These 2 are adorable and informative! I am going to into this! The 1 Problem I have with this one is the mention in the article from the link that it is proned to flooding in the winter. But will definitely keep looking!

I ask myself the same question many times, but in this case having gone down to view these exact sites ourselves, I’m not so sure the thumbs down are for this couple but for what they are advertising here and the land Developer who was hiding the fact from prospective buyers that in 2020 this gorgeous riverside RV land flooded 3 times.
The developer did make it clear the land is on a 100 year flood plane, in fact the flood evacuation procedure is in all the ownership deeds.
Maybe I am wrong, but I think the thumbs down may be for this development which in our experience is absolutely caveat emptor!

Problem is the waterfront property that was once feet away are now dried up or have receded miles away …todays value zippidy do da day zero
Texas has thousands of sites that were sold in waterfront communities. Roads were never built. Utilities were never put in. Property taxes are staggering. More than you could sell the lots for and no one wants to buy them. Make sure you are buying something usable.

Anyone interested in purchasing waterfront land and developing it to any degree needs to do their homework.
Research flood history and FEMA flood maps
Research insurance availability/cost
Same for flood insurance
Research financing if applicable.
Research all costs related to closing, annual fees, property taxes, writeoffs, etc
Make sure you do a thorough analysis. Secondary properties/homes fall under completely different rules, regs, and rates.
Make sure you are actually buying the land not buying the right to use and develop the land. This practice is quite common in many states where the waterfront is owned by utility companies. What started out as an inexpensive way to get on the water has turned into a financial nightmare when power companies have upgraded the shoreline at the users expense.
I'm not at all familiar with the Tennessee River and TVA flood history let alone this specific property. All rivers flood. How often and how deep in specific areas is the key. The FEMA and similar maps estimate flooding probabilities by address. It is a great resource and must have if considering waterfront property. I'm not talking anyone out of this, just advising them to do their due diligence, and fully understand what they are buying. The price is very attractive but always do your homework.

There are some great comments on this video, so anyone who might be interested in purchasing should carefully read all of them. As always, be very careful and do your due diligence.
I fully support this and I sincerely hope that it is a trend that catches on like wildfire. When that happens, there will be more rental and boondocking sites available for those of us who don't want to be stuck in one spot for the rest of our lives with neighbors that we can't get away from. Buy 'em up, folks!! The sooner the better!!

I went to the land sale, the contract has many restrictions. TVA, County, and the property management. There are restrictions on dogs, grass, visitors' length of stay, property owners' consecutive length of stay, and more. Before you can do anything with the land you must submit a detailed plan of use to the powers that be with a payment of 750.00. The plan review could take up to 160 days to approve. If you would like a copy of the contract just ask.

Interesting concept! Tennessee has so many beautiful parks and places to visit.
I’ll stick with plan A…. Buy a lot that I can sell later if someone wants to build a house on it, do the same thing while I own it, plus about 10kw of solar on the shade structure.

Beautiful Elkie you guys have! I grew up with them. And bought my next to youngest son one when he was 15 or 16. He is now 23 and that dog is closer to him than his brother are it seems. His name is Chief! Sorry for rambling on about the dog. The video is good as well too.

I noticed you just touched on the flooding issue. I went to go look at that exact site, and it IS in the flood plain. Buyer beware.
We own a home in Florida one block from the beach. In a flood plain not to mention hurricanes. Instead of buyer beware how about beware of ignorant comments.

I have been looking at houses in the area and it does have a flood risk. However you can have something like a shelter that could withstand any flood and drive the RV away. Having a dock involves permits from the TVA unless the park has made some deal with them.

Love your intro comments about RV campsites right next to one another, or non available, etc. It sounds just like a stix&brix environment where you can reach out & touch your neighbor, have zero yard, zero driveway, & pay a horrendous amount for a poorly constructed thrown together house that needs repairs when you 1st move in.
I looked at those lots last year about now would have bought but because of COVID i waited it is beautiful there I'm still still interested may buy in this second phase. only negative issue is when they flood the lake!

Looks like a nice setup for any type of camper including unloaded truck camper. If outdoors active be aware Lyme disease may be very widespread here.
Lived in central Michigan 1966-77. Backpacked, canoed, hunted and hiked the entire cross-Michigan trail 1971-74. Never picked up a tick or worried about Lyme disease.
There is a really good brand of tick repellant gaiters available from Piragis in Ely, MN. Got one tick on my arm in Ely area 2007. Killed it immediately.
No worries now since we've lived in Alaska since 1990.

