Amazing amount of wok that you did because it looks like you moved the driveway and garage from the right side of the lot to the left side of the lot, looks great after you did it. Would have thought that it cost more money to do that though.

Very nicely done video! You know, I see these gooroo guys buying remote properties they have never seen off Zillow with wild abandon and I can't see how they do not get seriously burned now and then. I do not understand how a person can do remote real estate. Your comps (talking this street near commercial versus the one 1 block away) the remote guys would skip right over that. The asbestos siding is indeed a pretty smelly issue, and of course the concrete driveway which is a disaster as it sits. It would be one thing if you were simply flipping the house for an assignment and that turns into a zero, but if you are going to get into rehab and get your hands seriously dirty, that stuff can destroy you. And of course, materials are easily 25%++ more expensive than they were only a few years ago. My brother whom is a veteran of perhaps 100 RE transactions has a saying, "There is no substitute for actual local knowledge, an actual pair of eyes of the subject property".
Thanks Alan! It seems to me that MOST of the gurus “buying” remote don’t actually buy.. they are only assigning deals. At least that seems to be the case in my markets. Your brother is correct in that statement! Local knowledge and boots on the ground is crucial!
I sold one of my rentals to a newbie flipper and he lost his ass. The house was up on a hill in a major city and needed foundation repairs. I had already called the biggest most reputable foundation compaby out there and he said he wouldn't touch it...why....the land was pushing half the house forward and the land needed to be drilled diagonally and have these screwnthings put in and big walls installed under the dirt. Cost would have been over 100k just for that repair! I just let it go. The experienced flippers declined it. The inexperienced guy paid 35k more to me.
Hey I think that was me!! Lol jk. However about 8 years ago I flipped a house on a hillside like you mentioned. It had major foundation issues. It was a very expensive learning lesson for me! Ever since then I pay very close attention to any sort of foundation issues since they can be so costly and sometimes hard to spot.
