As a landlord, I'm leery about accepting rent through online methods. They could pay only a small portion of the rent and you have no way of rejecting it. Trying to evict them when they're only paying partial rent can drag out the eviction process.
Not sure I understand - if they don't pay full rent, there's a penalty that the tenant incurs. I would not be rejecting any payment of any amount, but short of it is, they would be breaching the contract terms. Eviction process and timeline depends on the state.

No one has mentioned the huge fact that you must provide your Routing and account number to someone you know nothing about. I've never had to do that before in that situation. In my world that crosses the line.

Thanks for watching! Avail can automatically *charge* the tenant, but doesn't collect automatically. If it could, then the tenant would've likely have set up ACH auto-withdraw through their bank and they wouldn't be late on rent in the first place since those rent withdraws happen automatically. 😀
You're able to pull reports (line items of all payments in this case) into an Excel spreadsheet to download, and then use in whatever other software you might have. That's all I've needed when it comes to getting to the right numbers for profit/loss.
How does this company make money with so many features? Also what are the ACH fee with free plan. I was not able to find this information on their website.
No ACH fees that I'm aware of. They make money on the paid plans. Free plans, while great, have a handful of inconvenient restrictions, and for the relatively low price of the paid plans, it's just easiest to go that route.
What are the software's built-in accounting features like? Does it offer a chart of accounts and custom reporting at all? Curious because that's a big thing for me and I saw these features on a DoorLoop demo. Wanted to explore other options before committing.
Hi Andy - no fees on when rent gets processed and wired to your bank. However, if you want the "FastPay" option, which just means the money gets transferred to your bank account in 1 day instead of 3, that requires the paid subscription.
Hi Ken - depends on what resources you're referring to. The lease agreements typically contain clauses in there that outline penalties and terms around eviction. If you're looking for how to handle that situation if it escalates, then you can refer to some of the articles that Avail posts, but ultimately you'd need to consult an attorney if you're wanting to start the eviction process.
I guess I should have been more specific. Ii was looking for (state specific) procedure. ie. pay or quit notice, or other templates. Thanks for responding. I have muddled my way through a lot of hard lessons. This year I hired a management company for one of my units after an extensive remodel. Not working out well at all. I get twice as many 5 am calls from my manager than I ever did from tenants. I still end up scheduling all the maintenance. $5 a month seems like a good deal to me. Tenant screening has been my downfall. Thanks again.
Can you just use this website to collect rent (already have a lease in place through my realtor but he doesn't manage the property)? Also, what if your tenants are roommates, can the rent be split, or multiple people who are on the lease pay rent separately?
Yes you can collect rent using a previously established rental agreement. If you are renting rooms just set your property in the website as an apartment even if it’s a single family home and set the rooms your roommates are renting as unit a, unit b, unit c… and so on
Hi Lester - it depends on the plan you get. The Unlimited Plus plan (as of the time of this comment) gives you Next-Day rent payments. This is the plan I have and usually goes through quickly once the tenant auto drafts the payment.

Tenant makes payment it takes 3 business days until they pull the money from his account and then another 3 business days until money lands in my account. So for February they made payment on the 6th. 3 days later is the 9th then they don't count business days so no deposit scheduled until Feb 14th - ELEVEN DAYS from when they initiated payment. Why are they sitting on our money so long?
Update: I've been on Avail for over 6 months an apparently about 2 months ago they did make a change to allow FAST Pay if you already pay the $5 per month fee. You have to press the fast pay button though. They can't do it automatically for some reasons. Will see how it goes next month. Thanks
Hi Tony - the platform provides its own rental agreement template, that, according to them, is verified by a lawyer with consideration of each state's laws and regulations. I'll then make some minor adjustments as needed to that template to adjust rental price, pet fees, deposit, and other stipulations I might want to include.
BEWARE! The RentRedi interface is not secure!! My landlord account was hacked only to learn that RentRedi allowed my bank information to be changed three times within a week without notifying me. Rents were collected in full, redirected and sent to a stranger. Ryan and Ed Barone have gone silent and have stopped communicating. I urge all users to evaluate your risks associated with this flimsy interface and use another system.

Hi AZ - yes, you can. It's one of the biggest reasons I went w/ Avail. And leases do contain state specific reqs / documents for tenants to sign.
