Per capita income is just Rs 1.9 lakh in India. People can loose job in private sector any time, but EMI has to be paid for 20 years apart from downpayment. It has become very difficult to buy a flat in any city or metro in India having a population over 10 lakh people.

Very realistic and practical advise from Sir. Very true mantra from sales, they deceive you for their target of sales.
All the negativities mentioned in this video I was thinking 10yrs back, still I bought flat of 18 Lakhs in 2012 due to my wife's insistence. Now in 2023 same flat is having worth 40 lakhs. Sometimes taking risk is always better. Uncertainty is the inherent quality of private sector jobs.

The actual right time to buy a flat is when the builder has an OC certification with ready / free hold site
Pls book a flat with an idea that you will have to pay the entire amount within a week
Anyways the builder will take the money within a few months and make the buyer take loans before any actual agreements
So kindly first stay in an area for a year or so and then only buy in that area that you prefer
Nowadays jobs and the area / city of job are also not stable
Jobs in mumbai may shift to pune or Delhi / branch
Or from the same city you may move from west to east / new company
Kindly don't invest / buy a place with you have no idea about from an unheard builder
Kindly always go for Raheja or Hiranandani
Anyways the prices are same in cities
For any place either branded or unbranded builder
And unbranded builder also have curated micro brands in specific area
So its best when you are parking crores in a place, pls make sure it's ready with OC and the place has no lien or charge with third party

Problems is that girls and their parents don't marry or even consider your proposal if one does not own his own flat/ house. Boy who is living on rent can not marry or very difficult to marry in India.

Even village girls demand own house, property which is not in the joint names with your parents, siblings. This due to widespread use of social media, news channels.

Exactly sahi kaha Akram bhai, Rent valon pe rehno ko kutton ka mafiq dekhte hai. Mere flat ke saamne ek chudail rehti thi kutton ko lekar. Sab gandagi smell, uska complaint Society mai karne gaya toh society valon ne ignore kiya.
