It depends on your particular state. I come from decades of working at the large, national and statewide Property Management organizations. I’ve managed apartment communities in WI, IL and MO. For example, When I worked in IL it was required that anyone leasing apartments needed a “leasing license” granted by the state. This was not a requirement in Missouri, nor is it a requirement in WI.

Tenants have rights and you have rules as a landlord to abide by. However I believe you don’t need the license in most cases if you are the property owner
LLC = limited liability "company", not "corporation" - although the limited liability company could be a corporation ... but that's not what LLC stands for. I'm surprised they got this wrong.

in NC and most states you do if you're managing for other people
