    I also see saying "I don't know" gives a feeling of a stoppage, like there is no continuing from that point. Versus, saying "let me find out", puts the feeling in the atmosphere of an enablement of being able to continue, rather than a brick wall.

      Perfect saying for a client. Instead of saying I dont know, you can say I am not sure but I will find it for you.

      Joshua Fluman exactly, if there is a perceived obstacle it is your job to solve that problem not to not know how to solve it and even worse not even able to find out how to solve because you simply don't know.

    I'm studying for my state exam in NJ . Relocated back from Southern California to North Jersey , which is home. I've made contact with a mentor an old friend and a family member in the business. So glad I've found your channel , I watch you and take notes in between studying the market and the books for retaining information and applying it to real life situations. I want to be ready to sell once I am licensed and have had a difficult time deciding what is most important to focus on and learn that a broker may or may not tell you. Keep up with the excellent work , thanks for your channel.

      I have a newborn Madison and honestly, it all boils down to you putting the work in. It is tough don't get me wrong, but there is always a way and it doesn't last forever! I HIGHLY recommend getting on the same page with your significant other and seeing what you guys can work out. Communication worked wonders for my wife and I because we know where balance is needed. you got this girl!

    Wow, same situation! 19 years as a freelance makeup artist and now have moved into real estate. I like the fact that the makeup career required me to hustle to find clients, do my own marketing and business transactions, and required exceptional people skills. I think all these are all important things when it comes to being a real estate agent.

    Great info. I'm used to saying "I think" because I don't want to sound too cocky, but you're right. It shows lack of confidence, and instead we should say based on the current market value. Thank you for this, really helped me.

    I was a real agent 7 years ago.. for only 90 days.. because I completely don't understand my job..I chose having a regular job for 7 years in a company and now I realized how dumb I am. .     I am an Early Childhood teacher but looking into trying real estate my step dad was a broker and I grew up despising real estate because I was always around it so much (silly me).     I just turned 24 and I sell cars and your videos are helping me. I went from being the top salesman at my store for 6 months in a row to not being able to catch my groove this month. And I’m frustrated because I know I’m better than this and I have dropped the ball by using some of these “No-no” statements/words. Anyway thanks for the re-fresher time to go kill it.

    To add to the exercise and learn more from the video. When talking too a client you might loose the sale if you push your deal too much, the deal might be amazing but if your throwing too many numbers and comparing sons it's not going work. You should exhaust all option's possible in order to correctly asses what they want.

    My mom picked an agent living in my grandpa’s neighborhood thinking since he lived there, he would try to sell the house well. WRONG, first flag was he listed the home and then went on vacation! Then he took pics on a crappy phone, we asked twice for professional photos bye he just took more phone photos from different angles 🤦🏼‍♀️ so we paid for our own photos. After a month no offers, so we asked for a showing, he said he didn’t do open houses!?!?! What?!? My mom made him do it. There was something wrong with the listing on Zillow and we asked him to fix it, and he said, “I don’t know how to do that sorry.” 🤦🏼‍♀️ so baddddd. So actually we asked someone else and they fixed it fast. There were many other issues. Like he couldn’t figure out the square feet and other stuff. He was like a retired agent with very little motivation to make sales. My mom managed the listing so much more than the actual agent. In the end, after closing, the agent had the audacity or ignorance to ask for a review. My mom said, sorry no way would I recommend you, I had to do all the work to get this sold.

    HI Brian, love coming back to your videos after a few months to get motivated. I love your script that you can help the sellers with an extensive marketing program that is different than other agents. Could you elaborate on what types of marketing systems you can deplore or is that more of a script to get the listing appointment. Thank you for spreading the knowledge and empowering all of us.

    I go door to door selling Fios. One thing I learned is to not ask yes or no questions. DONT DO THIS. It gives the customer too much control and sets you up for a big fat NO (or a yes in the case you were looking for a no). Only ask questions that will lead the customer to answer according to your preference.

    Great video!!! In customer service or sales positive language definitely makes a big difference. I have replaced “you should” with “it would be beneficial” to make my interactions more effective and people respond much better.

    you gotta think that new people will say some of these things by mistake. The nerves take over, or tunnel vision. Def good to do it once or twice then work on fixing it

    When someone tells me that I should do this it makes me cringe now. The little things in our language make such a big difference when we are talking to people its crazy. Now change that language people!

    So do you eventually give your commission before they decide to go with you because what if they keep asking after you’ve given your presentation. You have given your worth but then they ask now tell me what you charge? I guess if they still decide to go with the lowest commission, it would then be their lost not yours?

    Hi. You say don't just tell them how much thir home is worth in Tip #1 but what if they ask? What can you say to not look dodgy.

      we don't know because we haven't seen their house, so even that number we say would be an educated guess. Your safest bet to answer is give a range. "somewhere between 500-550, once we meet and i get a closer look in person, we can determine the exact price"

    1. I learned not to tell them the price upfront unless I have to on thumbtack because quick money Is not lasting money and I am not going to charge knicles and dimes. So I ask them if they want to schedule a date in time learned that in one of your videos.
    2. I don't do that.

    Don't say "let me see if I can't get that done', see if you CAN get it done. Also, when someone says Thank you - say You're Welcome, it was my pleasure, don't say 'No Problem'.
