My grandfather was born and raised in Pcola, in Warrington actually by NAS, which is where they put the black folks back in the day. My grandfather served in the Army in WW2. When he came back to Pensacola, he knew he couldn't make a better life here at the time so he moved to NYC. My parents are native New Yorkers who moved back to Pensacola on their honeymoon in 1972, and have lived here ever since. So, with that said, I hold no ill will to the transplants who move here, but until the county and city come together to fix the issues that I mentioned in my original comment, such as infrastructure (have ya driven down 9 mile lately during rush hour) and affordable attainable housing for locals who make not even $16 an hour, I truly wish people would stop doing videos about how great Pensacola is, and stop moving here.
I’ve grown up in P’Cola… my parents have lived there since the early 80’s & still do. The real difference we’ve always noticed in Pensacola & Gulf Breeze is money. Gulf Breeze is a lot more expensive. Pensacola is mostly blue collar. My parents were teachers… no way we could’ve afforded to live in Gulf Breeze. It was for the upper class. Pensacola not conservative? Hahaha Where’d you get that idea? Pensacola is Lower Alabama. I live in Birmingham now. When I go back to Pensacola I feel like I’m still in Alabama. Just better seafood, cause Joe Patti’s & the water is right there.

Us elderly who may plan to move there don't really care about the schools. Also, if you're moving from Ohio, you have no idea what cold is 😂 The cold down there is like our spring or fall. I may wear a sweatshirt. I don't care about the trees, I just want warmer winters.
Also want to inform that Gulf Breeze high school educationally outranks all of their surrounding school. I went to middle and high school at the connecting schools and as a student who needed more guidance, I received it. The teachers have smaller class sizes, they care about their students emotional well-being, and have several programs to help children with less opportunities than others because they know they are a public school in an area with a pretty large wealth disparity. When I transferred my senior year from GB high school to Elkhart Memorial in Indiana, I was looked at like I was a genius because of the vast difference in Florida and Indianas grading scale. So mind you, even if the other schools surrounding Pensacola are graded at a C you have to understand that, that still blows certain states curriculum out of the water. For example, Indiana’s high school diplomas are no longer transferable to other states or to out of state colleges because of how lacking Indiana’s current standard of education has become.
Incorrect information...Pensacola has palm trees everywhere. What do you mean you can't have palm trees in Pensacola? You need a different tree guy. I stare at them all the time while enjoying the breeze that you don't think is in Pensacola.

I rented a place in GB for 3 months and was thinking of buying a place there. Just WAY too much traffic and only ONE main street to go from one end to the other...its a peninsula filled with subdivisions and constant road contstruction. This was last winter in the "off" season. Everyones on vacation and not familiar with the roads..sometimes just going a mile or two or popping down to the store for milk could take hours. What a nightmare to try to live in a place like that. Prices are insane, too. I moved 3 hrs N to AL. Will go back for vacation a lot, but could never live there!
Thank you for your comment, did you stay on the west or east side of the nature preserve? Majority of the traffic we see is during school drop off and pickup. We also came from a big city so this traffic is nothing compared to what we came from.

