Township never tells you what you can get away with. They only tell you what you cannot do. For example, we wanted to live on our land while we developed it. They would not allow us to temporarily live in a shed, but they never told us we could have a camper and stay 2 weeks at a time. It's all about the money. And Keeping the poor people out. Big corporations will donate money to them and they can do whatever they want.
Some people really get crazy with the power they've been given. I was a builder for 30 years. Every municipality is different. But it only takes one that can throw a wrench into what your doing.

Did you hear the bit where the guest said, “the individual had a complaint filed against them”. Often (not always) the public (your neighbors) turn you in for code violations. Good luck out there. Projects are always difficult the first time through.
Can confirm as I was a developer for a while. Going to your county development offices can be a real life-saver. They can give you detailed 'do this next' advice and If they are not swamped they will often take the time to explain why you need what you need and tell you precisely how not to screw up. It's 'luck of the draw' based on the people in that office - and time consuming - but it could save your tush, 100%. If they LIKE you and you do what they ask you to do, you will be in good shape. If you fight them, you will get yourself into more hot water than you can handle.
EXACTLY! i have actually had people tell me I should be making people pay to watch this clip or stuff like that??!! That type of thinking is a big part of the problem! Hopefully I can figure out a way to sell things and grow this into a business but I def don't want to withhold helpful info!

For Sale, and everyone wants to setup Glamping Sites, But they keep calling Planning & Zoning to find out if they can setup Glamping Sites with Domes & Tiny Houses , But the County tells them No, even though they can already legally do what they want By Right with Agri-Tourism. But they don’t understand how to talk with Planners. So I’m getting my realtor to send your video to the potential Buyers. I plan on setting up an Agri-Tourism Glamping Site , But need some Cash , so I listed some of my properties to fund my Glamping startup., and to launch my Hydro Ag Farm Pod Manufacturing Company. Loved this, thank you. I bought land for a mixed sustainable bed n breakfast 20 years ago and got stuck with it until last year when I finally sold it. The zoning was IMPOSSIBLE and it was in the middle of nowhere?!

My family has a 400 acre farm that have been in the family for 3 generations. We are trying to look into the zoning to see if we can add some camp sites and even a few tent sites. The zoning isn’t super clear, I don’t know we’ll have to at least get permission. I appreciate this video so much in giving me a start on information

When you were taking about the oops stage, it reminded me of talking to a realestate attorney years ago, he told me that it was good I paid him for advice now because if I waited until I had a problem it would be extremely expensive.

Knowing what you want to do that's in the language of the ordinance and doing the research to be knowledgeable about the language there, finding the planning commission names who are activity working on stuff to talk to, and use specific questions in the language of the ordinance are what I learned, thanks so much, hoping to do a 2-4 site camp or upick veg, or tiny house shed depending on how the township inquiries go, but we love our property that we live on and would be just as happy sharing it with friends, although less lucrative.
I wish this covered more with having an RV park (park pads, septic & trash dump sights, communal recreation areas, laundry building, bathroom facility, etc)

I think just going to the zoning office and asking questions is very helpful. And don’t forget to stop in at the planning department. And then go on over there and talk to the folks at engineering. Start asking before you buy land.
Expensive is an understatement. I had to pay about $35,000 just for paperwork to pass dep requirements for stormwater management for a single 1200 sqft A-frame. The dep also held me up for almost two full years before I could actually start building.

Great info!!! I wish I would've seen this before I had to try and figure it all out! 🤣 I got a small parcel of unrestricted land. But, and some people need to realise, that unrestricted isn't usually 100% unrestricted...not at ALL. I'm in NC and this county says I can build almost whatever, as long as it's on a permanent foundation and meets NC code. Can NOT have anything on wheels, camper..nothing like that. I'm going to make it work, get my permits and all, just because I don't want anything to backfire on me. But the lot next door has only a school bus with solar panels. It's pretty obvious someone lives in it. While I don't care at all and it was one of the reasons why I chose MY lot...( looked like I could do anything ) I worry because once I get permits, they might see and report the bus. I really don't want that, but I'm at a loss as what to do. I'm wanting to place a small home on my land. I just hope whoever comes out to inspect once it's all said and done, just looks the other way.

Very impressed. These are the type of people that have changed my life. I truly feel alternative housing and natural energy sources is the key to a golden age and we have to find a medium between where we are now to this future. I don’t like it when the neighbors in the rural areas trash their lots… so the city codes are there to help us. What I learned from this video is to speak the language of the city planners and make it easy for them and you’ll be able to achieve your dreams.

I think just going to the zoning office and asking questions is very helpful. And don’t forget to stop in at the planning department. And then go on over there and talk to the folks at engineering. Start asking before you buy land.

Expensive is an understatement. I had to pay about $35,000 just for paperwork to pass dep requirements for stormwater management for a single 1200 sqft A-frame. The dep also held me up for almost two full years before I could actually start building.

Great info!!! I wish I would've seen this before I had to try and figure it all out! 🤣 I got a small parcel of unrestricted land. But, and some people need to realise, that unrestricted isn't usually 100% unrestricted...not at ALL. I'm in NC and this county says I can build almost whatever, as long as it's on a permanent foundation and meets NC code. Can NOT have anything on wheels, camper..nothing like that. I'm going to make it work, get my permits and all, just because I don't want anything to backfire on me. But the lot next door has only a school bus with solar panels. It's pretty obvious someone lives in it. While I don't care at all and it was one of the reasons why I chose MY lot...( looked like I could do anything ) I worry because once I get permits, they might see and report the bus. I really don't want that, but I'm at a loss as what to do. I'm wanting to place a small home on my land. I just hope whoever comes out to inspect once it's all said and done, just looks the other way.

Very impressed. These are the type of people that have changed my life. I truly feel alternative housing and natural energy sources is the key to a golden age and we have to find a medium between where we are now to this future. I don’t like it when the neighbors in the rural areas trash their lots… so the city codes are there to help us. What I learned from this video is to speak the language of the city planners and make it easy for them and you’ll be able to achieve your dreams.
