I’m hoping you won’t paint the fence but you’ll give it a stain with UV protection. It will look much more natural and fitting for a garden imo. The double glazing and central heating system will increase the value of the property. They are therefore investments as opposed to costs.
Covering up the light over each door is why it’s so dark in the stairwell. That’s a mistake. In winter it’s so gloomy. My house had that done and I hate it. You have to leave doors open to get any light.
Ahh just reminds me of last 5 years renovated a few apartments in Kyiv which had not even been decorated since Stalin was a wee boy lol 😂 Again more interesting content unlike msm ie BBC (Boring British Crap)

Love the videos my daughter worked for a bathroom company so being pedantic sinks are in kitchens basins in bathrooms. Otherwise all your channels are great.
Looking much better already. Outside has really lifted the kerb appeal back and front. As someone else said I’d go for a natural finish on the fence with some uv protection. Keeps the wood looking good and shouldn’t look as shabby in a few years. I’m crossing my fingers that you don’t paint every room grey too! It is great to see a neglected house get renovated and given a new lease of life. Looking forward to seeing it when it’s completed. 👍🏻
Interesting videos but you're not really showing a true picture of the costs I.e. re wire, plastering, plumbing. Also as you have family members doing the work for a substantially cheaper cost I think it's worth mentioning this so viewers are not mis led. This property, for a member of the public, is a minimum of £20k.
If memory serves me correctly you could have notched out the joist instead of drilling in the holes and believed the measurements to be no deeper than 0.125 times the depth of the joists :)

Agreed. I was going to write a similar comment. Tile to sink height, waterproof light coloured paint above. Less cost, less time, easier to replace/renew and, with the colour of tiles you have chosen, brighter. Not a criticism, just a lesson I learned on a couple of my btl's.
Matt, looking good. Can I suggest if you keep the wooden panels on the stairs, how about installing LED Strip lighting along the gaps, apart from giving light, it would be a feature & cheap to run.
Appreciate the update videos. A fair few changes to this house already. Will be an ideal rental for a family when complete and there is always someone willing to live in Lancashire even if it is grim up north 😉

Stairs, yes leave wood to the side -- nice feature to the staircase. Perfect use for the box cupboard in the smaller bedroom, personally I would box it in, couple of shelves on the right hand side, then a hanging pole one side to the other (never enough storage space in houses like these). Good to also see loads of electric sockets, again you can never have enough of these... really nicely coming together, 6 weeks it'll be finished - do a nice walk through when completed! well done Matt 👍
As Phil Spencer will tell you; Location, Location, Location. The 3 things you need to consider if you're looking for a serious profit from property. These cheap renters will bring an income. A cheap one. I've got 3 cheap renters in York (new build flats) & they earn me £1,500 per month for all 3 (after tax & agent fees). Not enough for a lay out of £510,000. The BIG money is in BIG property (unlike cars). Spend 4 £Million in the right area & you're looking at a post tax profit of £500,000 a year.

Interesting, construction is quite different from here in Eastern Canada. For instance I dont think anyone ever installed a water heating system in a house in the last 70 years. Only use I can think of in residential is glycol heating but thats for the driveway!
I've mentioned this before Matt, but I think vanity units are a mistake in a rental. If tenant doesn't wipe up after washing, these soon rot. Are you removing the glass over the doors for fire protection? Maybe replace with Georgian wired glass IIWY, so you still get the landing lit.

It's a quiet little place to be honest. Reno looking good so far. I know what you mean by it looks worse than it is - it's at the stage where all the hard work is done but you can't see most of it! Hi Matt. i do not agree with Headline, Cheap is an over used word and what you are doing I, not just in property, I do not consider "Cheap". Sensible I would say.
Garden looking great Matt. I know they're more expensive, but if you can fit chrome electrical fittings (sockets, switches, etc) you'll always get your money back, whether you intend to rent or sell. Lovely job Matt, and thanks for the updates 👍

Matt, invest in some weed matting between the path and the fence with the climbing plants, it saves a lot of work and makes the garden look neater for longer.
Great update and definitely keep the wooden side by staircase as it does add character I would not enjoy doing up properties as I find dealing with builders and trades man frustrating. I far more enjoy the process of flipping cars, yet as you demonstrate they both require similar skills as the process is not too different

Good effort so far. Just make sure the property is sufficiently secured when unoccupied. The new boiler, pipework and tools will be too tempting for some of society's ne'er-do-wells!
You are overspending doing things that dont need to be done youre not living there remember that tiling the bathroom another over indulgence planting things in the garden ridiculous in my 30 years as a landlord ive never known tennants who bother with the gardens i hope you are using youre own money and not the banks . any one getting into the letting game now needs there head looking at unless they have a huge pot of money sitting in the bank

I agree, hold fire on painting the fence. If you have to in the future, the Cuprinol Garden Shades range has worked well for us

yeah even with Dad's and mates rates would imagine around 3.5k (rads x8 boiler, piping, valves etc)

You could have saved yourself some money, a bathroom doesn't need tiling all over, you can buy good paint now. Are you going to insulate those pipes?
