I wrote down what you said and went home to Vancouver and got my first Listing appointment that night and proceeded to make $40,000 in forty days in the Luxury home market . I've tried a new probing question recently that seems to work well. I use it in the beginning conversation with a new client. It's very similar to one of Tom's scripts. It goes something like this: "Tell me what you would like to see happen so I can determine the best way to help you." Right up front they tell you what's important to them.
#5A - "Of those 3 strategies, which one do you want to move forward with?" Then shut up and let them answer. (which do you want to move forward with has always been great for me. It's super easy to ask and naturally keeps the sale moving forward)
I have been pricing just below fair market value for years after reading an article 15+ years ago titled pricing ahead of the curve. It was so helpful in the market at the time. 95%+ of my listing were in bidding wars. The sellers were thrilled and I earned many referrals and great testimonials.
I recently used the first script in the video on an initial listings presentation during the preview when I took notes on the property to prepare my CMA. When I met with the owner again I was indeed able to tailor my presntation to those points they highlighted. Owner said no one else did that and I am getting the listing.
I appreciate your time sharing your real estate experience. You're not asking for money and sending nagging emails. You're just freely giving without pressure. I'm always getting emails from other realtors promising to send me free buying/selling tips to use but I must either pay for their training before I get it. You're not doing that. I love it!!

This is really good stuff. I need to find another agent that would be interested in role playing with me so I am more confident in my conversations with clients. You call these "scripts", but they really are conversation controlling questions. Questions are the most powerful tools to keep us in control of the conversation and get the answers needed to figure out what our clients really want and how we can best help them. This is the first video I've watched by Tom Ferry. I plan on watching a few more because I really liked how he explained the three strategies to setting an asking price with the client. It makes a lot of sense and would make me sound very knowledgeable, even though I haven't even gotten my first listing yet!
I know a number of agents will bring a binder or a folder of some sort with any materials they may need during a listing presentation. Good idea to keep multiple copies of the documents you need to keep the folder stocked.

PS, I love the line "knowledge is confidence, ignorance is fear" I applied that to my test prep and passed with flying colors on first attempt...now will apply to the real world of RE!
I like the ideology behind some of these scripting lines. They're great inserts. I like the idea of implementing current economics in conversation that are easy to understand and I like learning them so it's fun to talk about the market in numbers to help the potential seller understand why selling could really enhance the livelihood of the family in mind.
