I would like to share my thoughts please don't get offended too much when people increase prices for you the reason is the western world have been told Africa is poor, Americans have sold their brand as the richest continent on earth so Ghanaians in particular believes an average American is rich than all Africans this is the story being sold to us which we have bought it. so immediately you say you are from the U.S they think you are so rich that you can afford anything and can buy anything. So as the western world believes all Africans are poor and lives in huts, we also believes the western world is rich and looks like heaven with milk and honey flowing for free! lol ..please i would advice don't go house hunting alone find a Ghanaian friend or counterpart who you trust or is your friend and let them bargain for you, i believe you will end up having the best affordable price and a very good place too.

Here in the US, the media either paints black as rich or poor, omitting the middle class. And they paint Africans poor mostly, or as two classes as well, the rich & poor.
The same I am from the UK - I've not been to Ghana but Ivory Coast and Egypt. My sister's husband is Ivorian so when we go shopping, we show what we want and he mostly bargains. Some places he says don't speak as they hear the accent the prices shoot up.
Real estate investments could be considered real deals and sure brings forth larger profits but as much requires a huge capital for a start

In Accra and I’m sure in Tema, people build very nice homes in the middle of lower income or poor neighborhoods because people bought cheap lands from poor families. What happens is that you stand out and become target for robbery. This even happens in the US when your income level or house is way above your neighbors. Please look for a place where the homes are all of similar value then you won’t stand out. Ghana has low crime rate but funny enough the person that will steal from you is the help you hire like the landscaper or electrician you hire to fix something. Good luck...
Great point @Dado Boye and you are totally right! You won't get robbed in the middle of the night by some stranger. It will be working hours by someone you invite into your space. I think the bars and security are for peace of mind as much as anything else. Great comment!

Cheri Watts...please don’t take my comment the wrong way. Most, and I would say overwhelming majority, house helps are happy for the job and will actually look out for your best interest and not steal a penny from you. I’m just making a comment that if in the rare instance that theft happens, lots of cases it’s someone who worked in your house. In any case if someone decides to get house help, they should do background search and take recommendations from Ghanaian friends. Try to meet the helper’s family and that will really help. Also, if you pay them well that certainly helps. House help is an African culture.
@@dadoboye1536 I don’t attract those types of experiences to me but it was still surprising to hear that. Often here in the US I feel like it’s the same way. Not necessarily a house help theft situation because most can’t afford it but often theft is an inside job IMHO.

Boys quarters are small houses built behind the main house, normally meant for the boys in the family. In my family in Nigeria, we moved into the boys quarters from age 12, once you are an adolecent, you would move in to the boys' quarters. I moved into the boys quarters at around 12 years. The purpose of the Boys' quarters is to make the male child be independent and learn to survive. It is not really meant for maids or house help.It is common in many African countries.

Boys quarters is actually a left over from colonial days where servents would stay, mainly males hence the drogatory term 'boys' when many were men. It is a term that should be done away with. I have never heard of Nigerian sons living in the boys quarters. My father built a house with a boys quarters where the driver, male cook and security lived. The female help stayed in the main house with us. However that was in the East of Nigeria. I dunno what they do up North.
Prepaid is better. You have more control on your electricity BECAUSE THE OTHER OPTION GIVES THE ELECTRIC COMPANY A CHOICE TO EVEN MANUALY DECIDE HOW MUCH YOU SHOULD PAY. Just insist on your PERSONAL ELECTRIC METER, do not share a meter else you could be paying for your co-users.
Yes - wait, there are shared meters? How on Earth can you regulate your part of the usage? That would be a total deal breaker... thanks for that comment @Keeping THE FAITH Alive, hopefully others will keep that in mind as they look for themselves.
@@ExpatLifeGhana Yes, some apartments in a single building/compound could share a single electric meter. You must always insist on a personal meter. The land can always make electric meter request from the electric company.
And the prepaid electricity can be bought on your mobile phone which makes it more convenient
If u stay in this house for a year for that amount if rent, you would have build your own for that amount. I hate it when people get greedy.

