Great prospect although a bit pricey for such a small space.😕
Is it just for class A rvs?
Why buy from developer? Just buy unincorporated for $3k acre
@@joemeyer2726 do you have info on where to locate such unincorporated properties/acreage on the river/lake?

This idea of buying your own place is wonderful. I see so many pros and a few cons. Im retired and 57 yrs old and bought my RV to travel and live the Nomad lifestyle. I suppose a home base for full-timers is nice. As a property owner, there is always maintaining and upkeep. Good luck to everyone who chose this road.
Who TF would give this nice couple a thumbs down? Thanks for your videos, Keep them coming!
There are mentally challenged people in dark basements with nothing to do but pressing the thumbs down button. They are trolls that need mental health counseling.🤪
These 2 are adorable and informative! I am going to into this! The 1 Problem I have with this one is the mention in the article from the link that it is proned to flooding in the winter. But will definitely keep looking!
Right!!
Up to 83 Folks now 😮
I ask myself the same question many times, but in this case having gone down to view these exact sites ourselves, I’m not so sure the thumbs down are for this couple but for what they are advertising here and the land Developer who was hiding the fact from prospective buyers that in 2020 this gorgeous riverside RV land flooded 3 times.
The developer did make it clear the land is on a 100 year flood plane, in fact the flood evacuation procedure is in all the ownership deeds.
Maybe I am wrong, but I think the thumbs down may be for this development which in our experience is absolutely caveat emptor!
You too are pulling at my heart strings! Thank you for the video. And can I say? You two are the cutest couple ever!
Looks great! But remember... When you live BY the River. Sometimes you live IN the River! They can only Try to control it. No one has ever been able to actually control a river.
We bought 2 riverfront acres in Nevada for $4k, no HOA.
Where is this place? Thank you
Yes. Where ?
Yes, would like to know where?
Where i would like info
Problem is the waterfront property that was once feet away are now dried up or have receded miles away …todays value zippidy do da day zero
Y’all are such a sweet couple! Enjoy your travels!
Check out Hipcamp also. You can rent campsites on private property . Very cool
This couple is pleasant with their fur baby !
I'm so happy I found you two. This video was very informative and I love your personalities :) Thank you.
This model would work for almost any land.
Keep it coming!

I fully support this and I sincerely hope that it is a trend that catches on like wildfire. When that happens, there will be more rental and boondocking sites available for those of us who don't want to be stuck in one spot for the rest of our lives with neighbors that we can't get away from. Buy 'em up, folks!! The sooner the better!!
Lovely RV Campsite! Excellent information! Please continue to share this type of information.
Interesting concept! Tennessee has so many beautiful parks and places to visit.
I’ll be fishing KY lake today. I’m on the other end closer to KY Dam. Love the channel! I’ve been following you for a long time!
Wonderful information on this video Mike and Jennifer; much appreciated. I submitted my contact information via their website and within twenty minutes I received an email and a phone call back. There are some great comments on this video, so anyone who might be interested in purchasing should carefully read all of them. As always, be very careful and do your due diligence.
You two are a delightful couple!
Love your intro comments about RV campsites right next to one another, or non available, etc. It sounds just like a stix&brix environment where you can reach out & touch your neighbor, have zero yard, zero driveway, & pay a horrendous amount for a poorly constructed thrown together house that needs repairs when you 1st move in.
I looked at those lots last year about now would have bought but because of COVID i waited it is beautiful there I'm still still interested may buy in this second phase. only negative issue is when they flood the lake!
Hey dude

I’m 61 and this year started looking into land.
I have been looking at houses in the area and it does have a flood risk. However you can have something like a shelter that could withstand any flood and drive the RV away. Having a dock involves permits from the TVA unless the park has made some deal with them.
Instant subscribe! It takes a lot of effort to make these videos and I thank you for your efforts to bring us the info you bring us. Thank you.
I’ll stick with plan A…. Buy a lot that I can sell later if someone wants to build a house on it, do the same thing while I own it, plus about 10kw of solar on the shade structure.
Are you single, 50 & over?☺️✌️
I live in NC recently bought an RV from Jacksonville nc south to holden beach nc every campground is booked up long term. Some as much as a 7 yrs. Waiting list. So if you have property now is the time to make it RV ready you're sitting on a mini fortune.
Thank you for posting and sharing any other contacts for such opportunities along the TN River is greatly appreciated.🌺
This is AWESOME!!!!! I live in Chattanooga TN and did not know ths exists. Thanks Guys

