Wow - Excellent numbers. Could be a cute little house. I can see a 1st time home buyer snatching it up. The yard is huge, nice lot and already fenced - score! I like that you put in upgrades that most landlords don't do, floors, counter tops, tile.
Taking a drop ceiling out of a condo and a commercial building - the local friendly scrapper neighbor came and took all the metal. I just had to dispose of the ceiling tiles. 😊
How do I learn how to do this kind of stuff? I want to follow you guys around and be your coffee getter, and wheel barrel pusher, and just learn. Last thing you need tho is more competition lol
@@SanbornConstructionGroup I hope people see that when you and your team fix these homes, you’re also helping the community out in big ways. Making an impact. My dream is to hopefully someday do something similar. It’s inspiring work.
@@SanbornConstructionGroup -- If you are 6 foot, this house seems to have low ceilings. I thought even in older homes the minimum ceiling height was 7 feet and this doesn't seem to go up much higher than the doorway.
@SanbornConstructionGroup ..I'm not joking, when I left Ontario 2 years ago.. someone was trying to rent an 8×10 shed in their backyard for 580$ a month. If you needed water or to cook food, or do laundry.. you had to go into the house. That's how bad our housing crisis is here.
I love it how you guys take a lot of pride in the houses you flip. Not just throwing in the cheapest crap possible.
Would love to see the same house once everything is done and then an update on the actual returns.

It’s definitely a solid deal and ideal for a first time home buyer! We believe doing those extra upgrades is just good business
You’re awesome! I’m in the area too just getting started. I’d love to see you finish this house! Please keep posting
Thank you I appreciate that!
Yes - I'd also like to see the after renovations. Before & After are always nice to see.
Lol the spooky cave music when you go into the basement. It really does look like something out of a creepypasta down there tho.
Nice to see an old house get a new life. How was the electrical and plumbing?
On this property, what would you charge, material and labor, to do this exact same rehab on this property? Thanks!!
Typically closer to 30-35k
you should include what the labor rates are going for as well
Attention to details!!

And about invest in property for section 8, this is yet is good investment in 2025 and beyond?
Yes!

Is there a reason you flip rather than build a portfolio? Would love to see a video on that.
At the end I explain that we typically brrrr
@@SanbornConstructionGroup yes, I write before you got to it. Even briefly was good.
Looking forward to the before and after
We have quite a few coming!
You do your own Hvac work?
Are those ceilings really low, or are you just really tall?
I’m not sure, I’m just over 6ft and my cameraman is 6’2. They seem normal to me lol

..man, people are renting 1 bedroom in a shared house for 1,000$ a month here in Nova Scotia! I'd be ALL over that for 1,000$ a month.
That’s insane!

How many of your workers are legal US citizens?
What cities do you flip/renovate in?
We’re basically anywhere within an hour of Meteo Detroit. Occasionally we go outside the area if it makes sense
25k? Seems like a great deal. I’m guessing it’s in Detroit
Watch to the end, not in Detroit! Not even near by
@@SanbornConstructionGroupI’d love to see before and after
He don't say where
@@patshen2000 right, that’s why I used the ?
Are these off market deals ?
Good grab 💯💯
Thanks! We’re picking up a couple right now in that same area 👀
I didn’t catch what area you got this in
This one is either mount Morris or Saginaw I can’t remember off the top of my head
$1000 month!!!??? I really need to move.
Midwest is a great area!
Why is this man wearing sun glasses in the house.... for the whole video...!?!?
They’re prescription. I need glasses to see and it was bright that day thus sunglasses 😂
Cool people wear sunglasses all the time. 😎
Why would anyone put a drop ceiling in that front room? What the hell?
SCORE! Who gets to keep the skateboard?
Good question. I definitely wouldn’t have but it was in too good of shape to justify touching it
@@SanbornConstructionGroup Oh come on, we need to see a few skateboard vids from you guys! LOL
Never sell only refi
I agree!
30 day turnover ain’t happening. Let’s see a vid proving that.
We do it all the time. They’re small houses 🤷🏻♂️
@@SanbornConstructionGroupI see other investors do timeline in days I’ve seen some in 2 weeks depending on how fussy they are. I believe you.
sell it at 80k.....???????????????????????? The house its MAX 40k wtf are you guys smoking
Comps in the neighborhood are 80k all day long
Doing an overlay? C'mon man...
No current leaks, no current issues, why tear off what I don’t need to 🤷🏻♂️
@@SanbornConstructionGroup why void the warranty on the new shingles? Why subject the house to the additional weight and heat?
30 days. 😂😂😂
I’ll show you exactly how it’s done in 30 days 🤷🏻♂️
