    Beautiful property and I can picture either a cabin or a tent site overlooking that beaver pond. However, I am dubious about buying property without receiving a deed for it. Great price, too.

      You will get a solid deed to 43 acres and a quit claim to the other 43 acres. It is a good price for what it is.

    Land court title is what is needed, best done by seller

      Thanks Dave, seller is not interested in going through this process, he felt cost is not worth the reward. Dropped his price $15,000 to the new offering.

      He purchased a right of way which is shown on maps as Cookson Rd.

      It is possible but whoever that is has not done so since the 1800's.

    is the well water safe to drink ? how far is the well from power lines?

      The well has not been used in many years, it would need to be tested. Power is about 1/2 mile.

    If he was using the property and taking timber, what was the complaint about paying taxes?

      Not sure anyone was complaining about the taxes. Past owners were paying taxes on the additional 43 acres even though it was not part of the deed, that is why they felt they had an adverse claim to the additional 43 acres.

    Being in California, I am blown away at how cheap property is in Maine. That 43 acres is about the price of my garage! Now, can I convince my wife to retire early to a beaver pond in Maine--haha!

      I am right there with you--have lived 39 years in the Arizona desert, and I keep thinking I want to buy 2-3 acres in Northern Idaho or NW Montana, and land is so expensive there now. I have only been to Maine once, as a 12-year old on a family vacation, and I still remember how beautiful it was. This is sure making me think about buy land in Maine instead!

      You wouldn't like it here. It's cheap for a reason. We have 5 seasons and Summer is the shortest.

      One more question, how do you mainerds handle owning property and not being up there all the time? We are looking for our final resting pace (retirement home) but won't be building a small camp/house for another 4 years...is there locals that can keep watch on the property?
