    I think some if it is agents delisting and relisting to hide the price cuts and time on market. You can trick zillow/redfin/etc by tweaking some of the data to make it look like a different listing. Have to dig to find the original listing sometimes.

      @@misterringer that’s a great idea! How many new listings are relisted at a lower price. I’ll have to dig into that one.

      @@EthanFlynn Yup! I see this all the time. When I look at houses I like I take a screen shot of it. Then when it comes off market and goes back online with price reduction or time on the market. I know what the original/days on market are. I see this a lot in new construction, it wild. Houses been on market for a month and then re-list shows 3 days on market. Don't get me started on the price manipulation. One day5-1OK price cut then a few days to a week later they increase the price and vis versa. Or even houses with sold signs in yard when I actually drive by look them up in the car while sitting out font of the house and its still an active listing. This are in middle TN subdivisions.

      I'm selling my builds/flips and 2 out of my 3 lists I've taken it down for a week and relisted at a lower price. I've very rarely done that in the past, and I have a hunch that could be the case for many other people as well. @ethanflynn

      I feel you. I don’t know that it will happen but some of these homes need 30% price cut to make sense.
      We have had 2 full years of no price growth.

      @@EthanFlynn it will happen..what goes up must come down..inflation since pre Covid 2020 is 20%+….national debt is skyrocketing..credit card debt is at an all time high and house to rent is half the price compared to the mortgage if you bought.
      Curious to see what the feds will do in the coming weeks..

      @@EthanFlynn also, your video last week, or maybe the week before, showing available houses on the market is higher than it was in 2019, yet prices remained high even though 30 year fixed is 6.1% - 6.5% at best

      @@ryantremblay8677 I'm not sure you realize what would have to happen for a 30% drop. 2008 even had many areas that weren't down that much. 30% is insane. I would expect it to be 10% at the max. But like Ethan said in his comment, if we keep having flat growth, that can almost start to function LIKE a price drop. Instead of 4 - 5% every year, we get 1% and inflation and wages have time to catch up.

    About the job market, we were thinking about upgrading to a bigger house since the mortgage rate is coming down, but now I’m not sure if I will still have a job next month so will not consider this move for the foreseeable future until job market gets better.

    If you are planning to move to Nashville metro in say 6-8 months,where do you see the prices/inventory going? I don’t see any really “special” or a deal but maybe I need to get in contact with someone who lives there

      Feel free to reach out. There are ways to get better than avg value but in terms of pricing, the more expensive you go the more competitive it seems. There are ebbs and flows but very little distress currently.

      @@EthanFlynn that’s something I’m wondering about also,maybe just buying a 4-600k house and spending the money to gut what we need for probably 200-250k or get something we can “deal with” for 750-875, or go ahead and spend probably 900k+ on something 85%-90% there. But like you say it gets more competitive in the higher end markets

      I’ve been getting the sense that the upper middle class is thriving and considering buying a second home, while the bottom third has completely given up on attempting to save up a down payment for their first home.
      Those who already owned were given lots of spending money each month by refinancing during the pandemic, while the bottom third didn’t get this benefit and has experienced far more inflation.

    I know that in Texas some of the big builders are giving great incentives for buying with them and especially giving some great rates (Lennar) BUT they are hiding these things so that they’re not showing in their sales price. Is this also happening in Nashville and the surrounding areas?
    Also I would love to see you do a little research into the Mount Juliet area.

      Yes prices are hiding the concessions on all homes. I've sold several of my builds/flips lately where I'm offering much more in concessions than I ever have before.

      Yes we bought through Lennar in columbia/spring hill and they hide the incentives they gave out. Paid closing costs and 4.25 interest rate for them to slightly mark up the price on the house to make it look like we paid more than we did.