Many people are reluctant to buy because of the citizenship situation, please don't criticize people for renting. No one wants to awake one morning and be dispossessed because they don't have a Ghanaian birth certificate. Let these people acclimate in peace and share thier experience so those that follow don't make avoidable mistakes..

Because of the way i was raised, in St.Croix ... Land land land land is my first and main priority in going to Ghana. No house first, LAND FIRST. everything else is 2nd, 3rd and so on.

Our names are rich in family history and likely will not change. Curiously, so many people here use their 'Christian' or 'American' names... we actually wish they would use their Ghanaian names if they have them. 1. Your own family history. I have always thought this but as I’m not African American or Caribbean myself I didn’t want to make people feel awaked but the need to change their surname. I have only had this conversation with one person but they brought it up as they was telling my about a friend of theirs who had changed his family name.
2. I have a traditional Akan name, I don’t have a Christian name. As a British born and raised Ghanaian when I go to Ghana people always introduce themselves to me with their first name (Christan name). They assume I have one just because I was born and raised aboard. When I introduce myself they always seem confused or say ok then give me their traditional name.
I have to have grass, veggie plants and fruit trees. Flower hedges too. Loved the one with the coconut trees

I just started watching this one, so I'm yet to feel ya'll experience. Having said that, I hated dealing with agents while in Ghana. My recommendation: find a ladies' hair salon and go ask them for homes they knew were up for rent. They would play the agent's role, except there would be no fees!😁
Secondly, to avoid being duped, always pay with a crossed check or with a check in the landlord's name ( that's even if you're going to the bank with them). That would give you a trail to retrieve your money if they're fraudsters.

I was taught growing up always to cross a cheque (check) Very rarly do people in the UK use cheques now.
I was watching the video about househunting in Ghana and listening to your stories about being pulled over and the police in a wanting a bribe of pizza and small amounts of money and the roads being unpaved and electric bill being pay you go It started to sound like not such a great idea to move then I watched your children your children running back-and-forth free with no fear of white people or the police the clan or gangs and then going to seem perfect
. As a father of three children their well-being is very important to me and it is clear now why you chose to move to Ghana God bless you and your efforts and thanks for sharing

These are individuals who bought lands from disputes family lands, so please do generalised everything about Ghana land. People buying lands in Ghana has to do their research well so they don't fall into wrong hands. How many estates are in Ghana now, l mean new ones and people are buying them so do you also say they loose it when the lease runs out. 🙄🙄🙄🙄🙄. @@wealthywoman8234 A study conducted from October 2001 to March 2005 found that over half of the land dispute cases filed in Ghana involved intra-family disputes.
This includes “inheritance disputes between different sides of a family, amongst children of the deceased or between the widow and the children, unauthorised disposition of family land by an individual family member, and property
disputes between divorcees.”
The study also found that double sales or sales by someone without title to the land accounted for only about 13% of the land-dispute cases filed in Ghana.

You guys really impress me. The logistics of your move, closing one chapter, transition, opening a new one, has to be really, really daunting. You're obviously no spring chickens (I hope you understand the term), so the determination required, the focus on details, the financial discipline, the disruption of routine and order. My God, even when in my thirties, I may have balked. In Jamaica we have a parable, 'if you want good, you nose have to run'. Meaning, for you to advance, you have to beat hardships. I will be retiring in about 7 years and my wife and I would like to build a house in the Accra area to winter in (November through March). We have big extended families that would book the house when we are back in the States. How hard is it to attain property and what do you guys feel is the most secure way of building? Just found your channel and it has offered some real time insights.

It’s sad that most compounds in Accra concretized. This is also one of the reasons that cause floods after the rains. Rain can’t soak in the ground.

The reason for that concrete flooring is less maintenance and durability. The flooding issue has to do with lack of proper drainage system in public spaces consequence of improper physical planning by government.
Most newly built homes do have green environment along the fence.
@@Uncommonconversation7220 I agree with you that the problem of poor drainage systems across the country is one of the causes of the flooding, but concreting the ground is also a big part of the problem that is being ignored. We cannot prefer maintenance and comfort to safety and nature. We have to deal with it and educate people not to plaster their houses with concrete, and also the government has to promote open spaces and parks in urban areas. The speed of rainwater on plastered ground flowing through streets, just tiny clogged gutters flowing into nowhere is ridiculous
Yes, I agree that all was too much house. Chale, all that sweeping and dusting is a no go. That is a lot of extra security and whatnot as a renter. Where is everyone buying those $55k USD homes in Ghana at? Are those in compounds?

