I noticed if I want to be close to the waterfront, I would have a smaller 1bd for around $1,200, but if I move a little east or north east, I could have a 2bd for the same price. Both are appealing, waterfront would be great views, but I also enjoy being in an apartment complex that almost kind of feels like a neighborhood, and a two bedroom would be great for family/ guests. I saw you mentioned you moved from SoCal, so for reference I lived in the Park La Brea apartments in LA across from Pan Pacific park, and I currently live in Hollywood in a tower complex. I’m in my early 20s and moving alone, so I would like to be somewhere that I could make friends more easily. Mainly I’d just want to be in a liberal area :)
Downtown Vancouver might be cool for you to check out because you can walk to the new Waterfront as well as on the Waterfront Trail for views & restaurants plus it's easy to get into Portland from there. I used to live off Palms & Overland in LA so not too far from when you were in Park La Brea, except I was there back in 2013/2014.
Oh man! I can't believe I forgot that. I love Costco. If I was stranded on a deserted island and could only bring 1 thing, it just might be Costco! There's life before Costco and after 😅 Maybe I should do a video on our 3 Costco options living in Vancouver? 🤔

What do you mean by best options? For housing? If you mean housing, it's still difficult to say. When I was in college, some people has parents that rented them luxury apartments and others shared rental houses, and some lived on campus - my point is, without knowing anyone's specific needs & preferences it's truly difficult to say.

Snow is pretty minimal. This past year we had "more" snow at about 6 inches that stuck around for 4-5 days. So in general, no you won't have issues. But when most people are "snowed in" for a few days a year you'll probably be in the same boat.

Been living in Vantucky since ‘96...and Nope! It’s not affordable. Rent and homes gotten expensive since 2018. Everyone and their mamas moving here from Portland...basically everything gone up.
There's definitely been increases, but I think that's also a function of the cyclical real estate market. Many areas of the country have experienced the same rise in prices. Affordability is very subjective too. Depends a lot on personal income and perspective from the area you're coming from. That being said, the cost of living index shows that Vancouver is only slightly more expensive than the average city in the US. If you want to find a lower cost of living area smartasset.com and bestplaces.net both have cost of living comparison tools to see where might be more affordable. Or living overseas can be super affordable too!

you want to pay attention to the roof, cement board siding is better with the rain, window quality, and if it has full HVAC. older houses have wall heaters and no AC
Everything Angela said is very accurate. A good home inspection when you buy will let you know what you need to know about the roof. Most homes here are going to be just fine because they were built taking all of this into consideration. Over time, materials & technology has improved so you need to watch out the most on older homes. Hope that helps! We’re waiting for them to finalize their policy, so we’re looking at other states. Honestly, we fell in love with Washington and Oregon from the first time we visited, so it’s always been in our minds. We might be reaching out depending on how the policy is implemented. Found this really helpful💜 originally from LA but live in Florida currently. It’s so hard to find an accurate cost of living comparison but I feel like FL’s numbers are skewed with housing- there’s many tiny houses that are more like sheds & then of course the millions of dollars places. It’s just very divided & I miss the west coast😭
Coen & Columbia in Downtown Vancouver (the west side of Vancouver) has studios starting around $1,200. That puts you about 20 mins from Downtown Portland, with average traffic (not rush hour). It depends on what part of Portland you want to be close to, because you may find cheaper studios in East Vancouver and could take 205 to 84 to get into the city. Reach out if you want more suggestions, I can email you some places for rent or help you find a studio condo to buy. There was one studio condo I found for a client last year under $200k. I have spoken with a few people who are in their 20’s and looking to be first time home buyers who are moving to Idaho from Vancouver because housing is much cheaper. If you can only qualify for $300,000 on a home with 0% down, good luck finding a house in Vancouver.
Since June 2020, We are paying $950 for a 2 bedroom, 1 bath apartment, with a small yard, and living in the Minnehaha are of Vancouver, Washington. 🤗
Wow! Sounds like a killer deal. Way to go! That leaves room to save for a nice down payment if you ever decide to buy 👍🏼
