    Greetings Expat Life Ghana, first of all, thank you for showing those four locations. The prices in that area are not too far off the prices in the USA or the UK, I will properly visit Ghana in the future as I continue to search for a African country live out my retirement or senior years and Ghana is on the list, however the infrastructure concerns me at my age.. Your very hard work and commitment to your subscribes is very much appreciated and I look forward to seeing more properties if you have to time. If I choose Ghana, I will purchase outright. Thanks for sharing.

      Check out Rehoboth Properties, very affordable and good location with all modern amenities, it’s a well planned estate and a community on its own

    Another great clip. Thanks. Ghana’s housing market has never suffered a crash. The prices you see today will only go up in just a few years . People who could afford and bought properties at Trasacco valley when they started that development have almost doubled their money. The homes sell for close to double the asking price when that development started.

    Sound like New York City, location location location, my one bedroom cost 1.3 M, but I love my location and I love my building! Swimming pool, Terrace, Health club, concierge, courtyard, absolute Zero crime, it’s called battery Park city it is landfill from the original trade towers. Don’t forget the taxes and maintenance fees, $900,per month 💸

    Am from near by states from Texas u guys from its a big difference in house 🏠 market now I hv people like Christian relationships family live in Accra Ghana other cities i support we call communities they call villages its very expensive thgs now in Ghana smthg in government control its u guys are very knowledgeable business finance minded in Ghana on many things in Africa if America study its there no black write your tone depends on part of Africa u from Africa birth place of man its in Bible u guys be bless

    Great video. The global pandemic and non-Ghanaian expats relocating to Ghana has really affected real estate prices. A large portion of the properties are being financed and developed by Ghanaian expats living abroad. And many are under financial stress due to the economic uncertainties of the pandemic. The more expats relocating to Ghana bringing in dollars, and willing to prepay the annual rent or purchase property - the more the market increases in price.

      Most of of the houses are old fashioned, but great refurbishment potential. Will sell for more if refurbished. Here is your business opportunity

      If you want more modernized houses you either have to build them yourself or find them in estate areas and they would cost a lot of money

      @African Excellence Movement - They are in some of the most desirable neighborhoods in Tema. These houses can be fixed up but you're buying because of the neighborhood in these cases and thanks for the comment 😊!

    My opinion as a Ghanaian to anyone moving to Ghana is; firstly, once you moved to Ghana buy a land whether it’s full plot or half plot and start building your own house. It’s cheaper to build your own than renting or buying.

    What I wanted to know is that what if something goes wrong as far as needing a plumber or electrician how easy is it to get someone to come to your house for repairs and how is expensive is it to get things fixed

    Hi. Hope all is well. We made it a few months ago. So, I found a huge 8 bed/ 7 bath compound for $2500 ghs. A whole lot more on this journey. 🤣. I’m glad you like Tema.

    I get treated kinder and with respect from the people Young people in Ghana and also Tanzania, more than I could ever possibly get treated from the young people in the USA especially in New York City, they look at A 60 year old man and don’t even want to give me the time of day, but I am grateful, God has been good to me 🙏🏾🙏🏼

    During my visit in December, I was able to visit Ayi Mensah Park (impressed) and Madina area (the driver dropped me in the wrong area but it was nice). I wanted to see Lakeside Estates, the newer community. Also visited the PramPram/Ningo area while visiting the Ancestral Wall; beautiful area but so remote that I couldn't get an Uber back to Accra (could have had something to do with the holiday traffic though).

    I really enjoy your videos. I do have a suggestion, however, when it comes to house hunting in Ghana. Instead of just focusing on individual houses, some people might be more interested in apartments or townhouse developments. My wife and I have looked a a number of developments in and around Accra in the past year for a possible second home. There are relatively "affordable" ($150 - 200 K) developments like these in Accra suburbs like East Legon Hills, Oyarrifa, and Adenta as well as Tema Community 25.

    I'm looking into buying a home in the Kumasi region as a retirement/2nd home/vacation home for my mother. Better value for money there, especially since I want to keep my nice country home in the US. I was never a location location location person in the US, so it is good to know what prices are like in Tema, so I can avoid it. Thank you for all the information you provide on your channel.

    We have bought land to use for investments & planning to build our own home! We bought early. So yes, we saved lots of money! I'm like, dang the prices have gone way up! We will be Accra, Ghana. My husband is King in investing! So happy I have him in my side!!!! Lol 😆

      Lands in Ghana Accra is not cheap nor building materials and labour costs trust me. If you have the money just buy it saves u time and money for going to court and unnecessary bills too

      @@lindaofori3914 the problem with buying is you don't have much control over the end result. If you have a reliable team around you, you should be able to put something worth wearing, to borrow Ayo's phrase "like a badge of honor" for reasonably less than say $250k.

    Very interesting,houses are getting expensive in the area,travel to nearby Akosombo,a small town and the weather is beautifu,l clean, land is cheap and houses are cheap,next time at home in Ghana I will take you the,thanks for your showing.

      @Sampson Paintsil - There are certain parts of Tema that are very desirable making the housing price rise in those areas. Getting out farther away you will see less expensive housing and thanks for the comment 😊!

