Banks don't offer home loans to non permanent resident. This "just buy a house" narrative shows lack of understanding in how a bank/lender operates. It's not that simple.

Hey. You should buy not rent. If you can afford 45k per month then you can get a pretty good deal.
Foreigners need to pay 50% of the house price to secure a mortgage with the banks if you want to buy a house in SA. I was in the same situation myself and had to put down 50% upfront. Therefore it's not as simple as you may suggest.
@@_p45 I see. If I remember correctly, you also need to have permanent residency to buy property.
It would help him to live a little frugally for a few months to save up the down payment.
Why do people think buying property is that simple? You literally have to put down an x amount % which you do not have and sometimes the bank doesn't think you qualify for a loan that amount. I might afford R45,000 in rent but not have R1million to put down as down-payment.

I absolutely love South Africa visited recently considering moving there.
As South Africans we're in hell. Real estate companies are now catering to foreigners who come her with their dollars and pounds and we're slowly being pushed out. R45k for a townhouse in the outskirts of the north is crazy business. Many South Africans will wake up very late to this because y'all love international validation so much. The only accommodation a lot of us will be able to afford in the next few years is back in the hood.
I am a real estate professional. The expensive market, which would include this apartment, is not in high demand. So, this makes prices highly negotiable, and this is the case all over the country. So, the foreigners are not pushing anyone out, in both sales and rentals. The rental segment that is in high demand is R3000 to R7000, followed by the segment from R7000 to R12000. Foreigners are generally not interested in those segments. If they were, you would then have a reason to complain. As far as sales are concerned, the segment from R700 000 to R1,5 million is in high demand, followed by R1,5 million to R3 million. This apartment would cost in the region of R4 million. Not too expensive, but not in the high demand segment.

Also, would I be wrong to say that the high price point of R45k is one strategy to attract the USD, Pound and Euro tenants who don't necessarily feel the pinch like we do?
I am not sure if you know exactly where this property is. But I believe it's in the Sandton area, or not far from it.
I lived in Sunninghill, near Sandton for 14 years, and bought 2 townhouses there, which I later sold at a handsome profit. The prices were affordable, as well as prices in the surrounding suburbs of Paulsof and Fourways. However, prices in the Sandton CBC were high, especially in buildings with high finishes, like marble.
It's been years, since I sold my properties, but properties in the same area have only increased far less than the inflation for some time now. A number of factors, contribute to a house selling price or rental. So, when you negotiate you can get up to 20% discount or no discount at all. , It all depends on the demand and supply in the area, the economy, interest rate cycle, the finishes etc.
Developers always look at the property market like hawks. When the demand starts to exceed supply, they start new developments, and the prices go down or moderate. So, the property market will always go through ups and downs based on supply and demand, and other economic factors.
I don't believe in stopping other people from getting what they want (poverty mentality). I believe in increasing my capacity, and even helping others do the same, where I can.(wealth mentality). I like the guy's wealth mentality at the tender age of 22. He is getting ready to help other people become well-off like him. Instead of complaining, which is what many South Africans do, why don't you join his wealth club, by following the steps he"ll be sharing soon.
@@LieslJamesHowever, I do understand your concerns if you belong to +R3 million price category or +R12 000 rental category. That means you will be competing with the Dollar, Euro and Pound guys, and your complaints are valid. The majority of us are not bothered, because we are playing in the small stakes property game.

I would agree you can get more for your money in South Africa. The biggest problem however, is that it’s rare for most South Africans to afford that. Our basic salaries are waaaaaaay less than that of the UK. So that’s the difference.
I've heard! That’s why I recommend everyone here to learn a high income skill like remote sales, digital marketing so you can start earning in them pounds / dollars. Once you taste international currency, you can never go back 🤑

South Africans will support foreigners before their own. These guys have figured it out. It is easier to make it in SouthA than it is to make it in their own countries so they come here. In terms of the 90 day stay and you saying that you had to go to other counties to return afterwards to restart another 90 days, instead of going to Zambia or dubai could you not just pop in to neighbouring Namibia or Mozambique to make the interim periods cheaper for yourself???
You can't stay in any countries neighboring with South Africa if you want to renew for another 90 days

You will never get a property like that in the UK unless you buy the land, get it built according to your specs and be willing to pay 7 figures. Even if you buy a new build a fair distance from London, the build quality will not even come close.
