In this video, we visit a new development in the pristine wilderness of Middle Tennessee called the Woodlands at Buffalo River. myrvland.com is offering multi-acre parcels for RVers ranging in size from 6 to 100-plus acres.     if you have some like minded friends (they don't have to be RVers necessarily) you could easily purchase a larger lot somewhere, perhaps legally sub divide it, put in improvements and develop your own little RV/homestead place. No HOA fees, be around people that you like to be around (vs a crapshoot), no need to rent out your share, share in the costs to develop and maintain, right of first refusal to buy out someone who wants to get out for whatever reason, etc. Yes, it would take some time and careful thought, but it would eliminate some of the drawbacks of the pre developed RV lots. Too each their own and no matter what, get out and do it.

    Very cool review! Love all the videos you’ve done on these types of places. We’re watching this from our little RV park we own in Texas. It’s nice to have our own place to go considering reservations are so hard to come by these days.

    Yes you can tow a sxs with your rig. Just get an aluminum trailer. I do with my view type sprinter. Doesn’t seem to make much difference except a mile or two mpg. Cheers

    *@RVL:* Looks wonderful, but dealing with ATV enthusiasts is a major deal breaker for me.
    Why buy such beautiful property only to rip it up with noisy dirt-destroyers makes *no sense.*
    Your cherished "Sound of Silence" won't last long with ATV neighbors, that's for sure.

    Thank you for this quick review. I’ve been talking to the developers about some spots available in some of their past developments. I really like the concept. I really like this new development, but I’m not sure that I want 5 acres to maintain though ;)

    Very nice. Wish it were located east of Nashville. Always concerned about tornadoes on the west side.

      I live an hour south of Nashville, and most tornadoes seem to track north of us. What concerns me about this buffalo river offer is that the Buffalo flooded pretty bad...I don't think it would be "homestead" quality.

    Hello which property did you like better. The one on Kentucky River from last spring. Smaller lots but gated and no HOA fees. Please let us know your thoughts.

      @@toddlafond2920 I'm wondering who is paying for the electric gate if there is no HOA fees. Also if you have to pay for electric pedestal? And do you just get a lot of grass. How much extra on top of 60k do you have to pay before you can use it.

      Well... we like both but the Woodlands is the one we are seriously considering for ourselves. We like the fact that we can build a house there, a cabin, permanent structures, our own roads and trails through our property and have lots of room. We like the idea of having 10 or 20 acres that is all our own.

      Regarding the one on KY River, as soon as he said you can rent your spot out I smell problems, with no HOA to establish guidelines. As with any new property or development things tend to evolve as time passes so hopefully some sort of legal guidelines will be established.

    I said this before, this is a rural area, not recommended for seniors , far from hospitals and first responders.