There are several Airstream only parks where you own your spot.
We would be interested for something like this in Arizona or Southern UT.
Where is it located?
Wow, starting at $60,000! Holy Big Spending Batman! You could rent somebody else's lot a whole bunch of times and have a bunch of money left over, maybe visit some other places with the leftover money, go to Bahia Honda in the Florida Keys, for example. Best of luck.
Beautiful Elkie you guys have! I grew up with them. And bought my next to youngest son one when he was 15 or 16. He is now 23 and that dog is closer to him than his brother are it seems. His name is Chief! Sorry for rambling on about the dog. The video is good as well too.
we went there wanted to sell us two parcels an a and b wouldn't separate them. Plus the rv site is flooded by that during the winter and spring. They told us they would take the rv, boat or both to a storage site from November to March since the area might flood during those times. The utilities are set by you and paid for by you. Base price for the site was 49,000 with boat ramp and doing
My question would be with regard to restrictions,
especially with regard to the type of and age of the units permitted.
For example, a group of fishermen deciding that an old school bus would be a great fish camp, or a hunting camp, depending upon location?
Looks like a nice setup for any type of camper including unloaded truck camper. If outdoors active be aware Lyme disease may be very widespread here.
Lived in central Michigan 1966-77. Backpacked, canoed, hunted and hiked the entire cross-Michigan trail 1971-74. Never picked up a tick or worried about Lyme disease.
There is a really good brand of tick repellant gaiters available from Piragis in Ely, MN. Got one tick on my arm in Ely area 2007. Killed it immediately.
No worries now since we've lived in Alaska since 1990.
No ticks at this elevation!
@@AudreyMacAlpine The location I referred to as having ticks w possible Lyme disease was Kentucky/Tennessee. Most of US E of the Mississippi River is at outdoor risk.
Love Tennessee people are so friendly.
Sandra Westley from the UK our vans have to be a certain distance from each other for fire safety, the pitch is always a large square on which your rig fits first, then you have another 7 ft for an awning then your vehicle, so about 25 ft wide then the 12 to 15 ft grass space before the next outfit, so your just not allowed to be so close like you are.
Looks like a beautiful property. Having a nice home base for your RV is essential.
One of the happiest moments of our 7 years of full-time RV’ing was when we purchased our beautiful golf course RV lot in Juniper Ridge RV Resorrt
Is that near Ocala? Do they have more sites?
I hope someplace like this is around when we head east!
Nice. I have been looking for a base camp for along time. Mostly just yearning to be back in Texas. Been a nomad my whole life. Looking forward to Ssn retirement. Won't be much but it will have to do. Be blessed!
Texas has thousands of sites that were sold in waterfront communities. Roads were never built. Utilities were never put in. Property taxes are staggering. More than you could sell the lots for and no one wants to buy them. Make sure you are buying something usable.
Where in Texas?
Where?
Doesn't help if you don't give us a general area
I’ve followed you all for several years. Thank you for making these videos.
Lots of these places along the Tn river

They are amazing
I’m a soon to be RV owner and watching them for a longtime. They are very special!
Thank you Leslie!!!!!
Oh WOW! Great vid! Thanks for sharing, and I hope to connect and look into these properties. 😎🇺🇸👍🏼
My brother owned one on the Brookville Reservoir ....two months after he sold it a flood washed the entire ground away ....disappeared ....it was part of the river ...
Thank you for doing this video. I’ve been interested but I don’t know anyone who has actually been onsite. Good review!
We hope to visit other such developments around the country. Let us know if you have some you'd like us to check out!
@@RVLifestyle Thank you. The one in Tennessee is the only one that I knew about so I look forward to future ideas as we make our transition from our house to our RV.
This is very appealing to me. I’ll be looking into it. I’ve decided to go full time and would love a home base like that. Hopefully there will be a website listing all the locations doing this. Thanks so much for sharing! Happy trails!
I was already subscribed. Happy Camping. looking at the Lake Tn River. 💙 Just saw I started following when you showed Your Wonder.
Funny though how you see all the regular houses up on the hill on the other side of the river to see if it flooded there a pint of not to be effectED
Such a brilliant idea! I just wonder if this property is in a flood prone area, especially after the devasting flooding in TN last week. I wonder how they faired?
The concept of owning an RV Portal is a growing trend. We are setting up multiple portals in several states

