Floor 2 is an open loft area with plenty of room for guests currently set up to sleep 6 in half of the 22
X 32 area. The other half is a hobby area that could be used for whatever you need the space to
be. The winding staircase and opening above the living area creates a feeling of a larger space.
The cabin is heated by an attractive and efficient Jotul wood stove. Water heating is done with an
LP gas water heater, housed outside the living space for additional safety. The cabin sets on a
compacted gravel pad and concrete pads.
LAND The lot surrounding the cabin is a 20 +/- acre surveyed site. This land is relatively flat with
elevations from 305 to 320 +/- FASL. Along the 700 feet of lake shore, this land has some older
growth hemlock and pine trees. When you get further from the water the land transitions into a
softwood and hardwood mix of early successional forest. Grouse and woodcock love the cover
provided by this forest type.

I think it’s because of many buyers and little inventory 🤷🏼♀️ Was thinking of purchasing soon, told by my realtor that because I can wait, not in a have to position of moving? Wait, things are going to slow down (pricing) when the pandemic becomes less prevalent with vaccines available to everyone, not just the limited as now. My reason to leave Florida had nada to do w escape from infection, I just despise Florida and not a beach type, def a snow/mountain/skiing/fireplace style. So yes, will wait it out. Beautiful property I cannot wait to go see maybe in fall!

That's top dollar for a property without a garage and back up generator, and the deck should be bigger and finished up to code.
The inside is unfinished! It needs flooring, *closets (all those open areas with cloths hanging 😧), cabinet doors, and obvious kitchen and bathroom updates and renovations. The 2nd floor isn't great (headroom issues) and needs to be completed too. They need a ceiling above the wood stove, to distribute the heat, so you won't die from the heat, up in the loft, in the Winter (when the heat rises). It also needs walls, flooring closet/storage areas, sky lights, and a deck off.of one end. (For a fire exit, air, light, and enjoying the view) And, the other end needs a bigger window for air circulation and light.
The layout is nice, and it has a lot of potential. It's just not worth top dollar, as it stands (unfinished).

Excellent video. Property looks great. Can you provide any info on the outlet into Junior Bay? Assuming only canoe accessible and I hear Beavers dam up the outlet. Does anyone clear those or responsible for clearing them? Also, any restrictions clearing trees down to the lake?
The property sold yesterday. The stream is mostly canoe access. You could work with IFW about removing beaver dams. Clearing within the shoreland zone is restricted and you would want to confer with the state before starting any major clearings. Thanks for wching.

With the water heater and pressure tank outside, how do you keep it from freezing in winter? Looking for all year round residence like this to move to.
The current owners only use this 3 seasons. For year round use modifications to heat this space would need to be done.

It IS nice, but you could possibly want a bit more (interior) in upgrades for a price over 400k? COVID-19 most definitely has been beneficial in real estate market. Very little inventory in spacious areas such as Maine. Any mountain areas are pretty much appreciated in value like no one anticipated. I know run down properties in Georgia (with gorgeous land as this) that a year ago were less than 100k, now asking over 200k with many receiving close to asking. Just have to be able to appreciate the situation from the realtors good fortune in this horrible time... Wait it out, it will decrease as the virus becomes less fluid in the highly populated regions, it’s already happening (buyers remorse for those that fled the city’s) & given enough time the prices will begin to reflect the actual value, not the amount due because of ability to sell at a price non reflective of worth. But those that can afford whatever they find in price? Congratulations, your purchase is beautiful! And to the realtors? Bravo! At least there is a positive for some economic areas during this time, when God closed many doors in highly populated cities? He opened breathtaking views from windows in Maine! 💯🥂💫🙋🏼♀️

prices are high because the outerstaters will purchase it thinking its a bargain.
Prices have increased because of supply and demand. Mainers are buying too and contributing to the gains in market value we are seeing.

Is the taxes $444 annual- is that the value of the property right now?... or, it's the calculation of the $425K if, it's sold for that price? ($425K).
In CA. the taxes are based in the price of the current owners-when they bought the property.
Maine does not allow spot assessing. If the valuation moves up because of an increase in market value this town has normally reduced the mil rate. They have few town services to pay for and the taxes have always been low here.
Maine mud and bug season is no fun but Maine is nice
One of the reasons Maine is quiet and has less populations.
The taxes are right but the price is a little steep. Beautiful cabin and surroundings.

Insulated yes, modifications in plumbing would be necessary for year round living but it could be done.
Could I rent that place for a week in late July? Owner Financing? Post And Beam costs so much money....most people don’t understand the value and the quality of all that timber.
It is not for rent and no owner financing available. Your right, most folks under estimate the cost of new construction.
Is it SIPS panels or did they stud the walls and put in rigid foam insulation in between the studs? What is the generator and specs? Does the generator come with the property?

Nice place. The price shocked me. I wasn't sure about everything you said because the music was louder than you. I've been looking in Maine for a few months. I don't want any place with association dues either.
Timber rights convey with this and most properties in Maine. There is a road owners association here that maintains the private road system that access this and other properties. Road dues are $250 per year.
This is why the eastcoast has lost the bird life. Stay wherever you are.

Real Estate is a difficult place to be come knowledgeable, each state requires a license. areas are different for buying and selling, Las Vegas the desert contrasted by the lakes of Maine and the land areas of difference and people. Dry cabins are mostly the same propane is not something you can brag about as a selling point, so 400,000 thousand dollars is unreal. 400,000 for 20 acres of property is also costly alot of psychological twilight zone stuff lolol panning for gold ! propane is sort of 20,000 dollar property, electricity? no ?
Thanks for watching but you will not find 20 acres of lakefront property for $20,000. Plan on spending $150,000 to $250,000 for the land. Then put in a well, septic and build a post and beam cabin. You won't do it for $400,000 today.
