  • It seems like sinking a room in relation to the rest of the home would be difficult in Xactimate, but it actually takes just a few clicks to move the room downward to create the "sunken" look!
    For even more fun, you can sink the room a few feet and then add a stair case going up to the higher level for a split floor plan style look.

    Would you develop a class showing how to create a multilevel floorplan -- typical split level. Stairs up half, two floors about 4-feet apart, garage under one and bedrooms above garage with living area and kitchen on the other?

    you should show HOW TO - do a partial sunken room. A lot of rooms have a walk-in area and then the room floor drops down approximately 8 inches. It's easy to do a whole room but takes little finesse to do a partial room with a different floor level in the middle of the room and keep the same ceiling height or type.

    I run into a ton of sunken living/family rooms, even multiple heights from one room to the next in my region. Often times these areas have more than one step down. When I draw such rooms with more than one step, I create sub rooms and each one is 6"-7" lower than the room before it. Just have to make sure the ceiling heights match if there are open walls in between.
