- In this update of AidanEyewitness we go on a zig-zag journey around north Liverpool, stopping off at notable locations including the new Everton football stadium at Bramley-Moore Dock, the new tall building Patagonia Place under construction at Princes Dock, the Tobacco Warehouse by Stanley Dock, some developments along Leeds Street and Scotland Road, the site of the building on Scotland Road where Cilla Black lived, the Invisible Wind Factory music and arts venue, an impressive residential development under construction next to the Stanley Flight of Locks as well as - at the beginning and the end - my gigantic panoramic photo of North Liverpool from Everton Park.
The North Liverpool panorama was made using my iPhone 14. Using Photoshop, I merged 8 images captured in full zoom mode.

On the AidanEyewitness channel, I produce snapshots of the ongoing development of Liverpool, Manchester and connected cities, focusing especially on new construction, renovation and adaptation of heritage buildings, modern architecture in general, public transport infrastructure, future construction plans as well as questions of urban identity and the uniqueness of cities. I like to document the construction of buildings, taking images at regular intervals and merge them into timelapse sequences.
I’ve been interested in architecture and city development since I was a child. I was doing projects on Manchester architecture in primary school. From 1997 to 2005 I produced my website Eyewitness in Manchester which documented the reconstruction of the city after the IRA bomb in photos and words.
I’ve contributed photos and writing to books, magazines and newspapers. My AidanEyewitness channel is the latest chapter, I dream of a big audience and lots of success, but there is still a long way to go! I taught regeneration for many years and once took students to Everton and Eldonians on a field trip. Non Scouser but l hope with all my heart this takes off. Liverpool is one of the worlds great cities ( so is Manc incidentally) and it is fantastic to see it reborn
That’s very interesting. Yes I hope the regeneration gathers pace. Yes both Liverpool and Manchester are great cities. I’m lucky to live near both.
Liverpool always seems to lag behind other cities regarding redevelopment,look at other peel holding sites they are booming.Look at salford keys looks fantastic,also Glasgow waters is looking good i bet that's finished before Liverpool even gets started.

The new development by the Isle of Man ferry are called Mauritania, Aquitania By Romal who built the 2 existing building close by called Park central and Quay central, scheduled to be completed early 2026. The walkway from Alexander tower will be reinstated so you can walk from Everton’s new stadium to Otterspool.

Great video. I was reading about Eldon Grove a few months ago, here's to hoping someone takes initiative and something happens with it, will be such a shame if it's allowed to crumble past the point of rennovation.
Yes, I was shocked when I discovered it. It’s such a shame it is in such a bad state.
Mr Drone on U tube covers the new buildings (the steel frames) near the Isle of Man terminal. They will have names like Aquitantia, Mauritania, etc. The only reference to the maritime heritage, otherwise anytown buildings

I really hope Liverpool catches up with Manchester. Two lion cities building the north with so many jobs and residential options to look at.
I‘m not sure if Liverpool really needs to keep up with Manchester. Manchester is breaking records at the moment. But the rate of construction in Liverpool is too low, things need to pick up. Hopefully they will. Many thanks

@@JayEFC1969 it’s just lack of pace that’s all. Council is slow on developments whilst it’s drawing a bad image towards investors to even begin construction or the go-ahead.

I think the councillors on the Planning Committee just say yea or nay. It’s the developers and investors that make things happen

The steel skeleton of the new development adjacent the IOM Ferry terminal is the proposed West Waterloo Place which will feature three blocks of residential apartments named after famous ships.

Building Boom in Liverpool..?..I don't think so...go up the east lancs Rd.. and you'll see a building boom ..that city gets bigger every month

Thanks for the video. Its good the patagonia place, isle of man ferry terminal is being built and the stadium but the warehouse has had no work happening for well over a year. the apartments in the river end are very nice but no work on the other two third. So many stalled or delayed projects. The council planning meetings are just applications for shop conversions into flats etc. lots of new applications being submitted but then nothing is heard of them.

When youve got corrupt councillors and LCC involved in the planning, its no wonder some of these buildings dont exist or are half built.
A prime example being the failed/criminal development in Chinatown. No Chinese investors will touch Liverpool now but previously there was great hopes for Chinese money to build the Liverpool Waters project with a huge skyscraper on the land.
You’ve raised an important point there. Manchester’s building boom is being fuelled by Chinese investors. It’s a shame the Chinatown project fell through.
Hi there, really like your videos. There has been a demolition on Duke street near Slater street of an attractive older building. Maybe keep an eye on what happens to that sight in the future.

@@AidanEyewitness Cool. They have only appeared to demolish some of the building, while some of it has been left. I'm guessing the building was slightly too new to be listed, but I don't know why they left other bits of the building which look to be the same age. (I know it's attached to an older building nearest to Slater street, but I'm talking about the section they've left in-between that older building and the demolition.

