Great Video! I've used Avail since 2021 for two properties for rent collection and listing. It works for basic needs except for Accounting and Reporting needs. The reports are basic and required a lot of manual manipulation and time from me to get them ready for my tax preparer. I want something that considers the Schedule E form and can streamline income and expenses as well as prepare reports for tax and business purposes. I pay $15 a month to have my ACH deposited within 3 days and I'm sure it covers other things but overall Avail doesn't cover the full end-to-end process and will need to be paired with an Accounting/Reporting software for the Landlord to be able to analyze business month over month or year over year.

BEWARE ! The RentRedi interface is not secure!! Your personal information and your tenant's information is not secure! My landlord account was hacked only to learn that RentRedi allowed my bank information to be changed three times within a week without notifying me. Rents were collected in full, redirected and sent to a stranger. Ryan and Ed Barone have gone silent and have stopped communicating. I urge all users to evaluate your risks associated with this flimsy interface and absolutely use another system.

Hi Kendra. It looks like Avail let’s tenants change the rent amount/make partial payments and select when they wanted to post. Plus it lets them cancel payments that they’ve already marked to pay. What’s up with that is there a way to prevent that from happening?

Thanks for this great breakdown! When I was renting, my apartment charged me for debit/credit but not ACH. I actually prefer that and want to give my tenants atleast one free option.

I know someone who uses it and she likes it since it makes it easier for her to manage the high volume (300+) of units she has. Depends on your volume and what you really need. They have teirs, start at like $50/month plus add-ons all the way up to about $500/m for everything they offer.

Stessa does do banking and it’s the same bank the baselane has.
They also do all the rest. Leasing, screening etc.
