Excellent advice! I have bought and sold many homes. Updating your home is one of the best things a seller can do. So many people do not bother to do that. Also, professionally cleaning your home will make it sparkle.
I think taking an offer before the deadline is very unprofessional and a lazy approach by the realtor. It happened to me the property sold before I even had the chance to fly into Charlotte to view it.
We 100% agree. We’ve had that happen to a lot of our clients. Come to find out our clients were planning to offer more than what it sold for in many cases.
Also, Shirley Cesar the legendary 11x Grammy winner listed her 8,700sqft home for only 1.5 Million in Raleigh,NC. Its immaculate and even has a Star Wars theme movie theater... she's Iconic, that home should be listed at 3.5-5million... they can make that a Tourist attraction.. they'll make 100k off that easily every year. I wish I had 1.5 Million
I expect to sell a 3BR 2BA starter home in the RTP area in the next little while, inside the “Silicon Circle” blue section. Kitchen and baths are upgraded but the house needs fresh interior paint, new carpet and maybe new window treatments. Should I do things like that before going on the market? A buyer’s choices might not be the same as mine. Any comments welcomed and love your channel!
Absolutely. Even though the buyer’s taste might not be exactly what you chose, there are certain paint colors and carpet/LVP that are modern and appealing to most anyone and will get the house sold for top dollar. A lot of realtors just want Quick Sales... Homeowners whom are selling, are leaving Thousands, 10s of thousands, in some cases 100k+ on the table. But fear no more, delta variant is going make homes go up more, as people pull homes off the market... then rent goes up another 15% easily in 1yr..
Renters have a limit. Median income single person making 50k a year - how are they supposed to afford rent as it keeps going up? I don't think older folks will appreciate having to have roommates. The govt free money won't last forever either.
@@sharkey80808 folks said the same in NY, California, Chicago, Boston, DC... as better jobs come into the city, and as lower income families get pushed out to the suburbs. Wealthier, and more established families move in. Once gas prices hit $4 folks will have less incentive to commute. It'll last another 6-7 years before the property tax crisis hits.. based on the 18yr real estate cycle, we're 12yrs off the 2009 financial lows. I'm projecting another peak by 2027-2028... folks will be buying up winnabegos and campers like crazy. Which ia why their stock ia over $70 bucks
@@cashrules520 I agree with some of your points, it's just that a lot of fundamentals seem out of line. I haven't seen people's actual incomes increase at the same pace with rental rates and home prices. People moving out of the larger metro areas looking for a cheaper place to live is causing upward pressures to smaller cities like Raleigh. I am only speaking from my personal experience, where my job has transitioned into a work from home situation. I started looking outside of my current overpriced city for a place to live, since it is now a viable option. Now that prices outside of my metro area is starting to catch up to where I currently live (LA), i have less incentive to move.
Clayton is a great area. Just look at everything on a map because Clayton is very spread out. But if you're working in Clayton and living anywhere in Clayton, you should be good.
Just saw one online yesterday that looked exactly like that. I don’t even think the agent bothered to turn all the lights on. Weeks on the market and still not selling.

Clayton is a great area. Just look at everything on a map because Clayton is very spread out. But if you're working in Clayton and living anywhere in Clayton, you should be good.
Bad photos - oh my god yes. If I see a home on Zillow with photos that are dark, with all their horrible junk in the photos, it's sickening.
It’s incredibly frustrating
It’s also frustrating showing up and the house looks nothing like the photos because they edited the bad out.
I love the photos that looked like they were taken on an old iphone with no consideration for angles. It's pretty wild.
