    ? My question is -- You mentioned towards the end of your presentation that when buying a piece of property that you "highly recommend getting these things located BY THE SELLER .... to have the seller PAY for a licensed surveyor" (who) would mark these things in the (Purchase) agreement whenever you're purchasing...." When I last attempted to purchase a vacant property there was an existing plat provided by the sellers... However should I have insisted on a verification survey as you demonstrated here? And if so how would I get the seller to pay for that?

      Yes, I would recommend asking the seller to have a licensed surveyor locate and pin the property corners in the purchase agreement. This would need to be done during the inspection period and be a contingency of you purchasing the land. You cannot verify setbacks, encroachments or property boundaries until this done.

    I’m in a metes and bounds State but wow that is strong ignoring adjoining property info and setting corners and calling out errors and ignoring existing monuments

    So I couldn't find a survey of my property at the county office but did find one of my neighbors that includes the boundaries of my property and the propert on the other side of me. I've found the pins at the road but can't locate the pins that should be in the center & back of my property, is there a way using the compass headings on the survey to acomplish this? Thanks mate

      Hi David, how big is your property? A lot of times on smaller lots you can get some lengthy tape measures and pull from the pins you have found and get really close. You can then find them with a metal detector if they were pinned. I would recommend contacting a licensed surveyor to help if they have not been pinned.

      @@RealPropertyShowThanks for responding, I live on 1 1/4 acres in Rural Kentucky. Reading the deed description for my property it states from set pin south to set pin, ect.. reading the survey I obtained of my neighbors property, it indicates pins that were missing had been set by the surveyor. Using your suggestions, running a 450' tape measure and metal detector I was still unable to locate a pin. The county sent a GIS map survey which I've read isn't RELIABLE, that map indicates the back courner of my neighbors new pole barn and half of his garden are on my property. I'm hoping that isn't the case. Would open up a whole new can of worms!
      I've watched lots of U-tube videos and read many comments, some respondents are under the impression that they can follow the "suggestions" and set pins themselves and build a fence or pave a driveway which if incorrect will cost them more than hiring a professional surveyor. I had already realized thats what I would have to do and am waiting for their return call. I do appreciate your response.
      From reading how some respondents state how they have saved or would save hundreds of dollars I think someone should make a video about what "MUST" be done when you can not find the pins. Thanks againbfor responding..

      It would not surprise me if your neighbor was intruding, and might not even be aware of it if the latest survey was prior to when he purchased his land. @@davidadkins4648
      No, compass bearings and distances alone will not accurately locate pins - although you can use basic trigonometry to triangulate the general area and then use a metal detector to find pins - if they still exist.
      Whomever stated that GIS is not accurate/reliable is wrong. The USA has standards on what is allowed for tolerances:
      "GIS surveys are conducted using mapping standards set by organizations like the United States Geological Survey. These standards state that for maps at a scale of 1:20,000 or larger, 90 percent of all measurable points must be within 1/30th of an inch. For maps at scales smaller than 1:20,000, 90 percent of all measurable points must be within 1/50th of an inch. These standards ensure a high level of accuracy in GIS surveys."
      The other 10% will not vary very much from these standards.
      Note that these standards are probably more precise than survey pins can be driven, but the actual point will almost certainly be somewhere over the top of an undisturbed pin.

      Thanks for your comment. I agree there may be a possibility that the neighbor has no idea their building is encroaching on the other property. Getting a licensed surveyor out to pin the property corners again would be a good plan. Always good to do this before you buy land.

    I have an old survey of 11.58 acres (year 2000) I'm trying to interpret. Where can I find help to understand the bearings and angles?

      This is not something that I am familiar with how to do. I would check with a licensed land surveyor that is local to you that would be able to assist with understanding this.

    You discussed finding a point from a point. That take a distance, which you gave and a direction. You never explained how to get the direction. I assume it is N'02'16"E. Can you translate that into degrees or MILS so I use a compass to get direction?

      The easiest thing to do is use an app like onxmaps or land glide to get yourself oriented and very close to the property corner. Use a tape measure to verify if you no where one corner is and the land is flat with no obstructions. Use a metal detector to locate the pin after you are close.

      There is no way you can use a fluid filled magnetic compass to get a precise direction.
      Is that direction N00d02'16"E, or as you wrote it. In either case, the direction is about 2 minutes East of True North - or roughly 1/30th of a degree East of North.
      (The d is normally the superscripted degree symbol - which I don't know how to produce in text).

    Arrgh. I spent 12 minutes hoping you were going to teach us how to read the bearings from the corners. Do the bearing notations indicate heading from the northmost point? Southmost point? For istance, leftmost boundary shows N0d 02M 16S E. This confuses me. Is that bearing as viewed from that SW pin of the property, or the NW pin of the property?

      The bearings are read clockwise around the property, so from pin at sw corner toward the nw corner

    Why my land is missing 16 feet and some inches is that normal??

      @@RealPropertyShow One side of my lot measures 280.45' but when I measured it only measures 264 it needs 16 feet, and the other side measures 543.90' and when I measured it only measures 527 feet it needs 16 feet again.

    Talk to the neighbor about getting the fence adjusted? It's an almost even split. Who's really going to do that? I wouldn't. Good way to waste time, money, energy, and get your neighbor to hate you eternity. For what? A fence that's exactly on the property line? Gimme a break.

      Definitely could be an issue if it is not handled properly. It is good info to have if you own the property and a must if you are representing a buyer as there real estate agent. For the owner of the land or the one buying it they will have to determine if the upside of having the fence moved is more than upsetting a neighbor. Might be able to work a deal where you improve their fence for them and get the fence in the correct spot.
