      Eric, You are my fav property UA-camr. Insightful, authentic and straightforward. There are not many property investment tips for singles. Could you pls share some tips and insights on how singles can upgrade and invest in private property . E.g 3b due key v 3b condo if plan to sell out in 5-10 years. Many thanks!

    I went to my friend's condo last wk - queens at queenstown. I walk to queenstown mrt in about 5 mins! Everywhere is few minutes away 😂😂😂😂😂😂
    I like your closing quote "you can only buy 1 property, pls buy the right one".

    Owns a unit at Flora drive bought 15 yrs ago at 600 psf Fh. Also owned a unit purchased 10 years which is 150m to mrt and shopping mall at 1100 psf LH. Today the unit at Flora drive has increased to 1200 psf whereas the LH unit is only 1350psf. If you are looking to make money, maybe Flora drive is not that bad after all

      15 years ago is 2009, right smack in GFC....if you bought ANY other properties, HUAT until ~. 10 years ago 2014, i remember it was the peak when property were very ex. So actually i think the learning point here is buying when market is very bullish vs when it's depressed does make a big difference. 🙂

      Bought 3 years back with a great entry price (almost developer price when launched 8 years back and now already 300k sppreciation.. not bad lah flora drive

    In SG, I think walkable distance should be only about 200m. The publicised few minutes to MRT is a joke to our intelligence. 😌

      walkable is less than 1km la - ditch the car and walk more (we can live longer)

      Smart people will not buy. Too far, average 29 min walk to MRT. Unless people want to be fit and save time exercising, walking daily back and forth to work, save you time to the gym! 😂

    Hi Eric! I also went to Kassia showflat but did not buy due to my uncertainty about the location 😅
    If i have ~$1.25m budget, is it better to buy a new launch 1 bedder in upcoming Emerald of Katong or buy a 2 bed 2 bath resale like treasures at tampines or coco palms?

    recession seem to be approaching since 1st Aug FOMC. Eric, should we hold off from buying new launches now and will developers drop the prices for the upcoming launches due to the recession ?

      Im not a savvy property investor or good at properties, but if i hear its at changi, next thing comes to my mind is "bird dont lay eggs" place.

    I own a unit in Flora drive bought in 2021 and just completed 3 years. Is it good time to exit and look for near MRT units. I see price appreciated 300k since i bought. Any advise please?

      Tembusu Grand has got 50% unsold (300 units) while Emerald would be launching 840 units. Do you think the current market can absorb so many units at that area?
      If Emerald launch price is lower (Sim Lian is known to give good prices although not so quality finishes), would not exisiting Tembusu investor lose money or make much lesser as compared to Emerald?

    4 bus stop to d expo. Far meh? $1900 psf, may as well buy d older resale freehold units at flora Road for less than

    Bullshit! Treasure now supplies are much more than buyers especially 1 and 2 rooms units. In terms of locations, same as flora drive, not very convenient. In terms of of selling price, 20%-30% higher than flora drive.