I was going to suggest community 19 and 20, but I see they aren't in your list. Regimmanuel Estates have gated communities there. It's a walking distance to food joints, fruits and veg sellers, pharmacy, a bakery....
The agent fee used to be 5% two years ago. The prepaid is a government policy to ward off defaulters. There's is an app (ECG Power) to reload your card. Please be mindful of flood prone areas. Sharpen your negotiating skills because they'll always smell $$$ on you. I wish you the best.

I love you guys. Yes, I agree with the comment to let the Ghanaian person you know to go first, take pics, get the prices then you show up later with the house you like. My choice is the great big house..I like a lot of room.
The internet thing is my only issue with Ghana. If i ever decide to move permanently there like you guys the internet is the deal breaker. It has to get better.

Brother, you gave this old Vietnam vet one hell of a flashback when you talked about barbed wire and broken glass placed on the top of fences to keep out crooks. In many Vietnamese villages and rural or isolated areas the more well off Vietnamese use to do the same thing.

Whenever I see bars & gates on windows & doors of a property always makes me nervous! This gives me the indication the community is DANGEROUS!😳
Another practice the west uses to keep black people away from Africa. Even fenceless communities experience crime. This is how houses are built in Africa and it is sensible to build this way. Let's not let the west dictate the norm

Tony and Ayo, nice video. You won’t have the choice to have post paid billing or prepaid for electricity. ECG is moving prepaid and will replace meters anyways. We have an app, ECG Power, you can use to top up your meter anytime from the comfort of your home for the smart meters. Tema has those kind of meters.

Hi Ayo and Tony, I wanted to suggest that since most of the homes you looked at did not have the green space you wanted for your children, you could suggest to the landlord, if you find a house you like, to tear out part of the paving to plant green grass. You never know- everything is relationships in Ghana.

You guys could have gotten either one of those houses for half the price. Take a person from Ghana with one one of you to speak the language. Let them speak for you. It's the American accent. give them a clip board and list what you want. don't talk much. use a thumbs up for a go ahead or wave no. The price will be very low when they believe a person from Ghana will be renting or buying. It's all a game. I love you guys. Yall are the greatest. Really. It's just a different style of doing things. God will bless you guys with a perfect place.
@L Crom - As we were looking for houses, we had a small area of interest where we wanted to be. That area has a higher demand because it's established. You could put those same houses in different communities around Tema and the price would be half, whether they hear an accent or not. Do remember, we are well established here in Ghana with family and friends and know the game quite well and thanks for the comment 😊!

I used three agents and only one showed my an furnished apartment, which I have not seen before. In most cases, I stopped the agents way before we arrived at the location :-)
The whole process took me three months. Finally, I ended up more than 3.500 USD/months two years in advance. However, it was a well maintained compound in Cantonment.
Tony, the reason the prices are all over the place is that, Ghana have no real estate policy or system. Everyone builds their homes even if it takes 20 years. Renting was a thing since people live in family houses for free...Yes for free!Is recently that second generation Ghanians from diaspora are coming home to build for sale . Also other foreign companies are moving to Ghana for real estate. The dollar real estate market is targeted to Ghanian diasporans and expats who doesn't want to go through the hassle of land to build and rely on the newly unregulated so called real estate market to build for them and is the same for renting. I have to say $850 to 1000 is the most cheapest I have seen personally quoted to diasporans like you. Wait till you find places in cantonment, East Legon area and the prices this idiots will quote for, you mind think you are renting Michael Jackson Neverland Ranch.Again, every Ghanian will say, it's cheaper to buy land and build from scratch if you find litigation free land to purchase. Good luck and don't let them give you 'Obroni Price '

I just watched a recent episode from 'Jasmine Ama's' channel. She was looking at neighborhoods from district 12 through 6, in Tema. The prices were amazingly reasonable for 1 bedroom apartment's so those same reasonable prices must exist for comfortable house's as well.

