Blessings on the beautiful new home!!! The tips are great and spot on. From my own personal experience when purchasing our 1st home with FHA loan we had private mortgage insurance(PMI) and was informed it will only be for 7 yrs or until the home gains 20% of equity before the 7yr mark. Well our home reached the 20% equity in our 3rd yr and when I contacted the lender to inform them I was then told per our mortgage document our PMI is for 7yrs. That's not how it was explained to us during the whole process and even at closing, so we decided to just let it be and see what happens on that 7yr mark. Lol we hit the 7th yr and I contacted our lender WF 👎🏾and they had this new excuse that it's now the full term of the FHA loans🤔 wait when and how did that happen bcuz my documents haven't changed nor did I sign any new agreement they stated it was adopted into the loan when it was approved. That was total BS and since they wouldn't remove it, we refinanced with a different lender to a conventional loan and finally was free of the PMI. So please be aware of the foolery with PMI and WellsFargo which after we refinanced maybe a yr later we were sent a notice to join the class action suit against WF for their mortgages

Fortunately for us with our first home, the loan officer was upfront and said its for the life of the loan with FHA and we should make sure we refinance to conventional after 5 years or so to get rid of it. Woww I didn't know about that partner situation...I had to write a letter telling them the sources of where my closing will come from and I listed them including a partner...they didn't question it at the time...well good insight
It may depend on the Lender because they all have their own rules, but for us we were told it would not be accepted. We didn't bother fighting it so who knows, maybe it could of been accepted if we put together documentation and have everyone in the group sign but we weren't given that option.........if your not already in underwriting, maybe speak to your loan officer about it so you can make sure your prepared with whatever documentation you need in advance when they start asking for it
