At a minimum, the people living there were poisoned by Mountain Dew....
The crazy thing is for me that this is CLEAN compared to some places I have been to. I have been to houses that the owner passed away and we could not get into sections of the house because the trash was causing the floors to cave in. The person who hired us ended up just allowing us to take the entire house down as the land was far and away the most valuable part of the property and we would have had to take down walls and build new floors as we moved through the house to try cleaning it. I know these neighbors are so happy to see you.
Wow, that's a lot of nasty and those poor neighbors. Do them a favor and shut that outdoor freezer. lol. I'll be curious to see how many full-size dumpsters that place takes.

Consider Anti Icky Poo unscented enzymatic treatment for cat pee. It is excellent. In your case, soak subfloor, let dry completely 48 hour), paint subfloor with Zinnser BIN (or Kilz Oil primer). Two coats. Focus on corners and base of walls. You might need to remove/replace bottom 18-24”. No clue what something like this does to your budget, but the process is actually pretty straightforward as long as you have home improvement skills, as you do.

What’s up Laz! The renovations took us 4 months to complete. Which is about what we anticipated given the scope of the project!
Quick question, when you buy a place as is, can you sell it as is if you find things wrong? Or do you have to take care of it?
From my experience, Yes you can resell as is.
6:41 just curious, why is the roof 3 different colors?
My guess is that the previous owners just replaced certain sections as necessary instead of replacing the entire roof..??

It smells terrible but the overall condition is ok. I’m not sure on AC unit, will test it first, see if it works and can maybe give it a good cleaning?!
i would drywall the bathroom door opening in the master. it doesn't make any sense on the functionality end and doesn't improve the value imo (after watching the full video i guess this won't happen with a $17.5k budget haha).

pay attention to flooring along the walls for stains. You may have to do some drywall replacement if a litter box was in the area, but u probably already know that 😅

Not a bad looking place. How many places do you have going at the moment? What's the best way, you've found, to find good labor or a contractor to handle the work?
Around 20 in various stages. We have found a lot of contractors from networking with other investors that don’t have the volume to keep guys busy full time. Also other job sites and just ask if they are looking for other work!
I recommend you still call the police and make a report. Delaying on this can hurt you more than help you.

@@JesseStolz The way I look at it is, if you go to court they will ask why no report was made during the date you found them, this will end up hurting you more in the long run.

No there’s really nothing to be disclosed. If there are any issues with ducting or smells, they will all be fixed before it get listed:)
I’m in Bend and just got a place for 675k in foreclosure with a ARV of 1.1m comps at 1.2m… curious to see what happens to our market out here.
Bend is such a cool area! Based off those numbers that seems like a GREAT buy! How much in repairs does it need? Ya I don’t know that market super well… I would imagine it does fine given that it’s become so popular??
@@JesseStolz it’s been mostly a trash out and basic drywall, paint… I put a new septic system in. I’ll be in about 750k. Really come check this market out it’s still going very strong. I’ve learned to follow foreclosures through attorneys and news posting…

The previous owner of my house hoarded items and buried them all in the yard. I'm always pulling clothes and endless other items out of the ground. The inside of the house was clean as a whistle.

@@JesseStolz I don't know how I am going to plant grass. The ground is not level, if I level it with a skid steer all sorts of litter will come up. Maybe the only thing to do is to have sod brought in after I clean up all the litter the skid steer dug up.

I was thinking (before you laid it out) that you'd go more for the sub-$10K rehab. $25K seems like a full-on retail price on a no-compromise rehab. Of course I have no idea of area rents, nor do I have your experience of 1 BR rentals vs 2+BR rents. I would think 1 BRs are more transient (meaning, you'd perhaps have to do 1/3 - 1/2 your tenant turnover rehab again in 2 years and not get the 5 years you're expecting..... but that is only a guess.
This particular building is in a decent area of town, so the thought is if we spend a little more money and do the unit up nice we should be able to attract a better quality tenant. This will not only bring higher rents, but also someone who will take better care of the unit! In addition to that, higher rents will obviously increase the value of our building so once we turn all the units, we will be in a better position when we go to do a cash out refinance.

How did you get the owner out of the property - cash for keys, court? Did they leave on their own?
We worked out a cash for keys agreement with them. If they didn’t agree to that then we would have had to go the eviction route. Thankfully we did not:)

You seem to be guessing on price. If a house just sold for $585K in the same neighborhood and has a smaller square footage then you should sell for the exact same price of $585K for a quick sale.