@@AudreyMacAlpine The location I referred to as having ticks w possible Lyme disease was Kentucky/Tennessee. Most of US E of the Mississippi River is at outdoor risk.

I live in NC recently bought an RV from Jacksonville nc south to holden beach nc every campground is booked up long term. Some as much as a 7 yrs. Waiting list. So if you have property now is the time to make it RV ready you're sitting on a mini fortune.
This was interesting I can see how this would be a great investment
we went there wanted to sell us two parcels an a and b wouldn't separate them. Plus the rv site is flooded by that during the winter and spring. They told us they would take the rv, boat or both to a storage site from November to March since the area might flood during those times. The utilities are set by you and paid for by you. Base price for the site was 49,000 with boat ramp and doing

I like this for mostly traveling but being able to grow food with inflation and the destroying of the USD seeming to build. Some possibility of homestead idea but traveling as long as it is viable, and located in community of RVers. TN has no income tax, either so good for retirees in that respect.

Sandra Westley from the UK our vans have to be a certain distance from each other for fire safety, the pitch is always a large square on which your rig fits first, then you have another 7 ft for an awning then your vehicle, so about 25 ft wide then the 12 to 15 ft grass space before the next outfit, so your just not allowed to be so close like you are.
Wow, starting at $60,000! Holy Big Spending Batman! You could rent somebody else's lot a whole bunch of times and have a bunch of money left over, maybe visit some other places with the leftover money, go to Bahia Honda in the Florida Keys, for example. Best of luck.

My brother owned one on the Brookville Reservoir ....two months after he sold it a flood washed the entire ground away ....disappeared ....it was part of the river ...
Researched this thoroughly. I was so disappointed. These lots are completely in the floodplain of the Tennessee river with flood water depths into the teens, and there is some level of flooding on a regular basis in the spring. That plus the fact you can never build here sent me running. I also spoke with a current owner who said he paid very high closing costs. Not for me.
@Carrie Goodman Not really. I mean if you are ok with routine flooding and never want to build on the lot, then I guess this could work for you. And understand that during these flood times the surrounding roads are also flooded so you can't even get to the lot. Obviously there are people who don't seem to care about this but not me.

Stephanie you have a legitimate concern. My neighbors family has owned an RV Resort lot with a modern park model trailer for over 50 years. Her parents bought initially and it was passed down. Beautiful resort on a river. We have spent many weeks there over the years and had considered buying a lot when we were retired. The last 5 years or so have become a nightmare for long time owners predominantly due to short term rentals on the weekends. Theft, vandalism, rowdy parties, fights, nudity, you name it. Some owners have always rented to help pay expenses but the Air BnB and similar crowd has changed the landscape of the park. Seems to be more renters and issues every season.. Some long term owners have become fed up and sold. They voted a few years back to limit the number of days an owner could sub lease but a number of owners who are against have tied it up in court which has further split the park residents.
As another comment mentioned, read the contract thoroughly especially paying attention to “what an owner can do with their property”. I would take it a step further and get a legal review of any contract.

Would have been much more interesting had this couple incorporated some of the costs in their video....Whats the land cost etc...Any sort of HOA rules or something similar...Maybe even a ball park cost of what it takes to develope your spot....

From what I saw I didn't see much of anything in the way of trees and cover. Looks like j e a Florida developer came in and just cleared everything. What did you think of it? Was there space between lots with trees and shrubs or is that something the owners would have to do?
As long as there isn't an HOA/Condo Association for the property, I'd recommend it.
I like the, idea, of it. I would worry about some trying to form a HOA, and control things. There is average available in the rural parts of counties. I would like that.

Technically if there ever looks like possible flooding they can drive their home to dry area. This is a great idea.
Marnie you bring up an excellent point, but only if your in that area can u respond. Not to mention if you make improvements to the lot. Your not going to move a concrete pad and the structure shown in the video. Mother nature will though.
I am.guessing a lot of people will put in parkmodels and those don't move and with the water being controlled by an authority, they'll decide what gets flooded not that floods don't occur , ask farmers along flood plains.
