first. I did that, but I don't know if it mattered.

      You need to go to "Account" then "Professional hosting tools" and click on "Manage" to activate hosting tools and you will see the extra fees on your calendar.

      Same here, so I did a Google search and I read something that said it's only available for hosts that have 6 or more properties.

    Wow, the management fee is what they should've had years ago. I always used a cleaning fee as an incentive to book longer stays, but guests hate it unless your price is already really low.
    The extra guest fee is useless as a deterrent, and Airbnb doesn't help to collect it, but that review removal based on house rule violations is awesome!
    Also, it's worth mentioning that every time AirBnB does a platform update, your existing settings may change, so you really have to go through everything, because the changes are rarely if ever favorable to hosts.

    I am using Airbnb less and less. Prices gone up and a lot of hosts don’t update their listings and simply say the property is not available once guests try to book it.

    Great vid guys! I know that there are emails being sent to some hosts right now stating that they will be reimbursed for the short stay cleaning]g fee's that were missed. Apparently the major issue was for those who were using a PMS and the bug only affected them. So if you have the information from the stay where you guys missed out you may be able to reach out to airbnb and get a refund for that amount. That will be an expensive bug for them! haha.

    I would like to hear an update on how switching the cleaning fee to a management fee has affected your bookings. I followed this strategy and it took my nightly rate above my comps and I feel many people look at the nightly rate instead of the total cost of their stay. I may revisit the management fee strategy after the new year but I would love hear the impact if any others have experienced using it.

      Yes, I agree. Until most of the listings use this pricing strategy, early adopters will look as if our nightly rates are too high.

      I, too, would like an update on eliminating cleaning fees and adding the management fee. I only have one property but it seems like since I've eliminated cleaning fees and added management fees, I'm ranking lower in the algorithm. I'm not 100% sure, but that's my sense. You guys are pros and would better be able to evaluate based on your numerous listings. Thanks. This was a very helpful video.

    When I click on apartments I will get apartments I will get rooms and I will get something called place to stay and I've complained about that but they cannot fix it. Also when I've had a complaint I get handed off to a second person the third person a fourth person and perhaps the fourth of the fifth person fixes the problem. Also they refer to a person doing the hosting as a wonderful person when in fact they don't know that.

    9:30 what if you have a residue 1 and your property can hold 6, and when cleaning goes in for a flip and every bed was slept in and all dishes were dirty, could they be charged foe extra guests

    I prefer AirBnB instead of motels because I want a quiet environment for sleeping...not having a party start in the room above at midnight as can occur in moteles.

    Also check your category, I had to contact Airbnb to change mine and it took several days. It was very incorrect. Instant Booking I do not have turned on.

    The neverending fees with airbnb is why I have never booked the airbnb. I love hotels, predictable, clean, nice no diy decorating (yuck).

    As a guest of over 120 airbnbs (and never a host… not sure how this video popped up)- but I’d say that -when I see super low cleaning fees, I 100% don’t stay there at all. I hate when the cleaning fee is 300 cause I know they’re not paying the cleaners that- but at the same time- I absolutely don’t think twice to pass on the low fees (never seen free options but would feel the same)- I don’t want to feel like they’re skimping on the cleaning- which is already hard even when done “well”.

    If you have a two person accommodation, but one person books your space, do you charge an extra fee if they bring in another person?

      Our nightly rates assume max occupancy. In our opinion, they’re booking the entire house, not just a portion of it, regardless of how much of the house is “used” 😊

    I use the mobile phone and I've never seen a cleaning fee perhaps I need to check my bank account to see if anything was added on top of what they told me is the bottom line.

      We all band together and pressure Airbnb to stop making us the bad guys and just integrate the cleaning fee across the board. (not holding my breath on this, but worth a shot) We set it, but it get's applied like the management fee, for everyone's listing. No more of this toggle on-off the view on the search page. Even the management fee isn't a perfect option since our nightly rates for short stays will be significantly higher than those who have a line-item'ed cleaning fee, at least on the search page. We'll address this in depth in an upcoming video.

    If you put the "cleaning fee" as a "management fee", but the guest only books one night, you're essentially only getting a fraction of the fee (since it's broken down daily)....correct? Or, do you collect the same fee despite the number of nights booked? (example: 1 night = $100 management fee. 2 nights = $50 management fee per night.)

      You collect the same fee. The more nights booked, the more that fee gets spread across. So a single night will have a pretty high nightly rate

      Yes, so in effect the guests who are booking shorter stays because they need to watch their budgets probably won’t look at our listings if we use this strategy, because until everyone does, the nightly rate will appear to be too high. I wish Airbnb would just switch to one method or the other. We should all be displayed the same!

    When it comes to instant booking- when you ask questions as a form of pre screening, what happens if days go by and you never get a response from the guest? Do you take it as a red flag and try to get their reservation cancelled?

      I don’t. Often they don’t check for messages until just before they arrive.

      If you require a pre-booking message for instant book then they will have to say *something*, and it's very rare that they won't follow the prompt that we gave for the pre-booking message

      we have it on the calendar view, then pricing settings. I believe you may need to have multiple listings for this to show up.

    I don't want to hide a cleaning fee. Either you charge less or more. But a cleaning fee is a cleaning fee. I just don't charge that much

      It's been hit or miss with us. Sometimes reviews we think will be easy to remove don't get removed and vice versa. Frustrating, for sure!

      Placement looks a little different, and the glitch that happened to many hosts where it was automatically charged without the setting turned on was new.

    The price difference between renting from Airbnb and a hotel makes it not worth using Airbnb anymore. It's too expensive. We have to pay a "premium price", but we don't get a "premium service".

      Its a pro feature, you have to make sure you are in the Pro version or using a PMS system.

    So, you are trying to pull some charges on the very person is helping you make money. The cleaning fees, mgt fee, booking fee. What you are looking at in the long term is people being done with getting fees to death and go somewhere else. I do a lot of travel bookings, this is exactly what we are over when dealing with these tye of accommodation sites.

      The issue seems to be the guest perception of a line-itemed cleaning fee, but I think people forget that this is a business and we have to cover our costs. The money we pay our cleaner, along with all other operating expenses, needs to be considered when setting our rates. Whether or not that cleaning fee is line-itemed is not really important to us, as it will be considered in the overall rate set by the host regardless of how the total is presented to the guest.

      ​@@kyleeandstevenAnd that's why many people are choosing a hotel now. Hotels are being cheaper than airbnb and cleaning is included, many hotels include breakfast and use of others amenities like pool or gym.

    We stopped using Airbnb! Hotels are we more fair and customer service oriented. Too many misleading ads and no financial when proven.

    AirBnB's CEO looooves screwing over hosts in favor of guests or himself. He knows more guests are more profitable for him, so he gives no shits about throwing hosts under the bus.