    Been following your videos and you guys are amazing. An alternative to Tema that you can look at is Oyibi to the East of Accra (Dodowa route), specifically KAZ Valley. Awesome Neighborhood. Enjoy your stay folks. Akwaaba

    I will definitely build my own in central region. Accra and it surrounding are too chaotic for my taste. I own 1bed apt in sakumono, is for layover and that is enough for me. I'm a central gal.

    $50.000 beautiful homes in Ghana that I saw are brand new estates in Kosovo. There are still 6 month rent places . I kept my place for 3 years and I pay every 6 months in kokrobite. I m from the US and I m looking at a home that $350,000 that would be worth 3 million in Bkly or Manhattan . It depends on where you go.

      @melissa Dotson - You must factor in location when thinking price for houses here in Ghana. New houses are built for less than what was shown in the video but they don't come with the desired location theses houses have in established communities and thanks for the comment 😊!

    You can buy the house and break everything on it down and build your own style, the price is all about location and the land, two most important factors. Water, electricity and telephones, Not common in most African countries.

    The problem with those prices is that most of our people cannot afford and don't have houses like that here in America, so these house are either tailored to the few blacks(in comparison to the majority) who can afford these houses, or other non black people eventually moving to Africa.

    Tema housing market does not represent the whole of Ghana. It’s a nice and “developed city” hence the high prices. Most of the houses being sold there belongs to “Old money” families who have no use anymore for the old houses built by their grandfather/father and hence the old fashioned and poor state of the houses on sale. But there are really beautiful houses in Tema costing way more than the prices shown in the video. My next door neighbour sold his house for $360,000 USD. If you consider other places not in places like Tema you can get many, many modestly priced houses. For example you can get a two bedroom apartment in a place called Kwabenyan for $50k usd

    These prices are definitely on the very high side. Those huge brand new Pram Pram beach houses are only $180K... I think the local property owners may be getting overzealous, or they really don't want to sell and prefer to rent. These may be the "make it worth my while prices".

I bought them chickens and ducks, only lays eggs but he don’t want to give up the other 15, I told him to send some to the butcher for a price he sold for at 20 Cedi each. The one that had chicks maybe will be some females! Whatever makes them happy, makes me happier!

    I've been in Ghana for 9 years - Tema is expensive to live. Other areas are much cheaper with comparable housing though the infrastructure is not as developed (mainly roads)

    Great video. Part of the lack of appeal that I’ve found after my recent visit is how there’s an expectation for everyone from ADOS to pay US prices without the US amenities including garbage/sewer/trash and reliable roads etc. it’s a bit unfortunate because many looking to build up Ghana and it’s infrastructure are turned off by those selling / renting homes that are 400% markup as a way to come up personally by those interested in migrating.

    Thank you for an insightful video. I am interested in off the grid living. A few acres away from prying eyes would be good. Have you seen any off the grid properties in your travels? Are secluded properties expensive? Do you see many solar panels on buildings? Best wishes.

    The standard of quality style and finishings of these homes are not supportive of the prices posted...going east...the housing stock there is more value for less money.

    I’m Ghanaian and the real estate market here is bonkers
    I mean the property owners are delusional but people are willing to pay those ridiculous amounts so I guess they are not delusional after all
    I wish the real estate bubble will burst so things can become affordable again

    We have a fire alarm just to answer one of your questions Our nearest fire station is in Accra and we leave in
    West Legon have no idea how to get in touch with them if I had a fire and I have been coming here since 1978

      @@ExpatLifeGhana For that price, these would be the very high end luxury mansions in Rwanda & Tanzania. Houses like that are going for $40-80k in Rwanda, and even cheaper in Tanzania. For that price is a very nice luxury house in Kenya at a gated community.

      I've too been doing some research and have found some very nice houses in Dar es Salaam.
      I'm not sure about the services however, but the ocean side homes are to die for! They are very reasonably priced as well.

    Could you please inform us where in Tema these houses are . Are they in community 1, 3, 8, 9, 10 etc as this would be helpful to identify how close to the centre of Tema, i.e. Community 1 these houses are and also their proximity to the Tema Motorway. Thanks.

As you know I am a regular viewer and what you are doing on your channel is great particularly for our kith and kin (diasporans) to know more about Ghana. I am in the UK right now and when this lockdown ends, i hope to be in GH either April/May or June. I have a property outside Tema (about 30 mins drive) in a gated community with great amenities including being a stones throw away from a police station. I would like to take you guys there to have a look at it as it will be on the market in 2 years. I am currently doing some renovation work on it in order to add quality to it and hope to complete these in 2022. I think it would be great for a returnee / diasporan. Thanks.

    So why dont they sort out the roads? I mean building houses and the expense of them. Like you said the house prices are going up all the time. Like Tony said location location, but it won't be so good if the roads are terrible.

    How is the bugs or roach situation in Ghana? Yes, there are in every country, in Houston where I live, they freaking fly. I have always made it a point not to live where the roaches are uncontrollable, since I left NY. Bugs in my home is a nono....is that an issue there?

    it seems like it's more expensive to be middle class and live well in ghana (services, amenities) than in the u.s. - for comparable homes, location, etc.

      That's what I'm starting to think too, other than medical care which seemed to be much more reasonable than the US for a very nice facility.