It looks like you’re standing in Tiger Point park in Gulf Breeze. I wouldn’t say it has any more of a small town feel than Pensacola. 🤔 I lived in Paradise Bay for 15 years and raised my kids there. Our kids attended Oriole Beach elementary, Woodlawn Beach Middle & Gulf Breeze Middle, and Gulf Breeze High School. We were an active duty military family, so my husband commuted along HWY 98 to Hurlburt Field in Ft Walton Beach. You keep mentioning “The Gulf Coast.” the City of Pensacola is also on the Bay and the Gulf Coast, so that’s a little odd. It’s all the Gulf Coast. 1.) Schools: Yes, the area is relatively conservative, but please know the curriculum is the same all over. If I could go back in time, I would either home school, or send my kids to a private school. I promise you, everything you’re talking about being “shoved down your kids’ throats” it will still happen. There are some wonderful teachers, many are still my friends, so don’t get me wrong, but don’t make the mistake I made. All 3 of my kids were bullied. They were beautiful, kind, smart, creative, and they were bullied. My kids could not ride the school busses because of multiple bullying incidences. My son was punched 3-4 times while walking through the halls at Woodlawn Beach middle, so we transferred him to Gulf Breeze middle After 6th grade. So I spent 10 years driving 3 kids to 3 different schools all day long on HWY 98. 2.) Expense of school in Gulf Breeze Gulf Breeze has Highly rated schools, and a wide variety of activities available. Please understand that nearly all of those activities are EXPENSIVE and highly competitive. My kids did travel soccer with Houston dynamo in Tiger Point. My kids also did drama at Gulf Breeze High school and theatre in Pensacola. For the most part, for most the travel soccer teams, and for Gulf Breeze Drama, money was no obstacle for most of the parents of highly successful kids. We couldn’t just do soccer, we had to put our kids in travel soccer. We were traveling nearly every weekend. We had to pay for extra camps, and my son’s extra goalkeeping coach. We spent at least $10,000 per year, per kid, on GBHS Drama, private voice lessons, acting classes, and dance classes in order to train, to keep up well enough to be cast in shows. Hey attended 3-4 drama trips, per year. If we had not provided all the extra training, our kids didn’t stand much of a chance. So please be aware of the expense for all the activities your kids do on that area. 3.) “Small Town Feel” Pensacola & Gulf breeze both have a small town feel. I guess that’s all relative. Gulf Breeze Proper has a little more of a town feel, I guess. The neighborhoods are all packed, and most are separated by the highway. 4.) Highway 98. I tell everyone Hwy 98 is the worst part about living in Gulf Breeze Pensacola Beach, or Navarre. Look at the map. You have one highway connecting everything from Ft Walton to Pensacola and the beach. Most of it is 45MPH speed limit. If you can live on the beach or the sound, it is a very different experience. Our family lived in a 1500 square foot ranch without a pool, and we were just driving up & down the highway all day long. Again, my friends who could afford boats and pools or could live on the bay, sound, or beach, could enjoy everything the area has to offer, any time they wanted. If you don’t have those options, you can start to feel like a cog in a wheel, just driving around the highway, fighting traffic in order to go to work and school. 5.) Heat. I didn’t notice a difference between the heat in Pensacola or in Gulf Breeze. I guess it depends on how close you are to the water, or if you’re in a location with hot cement or shade. 🤔 So that was an odd assessment to me. The key factor with the heat, and enjoying living on the Gulf Coast is access to water. Pools, and bodies of water. 6.) By the time my kids were in Middle & High school, we were driving back & forth from Tiger Point area, across the bridge to Pensacola nearly every day, sometimes 2-3 times per day. It would have made a lot more sense for us to just live in Pensacola. 7.) If you are a professional, have plenty of money, and are willing to spend it, you will probably fit in. If you are middle class, or lower, it’s much harder to fit in. Yesterday, my husband & Inwere talking about our kids’ school experience and he said “I completely underestimated how hard it would be for our kids to grow up in Gulf Breeze as the “poor” middle class kids. Which is Kinda crazy! We were a nice family, and I volunteered full time in the schools, etc. if we ever go back, we would live in Pensacola, Perdido or Pensacola Beach
Calling Pensacola conservative is wild. Have you guys been there for memorial day weekend yet? Because pride goes off in Pensacola. I don’t know what you mean by conservative if you meant predominantly white then yes you’re correct because it’s a pretty high income place to live. But that would also elaborate on why you guys didn’t live in Pensacola because there is a lot more Black people in Pensacola than there is in Gulf breeze or Pensacola Beach.

Planning to go to Pensacola, as it seems more affordable and not everything is an AE flood zone. But some of the points you covered in this video will be a concern for us, so it gives us more to think about!

Florida is in a homeowner insurance crisis , insurance companies leaving the state in droves or if you find one they won't cover natural disasters anymore. If you're lucky if they do you're going to pay lots of $$$ . Many people reconsider to move inland or areas with less natural disasters right now since they're insurance doubled or tripled . Most real estate agents won't tell you about the true costs of living in the sunshine state. Doesn't mean you shouldn't but be aware of the high cost of living and the reason Pensacola is cheap is since 1975 it got hit directly by 8 hurricanes and more tropical storms. The emerald coast is one of the most hurricane prone areas. If money and occasional natural disasters aren't an issue for you Florida is a great place to live hands down. Look at forums , watch YT videos about nowadays hidden costs because cost of living has changed dramatically for many residents in FL . No realtor will tell you this because they just want to make money. Good luck .

