As someone who bought a tear down, I say go with the steel framed job. I have had to fight off the occasional powder post beetle that likes to burrow into a support beam/joist or two. Just a fact of life here. 🤠

@2:30 The home that you like appears to have Hardi-Plank Siding. It’s a very good product. It’s a fiberglass type that surrounds a motor base product. You see it a lot on the homes in Florida. It’s can take The Intense UV and strong winds in Florida. I’m sure that the environments between Florida and Thai Land are really similar.
I'm in the process of getting the money together for a 2 bed house with off grid solar and 2 x aircon units and a water butt and pump, for my Thai wife it will be a more standard modern type of house and be built in her daughters land and costing up to 800,000 baht erected, we haven't finalised the actual design yet.
You could still have a small inside toilet room using a Thai style buried digester/septic tank out back with a Thai style 2 meter deep X 1 m diam dry well filled with sand or limestone for black/grey water overflow/disposal.
I like the elevated house, reminds me of a beach 🏖️ house up on stilts. 5:09 I’d even consider adding a second one or two room units with a bathroom next to the elevated house for extra space for full time living.
I sure like the fact they are off the ground. Lots of creepy, crawly, slithery things on the ground in TH. Love the channel. BTW, little small for the price, but maybe not when you compare to the cost of an electric scooter. Edit: No bathroom would be a deal breaker for me.

I like the one on stilts. Isn't there a lot of mosquitoes there? Mosquitoes don't like to fly over sixteen feet off the ground, but I think being that far off the ground would help. When I visit a area that has a lot of mosquitoes, I eat a lot of garlic. That helps a lot.

These knock-down homes are the way to go for a farang looking to put a place on some Thai family members land. Outside bathrooms and kitchen/pantry are also a great idea. As we get older though, stairs suck. Only really 2 solutions, don’t have your bedrooms upstairs or use a longer gentler slope for the flight of stairs with a strong railing.

off the ground with steps is difficult for elderly people with bad hips/backs/knees. if building for an elderly person I'd recommend a long ramp with hand rails across the front of the building and concrete paths to a carport. Thais seem to specialise in stainless steel gates so i'd reckon stainless steel rails would look good. Also insist on roof insulation wider eaves and whirly birds on the roof for cooling.
Pretty sure if you have some land up banork way you can do the usual, get the locals to pour a slab and build the first floor with concrete blocks and second floor in timber.... For a lot less than those dog boxes.

That open water grass site was too fast to see buffalo. Didn’t see any spot for farming purposes. I enjoy natural meaning of living. Like you mentioned you might go fishing where that bus had stopped. Along that river would be nice to spend a couple hours.
Hi. I can tell you right now that siding is called Masonite siding and I was a paint contractor for 30 years painting brand new homes and this siding is great stuff, way better than wood. It does expand a bit so you need to gap everything and caulk with good caulking. I was in North Idaho the whole time this product came out so I know it's great in cold and hot but not as hot as Thailand where I live now. Bugs won't be able to eat this product its I think mostly sawdust mixed with a glue/adheasive of some sort that makes it very heavy and hard.

depends on the wall thickness and material. but in steel houses like these made from steel beams the wall thickness is usually the width of the steel beam. so it could be 100mm or more which means you can put a lot of insulation between the inner and outer wall linings. foam with reflective foil on the outside is ideal and or insulation batts

If you live in an area near the ocean, perhaps that may be an issue of concern. While the wood knock-down homes looks nice, I don't really like the thought of termites eating away at it, as you mentioned.

hardi plank in Australia is made from fibre cement or fibro as we call it here
the detail will be good especially ground work then cost of concrete slab and then hooking up the electricity, water and sewerage options.

its called Fibro cement cladding used alot in Australia, made from cement, sand and cellulose fibre, nothing eats it

I think if it came on a truck, it can leave on a truck, so a modular house may be safer than building one.

hmmm, I think the insulation needs a look at otherwise it could be a hot box.
Wouldn't the metal constructed houses be hotter inside? Be like living in an oven with the hot Thailand sun. Unless it's well insulated maybe.
I think the metal is just the frame, not sure that would make it hotter in side.