For a place that has endless supply of wood, we somehow have decided that tilling everywhere is the appealing thing. In my humble opinion, I think developers in Ghana should pay closer attention details. THERE IS A REASON WHY THE WEALTHY HIRE FOREIGN DEVELOPERS TO BUILD THEIR HOUSE, RESTAURANTS & HOTELS, sadly, the manual labour is always Ghanaian focused but the finishing touches are always done by foreigners. EVEN NANA KWAME BADIAKO TAKES THIS APPROACH. #we need to learn to do better ✊🏾.

It's actually much expensive to live in Tema than most parts of Accra. Cause Tema is more planned and developed than most places in Accra

Yes and yes @StylingNaturally - The windows open and you can get alarm systems at the mall... or order a generic one in the states and bring it with you (we packed one). The thing to remember is the power outages can impact your system and one that depends on internet can be unreliable.

First it is now government policy to roll out prepaid meters all over the country even public sector buildings are going that route. It easier in terms no need to chase defaulters.
Secondly most people find it easier in terms of maintenance to tile the compound plus the green grass attract frogs and little animals which in turn attract snakes not talk about have cut the grass now and then. This is the same reason that in rural areas, compounds are kept bare with no grass at all just the exposed soil which is swept every day.
Yaas @Snow Ball , the maintenance is something to consider. Great point. And yes, the prepaid just seems to be widespread, so people should be aware that is standard and bill pay is much harder to find. Thanks for that info!

Another great video, love it. Regarding internet connectivity, it doesn't really matter whether the house you are renting has a telephone line or not. Once you visit any of the teleco companies and request for at home internet service, they will fix a line for you at your house to get high speed internet. Last I checked, most of the telcos are switching to fibre broadband so the internet is super fast these days. Not to advertise for any telco company, but I have tried all of their services and the one that offers the best home fibre broadband internet is Vodafon. So once you settle on a house, I will recommend Vodafon unlimited internet as the most preferred choice.
Oh...forgot to tell you which house I liked the most. I liked house 4 the most, wish I could incorporate some details from house 1 to make it the prefect home for you guys. Nonetheless, wishing you the best as you continue house hunting, hope you find what you are looking for soon. Stay blessed.

Yes @willie talley, the bars are on everything. There is a high value on security and safety, but it is not indicative of rampant crime or danger, as is sometimes the case in the US. Great point though!

Even GhC2000 per month seems high. Do more checks. GhC1000-1500 per month is more within range to me. Actually is so cheap to build and AM SAD SEEING YOU PAY SO MUCH MONEY AWAY. GhC50,000 can build you a very nice 3-4 bedroom house. Land at new sites about GhC20,000 per plot AND YOU CAN START BUILDING.

House 2 or 4 are ok. But if you are looking for cheaper one, you have another option to ask for the real private owners of the house if there is any available apartment to be rent when you see any good house at the areas you prefer,and again you can ask the neighborhood how the situation in the area and the particular house before, finding house by agents are always very high.

Is there a reason why everything is tiled vs say wood floors? Just curious. I personally am not a fan of multiple types of ornate tiles in various parts of my home. Wondering if getting wood floors installed would be a problem. I would even be willing to go with concrete floors.
@Danni Sapp Mostly that is weather related with the humidity and proximity to the ocean. Also, it is a bit easier to keep clean. I do wish all the tile matched and wasn't a mash-up. Thanks for the comment!

They may have termite issues. I know that in the caribbean it's an issue which is why they use concrete or tiles.
I love that you went on the ground and did the search yourselves with local agents. I see some Black Americans coming back going on House Hunter International and renting houses that are 4000/3000 USD and am like what? You can get a good house for 1/4 that price.! Move out of the expat zone and live amongst the locals who are of the same income group as yourself - basically middle income or wealthy - and youll find local prices for such. And leave those are prices for the Mzungu expat. When you are coming back to settle you are no longer an expat.