I used to live in Pensacola as well as Pensacola Beach and am moving back there in a couple of months. You're a five minute drive from downtown Pensacola, the weather is absolutely no different in GB than in the city. The only difference with GB is people who live there usually have a higher income than people in Pensacola, but not high enough to live in Pensacola Beach.
Wow, Gulf Breeze has an ocean breeze. You think they would have named it, that. If your not stuck with kids, Pensacola sounds perfect' You not living there is it's biggest selling point.
I went to elementary, middle, and some high school in GB. Don't know where you learned that the schools take you to the sound or beach... Nope lol I thought Pensacola high school was a lot better after going there tbh. GBHS and GBMS has many many kids that get into drugs early on. With more wealthy people there only comes harder drugs and more of them lol.
Looking to move to that area, but need property for my animals. Like to be near cafes, food, etc (25 minutes out is fine) and we are conservative. Any areas you suggest?

Yeah- 15 years living in Gulf Breeze. Hwy 98 was the worst part. I think it’s a little better now that the new 3 mile bridge is finished. (Hopefully!)

Calling Pensacola conservative is wild. Have you guys been there for memorial day weekend yet? Because pride goes off in Pensacola. I don’t know what you mean by conservative if you meant predominantly white then yes you’re correct because it’s a pretty high income place to live. But that would also elaborate on why you guys didn’t live in Pensacola because there is a lot more Black people in Pensacola than there is in Gulf breeze or Pensacola Beach.

Yikes. We're in Colorado & we're coming to the Panhandle at the end of the month to check out neighborhoods. Planning to go to Pensacola, as it seems more affordable and not everything is an AE flood zone. But some of the points you covered in this video will be a concern for us, so it gives us more to think about!

@@EmeraldCoastReloTeam definitely the heat, for one. The heat/humidity is going to be a massive change! (as you know) I sure would like the ocean breeze, but flood zones are a concern. School rating also. Our daughter is grown, but I'm thinking for resale. And I don't want to live in progressive area.
Florida is in a homeowner insurance crisis , insurance companies leaving the state in droves or if you find one they won't cover natural disasters anymore. If you're lucky if they do you're going to pay lots of $$$ . Many people reconsider to move inland or areas with less natural disasters right now since they're insurance doubled or tripled . Most real estate agents won't tell you about the true costs of living in the sunshine state. Doesn't mean you shouldn't but be aware of the high cost of living and the reason Pensacola is cheap is since 1975 it got hit directly by 8 hurricanes and more tropical storms. The emerald coast is one of the most hurricane prone areas. If money and occasional natural disasters aren't an issue for you Florida is a great place to live hands down. Look at forums , watch YT videos about nowadays hidden costs because cost of living has changed dramatically for many residents in FL . No realtor will tell you this because they just want to make money. Good luck .

Lives in Gulf Breeze and pretends the weather and culture are different than Pensacola. You literally live in the Pensacola suburbs a 5 minute drive across the bridge from downtown Pensacola.
I’m not sure you’re familiar with the area when you make a statement that Gulf Breeze is not different from Pensacola. There’s literally a running joke in Pensacola how to pick out a breezer….
I used to live in Pensacola as well as Pensacola Beach and am moving back there in a couple of months. You're a five minute drive from downtown Pensacola, the weather is absolutely no different in GB than in the city. The only difference with GB is people who live there usually have a higher income than people in Pensacola, but not high enough to live in Pensacola Beach.

I went to elementary, middle, and some high school in GB. Don't know where you learned that the schools take you to the sound or beach... Nope lol
I thought Pensacola high school was a lot better after going there tbh. GBHS and GBMS has many many kids that get into drugs early on. With more wealthy people there only comes harder drugs and more of them lol.
