Yea but all the issues it has are only cosmetic, the big stuff has been done already, roof, hvac the things that need updating are things you can take your time with and it’s a lot of sqft and acreage for under 600k

Covington is too far away from major job centers in metro Atlanta unless you don't mind a 90 minute to two hour one way commute each day. The only plus to this location is it is not that far from Lake Oconee.
Why pay to have the trees removed when you can sell the trees for wood like they're going to do , bad location choice for the master bathroom , finishing basement amount about 15 / 20 thousand dollar ,

Next what is travel distance from Atlanta to Covington?
People want to live close to civilization. They are tired of food deserts. People don’t like having to drive so far to get to a farmers market. With all of the land you’d think that they would build additional farmers markets closer to where people are actually living. They continue to build unnecessary establishment instead of what people actually need. They are behind the times that far south. Some people plant gardens but not everyone does. They don’t want these places to grow so they don’t build what’s necessary. They want to go back in time & that’s a shame.

Also, I have rental property in the Mcdonough, Georgia area where Ola High School is one of the best schools in the district. People want access to hospitals, fine eateries, & much much more. They talk about it at the local Mexican restaurants & bars. There never is diversity in restaurants that far south. Lots of people have moved to Georgia from other places and they don’t want the same food. They want access to gyms, massage parlors, hair salons, etc. Southern Georgia needs to change with the times.