Great video! Thanks for sharing!
That place sounds wonderful. Just what we have been looking for
I need this closer to my area...somewhere near Pennsylvania.
What a great idea. Any idea of water level, e.g., do they lower for irrigation, etc, high water (flooding) in the Spring, etc? Thanks for sharing this story!
Y'all Be Safe!
Yes it floods.
I like the, idea, of it. I would worry about some trying to form a HOA, and control things. There is average available in the rural parts of counties. I would like that.
We just subscribed to your channel and we love it!
You two are adorable. Thank you for all you are doing for us
Mike and Jennifer ... funny and informative. Happy trails 😁
Your story gives inspiration to those who are planning to live in RV. We would love to share this with our customers who bought vacant land from us and planning to live away from the city. They will surely get awesome ideas from your videos.
Love it when your Akita is in your video.
Thanks... But he's a Norwegian Elkhound, not an Akita. He does seem to make an appearance in every video. He comes right to the camera.
Another interesting video. Had no idea that something like this even existed. Thanks
How funny just caught you said have they gotten the Yall yet. As I was on your Ig last night said a few x Lol. Looking for that place in FL.
Great info thank you very much ,wife and I thought of the same idea have a blessed day you two be safe out there 😄
I have a question for you two lovebirds. I love your way of talking to people. My question is can you swim in that river?
That’s what I’m wondering too
Can you swim without a life jacket?
What about an HOA? Personally, I'm not buying into a place where the HOA nazzies can dictate what I do with my own property.
No HOA
500 a year
@@RVLifestyle which is it.... $500 like @frank the tank liscio says or none??
I went to the land sale, the contract has many restrictions. TVA, County, and the property management. There are restrictions on dogs, grass, visitors' length of stay, property owners' consecutive length of stay, and more. Before you can do anything with the land you must submit a detailed plan of use to the powers that be with a payment of 750.00. The plan review could take up to 160 days to approve. If you would like a copy of the contract just ask.
@@california3201 That is very helpful. What are the dog restrictions? Length of stay? That fine print is important. Appreciate your feedback!
I wish I could do that but on disability..perhaps I can get some help through the VA but I am not sure. Thank you for sharing and yes, I liked and subscribed.God Bless.
I just subscribed because you said please :) also, I want to buy my own land - but not somewhere people would SQUAT on it.
I wish every State offered this!!
It's going to be the next transit like the old going to people when they bought timeshares yeah that's where it's going
Love Love Love this episode! So interesting!
Thanks, Joe!
You guys are just simply adorable!!!! ❤️🥰❤️
Just have to say, love your Norwegian Elkhound.
You absolutely have my support😉
Looking into Florida, just like this
Have you found any places in Florida if so where, thank you
Escapees park, Bushnell, FL
I like this for mostly traveling but being able to grow food with inflation and the destroying of the USD seeming to build. Some possibility of homestead idea but traveling as long as it is viable, and located in community of RVers. TN has no income tax, either so good for retirees in that respect.
Will the management allow home stead farming?
@@meman6964 no HOA rules, no rules at all, they say. I'd like to see the documents!
Very interesting, we were looking at Texas but this may be a option for a home base
Thanks for this great info. Safe travels
Amazing! Can people live there full time? I’d love to find something like this out west.
What a beautiful location
Most of the RV campground resorts with deeded lots I’ve been looking at are smaller, cheaper and already have the RV pad and the water, sewer and electric already hooked up so all you have to do is move your RV in. I was surprised that for 60K you had to pay extra to connect to these things yourself.
Very interesting...thanks for sharing! JourneyOnward 👣
Looked up the weather for Tennessee sounds very humid in the summer which I can't take
From what I saw I didn't see much of anything in the way of trees and cover. Looks like j e a Florida developer came in and just cleared everything. What did you think of it? Was there space between lots with trees and shrubs or is that something the owners would have to do?
I have the perfect scenery on Kentucky lake but my campground is to full and there's crazy teenagers on golf carts at 1 am BUT I still put up with it because it's cheap
Great video and information you all provided. I was hesitant to like and subscribe, but after we watched the video for five minutes we had no choice but to like and subscribe to your channel. We are researching getting a class c and something like this place is definitely interesting. Thank you for the video and happy camping!
As long as there isn't an HOA/Condo Association for the property, I'd recommend it.
How much for a small plot . Not bothered if it's next to lake . Thanks PJ
That sounds wonderful im sure interested
Researched this thoroughly. I was so disappointed. These lots are completely in the floodplain of the Tennessee river with flood water depths into the teens, and there is some level of flooding on a regular basis in the spring. That plus the fact you can never build here sent me running. I also spoke with a current owner who said he paid very high closing costs. Not for me.
@Carrie Goodman Not really. I mean if you are ok with routine flooding and never want to build on the lot, then I guess this could work for you. And understand that during these flood times the surrounding roads are also flooded so you can't even get to the lot. Obviously there are people who don't seem to care about this but not me.
Wow what a concept.
We have been considering Ky Lake for close to two years now. We had set a time to meet and be shown the resort but due to unforeseen reasons, we had to cancel. I think my husband was sold last year without a site visit. I was more reluctant, till I see the area for real. We really appreciated your sharing and input on Ky River and TN lake properties.

Wow!!! We’re not even going to get on the road for about a year! I hope we can get a spot!!!! Thank you for sharing this!!

This looks beautiful wonderful concept and ideas
I look at website it said no HOA. Who pays for the gated entrance electric gate? Maintenance on the entrance and common areas? Like mowing any lights at entrance etc?
Please READ the accompanying blog post... it has all the info rvlifestyle.com/own-your-campsite/
I love it being on a river
That depends on if you want something stationary. If people are traveling the us they don’t care. Maybe something to come home to
Welcome to Tennessee, please leave your states issues behind and understand why you moved here. P.S. this river DOES flood.