They should at least have had plans ready but generally it takes ages to build new stations. Headbolt Lane took a lot of planning.
What are the major industries outside building in Liverpool?
The tobacco warehouse is developing at a snails pace sadly if not stalled entirely after the first phase completed a while back.
Westminister Park first stage finished around 9ish months ago I want to say and they said this month they will be starting the second stage now, but time will tell. Sourced owns both Westminister & Kingsway square and I wonder if they might be struggling with money.

we need a fuckin ICE RINK to compete with Manchester who are building a new ICE RINK next to the CHILL FACTOR with a 3000+ seating capacity for events such as ice hockey and other sporting events 🇬🇧

Excellent panoramic view. It seems that Liverpool doesn't quite have the economic support for development that Manchester has. I wonder what accounts for the difference?

HMG supports Manchester for sure - this capital of the North nonsense - or more like Westminster dividing and ruling setting one city against another. Liverpool's metro, Merseyrail, was built in the 70s, one third was cancelled as Thatcher came to power.
There is around 4 miles of tunnel and miles and miles of trackbed awaiting trains. In the meantime Manchester has had a whole city-wide tram network built that meshes in with commuter trains, and an airport station as well, while Liverpool gets the likes of edge of town stations like Headbolt Lane and Maghull Nth and the airport ignored. Zero in the city centre. The city centre Baltic station has even been put back a few years as well. Central Station is far too small needing expanding, but zero happening.
Install the infrastructure, especially transport, then it attracts private investment.
@@johnburns4017Well Liverpool did get Liverpool South Parkway with a frequent bus to the airport. Yes, all very good points. Liverpool was a railway pioneer - along with Manchester - but in the post war years, things haven't gone so well. :(

Liverpool South Parkway is an edge of town station. It is too far from the airport to say it is an airport station. That is pushing it.
Have Liverpool with an airport station with direct connections to all NW and NW towns, and Manchester, same with Ringway, the people in the NW will all benefit, as they will have greater choice and clearly served better. Airlines will be attracted to the NW.
There is a huge underground burrowing junction south of Central station which was to connect onto the Wapping tunnel to take trains to Huyton, St.Helens and Wigan and maybe to the north and south of the city. It is unused. Out of sight out of mind. Lays there. We have mayors who do not really know what the city has which could be operational with minimal outlay for the benefits.
The new 777 train can run on the wires to Wigan and Manchester and enter and expanded Central.
Apart from the 1970s when new short Merseyrail tunnels joined separate rail lines creating a metro, Liverpool has suffered rail-wise post WW2.
If the money of the failed Orsall Cord was spent in Liverpool, the city would have the vital Wapping Tunnel operational, making a big difference.

I‘ve never heard of that problem before. It’s in 4k, maybe that’s a factor. All videos are pre-checked by UA-cam’s software. Try playing it at HD quality instead of 4k?
How can they even contemplate demolishing that Eldon Grove site? It was by a factor of 10 the best looking buildings featured on this video.

Well done Aidan for presenting us with a well informed view of the progress that is taking place along Liverpool's dockland. But what is going to happen (if indeed they do materialise ) to these luxury apartments ? Will many of these abodes join the rest of them that have remained empty within our city for donkeys years ? As it is a very sensitive issue, I can understand why you didn't crop it up.

yes. once they reach a particular amount of rental pods, they will use bogus climate legislation to demolish the older homes. the future is all rental, no ownership. no private cars. no private homes and most importantly, no private farms.

These developers need to start from the city centre and then build outwards not plonking buildings all over the place.
Why? Don't you want derelict areas regenerated?
@@cmg1819 No i love all of these new buildings but lets face it the planning in this country is awful, start from the middle and work out ,this is a basic rule in planning that every one in the world uses but not here!
I think the choice of plots to building on is a decision for the investors - it's their money they are putting into it. Also there are fewer plots available right in the centre. The Pall Mall development is close to the centre, and it's just a stones throw from there to the new developments in progress a bit further north.
I thought they were going to knock Liverpool down & turn it into a car park serving Manchester West?
Well there were genuine plans to knock down the Albert Dock, fill it in and turn it into a car park but that didn’t happen!
Think those Torus apartments are rent only - a great way to suck money out of an economy.
There are lots of rental projects as well as buy, in Manchester too. There is a demand, they are catering for it, for better or for worse.

I don't see Liverpool taking off like Manchester. Even the refurbished docks have weeds and no atmosphere.
The people there aren't dynamic.
Before the regeneration there was dereliction in Manchester, weeds and graffiti too, where the Deansgate Square towers are now.
