- Woodson's Reserve is a very well done master planned community located off HWY 99 in Spring Texas. This community has nicer amenities than nearly all of the other communities we have cover in all of Houston Texas. With multiple parks, playgrounds, fishing lakes, putt putt, workout facilities, schools in the neighborhood, hiking trails and amazing commercial shopping at the entrance to the community, Woodsons Reserve seems to check every box.
Spring Texas has seen a ton of growth along HWY 99 and it all centers around Woodsons Reserve. With a Walmart, HEB and Kroger all within a mile, the commercial amenities near this neighborhood are more robust than any other community we have toured. And you even have a movie theater at the front of the neighborhood.
Some neighborhoods have schools located within them. But Woodsons Reserve has 3 schools for kids of different ages all in the same neighborhood. This video dives into all of the details of the developer and all of the different options to build in Woodsons reserve.

“Not everybody wants to overpay for an outdated home”. That pretty much sums up the entire housing market in The Woodlands proper. It’s been that way since my family relocated to the area in 2019. And like many nice communities across the US, it’s gotten significantly worse since mid ~2020. With additional WFH options from my employer, we moved slightly north to WoodForest. We paid the post pandemic premium, but at least the home didn’t need a full gut and renovation on top of the price premium. The Woodsons Reserve community certainly looks nice as well.
I heard from a pilot that 7, 747s worth of people move here every single day.
Are you people really buying this stuff about Woodson's reserve being the best of the best in the area? lol It's nice, if you like cookie cutter neighborhoods really close together houses, but omg. I really got a kick out of this. Did the developers pay you pal?

I use to bike over there at the trails in 2019-2020 that area was really growing. Benders landing is one of my favorite neighbors out here
Nice location. One of the factors that keep us in The Woodlands (even though we have been thinking of downsizing) is the low property tax rate and no HOA.
What is the model name of that exquisite toll brothers model home? I simply cannot find it anywhere, but that courtyard is everything!
I think a mix of the smaller homes would have really made this viable. Showing us all what we can't afford, haha. Really nice neighborhood tho.
There are plenty of other nice neighborhoods on our channel with more approachable price points, go through our videos and check those out. This neighborhood just starts at a bit higher level

Hows the walkability of the area in terms of things like restaurants, grocery stores, pharmacies, trails etc
I live next to this neighborhood. Kids can walk to school and there are trails. There area few restaurants in the front of the neighborhood that you could bike or walk. You can't walk or bike to a grocery store or many other restaurants. Because the theater is on the other side of 99, you can't walk there.

what is 60 foot 70 foot ?? is 6K sq. ft. lot, or 60 squire living space?
All products in Houston are based on the width of the lot. So a 60ft lot would be 60ft wide with varying depths. If you have a 60ft foot lot, the home would typically be 50ft wide with a 5ft build line on each side.
Can you recommend another gated community in spring?
Unfortunately Property Taxes KILL most budgets.

Best thing to do is wait and be patient because a crash is potentially going to come in the economy
They’ve been saying that in Houston for 3 years and it keeps not happening… rates will come down next year and prices will go back up and it will be business as usual
@@livinginhtx There are reasons why Texas is shooting up price wise. Institutional investment firms forcing people to rent homes, Texas metropolitan areas being a bit safer than other states metropolitan areas (such as CA, OR, WA, IL, NY/NJ, PA, MA, etc.), strong tax system, good schools, safe communities, diversified job market and more.
@@livinginhtx But generally speaking I think the reason why house prices went up is because some people fell into "fear of missing out" sales tactics, massive money printing by the federal reserve during the pandemic, financial firms buying single family homes and more factors. Currently at the moment, the fed is trying to hike interest rates to tame core and nominal inflation to bring the cost of goods down. I live in Texas too myself btw.

You must not live there. Been there 5 years and I've been almost run over in crosswalks multiple times, cussed at and had things thrown at me out car windows while running, had our car stolen right out of our drive way. Worst place I have EVER lived, people are snotty and entitled and rude.
Rude people don't stop at the stop signs. It's infuriating! Been here since 2019. The new school has made it worse.
