Starting in 2001 in my role as a global sales and procurement manager I have been to China five times for work, including to Beijing, Shenzhen, Shanghai and Hong Kong. I have always had successful and enjoyable trips to China, including my last visit to Hong Kong in 2018. But after China kidnapped Michael Spavor and Michael Kovrig - two regular business people, just like me, my wife made me promise to never again step a foot onto Chinese territory. So, I have never returned, and instead I’ve been redirecting our procurement efforts to Taiwan, Singapore, Malaysia and Thailand - our category of goods can be bought at similar quality and cost as from China, without the political and economic risks. It takes some effort to get to these places from Canada when you tell your travel agent not to connect through Hong Kong or elsewhere in China, nor to use any China owned or affiliated airlines, including Cathay. But it can be done, from Vancouver, Canada I fly Air Canada (or Eva) to Taiwan, and from there to Singapore. I still sell to China, but I meet the customers outside of China, for example recently at a trade show in the US. China’s people are lovely, and wonderful to do business with, but if the communist regime sees fit to kidnap Canadians, I can’t be arrogant and say, it wouldn’t happen to me.
Same path my friend, same reasons, just procurement for my own business. Being a long time American of British passport and early life, HongKong was my goto for jumpoffs to everywhere else.. and now same problem. It’s now Asian Alcatraz.

This is the unwinding of the Globalization experiment that started in the late 1980's. We're moving back to an era of regional trade and individual bilateral trade agreements. The concept of "just-in-time" and "right-shoring' is dead. Good riddance.

Cos.. why would one province fight with anothe province ? Even in Europe, people do not fight. AND they count how many people, and how many houses. And this is why democracy works. Cos the ratio of your salaries.. and the worth of your currency is dependent on how many people, how many items. Suppler and demand. So... what do these individuals think when they are actually running a business? All the care about is actually their own immediate budgets and outgoings. And would grab at anything. I knew foreigners staying in Shanghai that were being randomly dragged out of bars, had parts of their hair shaved and tested for drugs. It's an absolute joke and no wonder they're leaving.
As a foreigner in the finance field who first started coming to China in 2005, I can say that Hu Jintao knew how to make China attractive to foreigners while also keeping it a cohesive country, and those were the good years. He was intelligent. Xi was ok for a couple years and then he got greedy and it all went downhill. I left HK, rarely went into the mainland, and all my friends in finance moved to Singapore or back to US, London, Australia, etc. Xi is the one to blame.

If rent and property keeps deflating, it causes a deflationary spiral just like in Japan. China has a long history of real estate speculation resulting in over-capacity. There are more houses than Chinese people. Say if you want to buy a house but the housing prices keeps lowering, even if you do need a house to stay in, you will generally delay your purchase for as long as possible. More people will start to rent but at some point home owners will choose to leave the house vacant rather than rent or sell. Just like in Japan the deflationary spiral started with the property market and went on to affect the entire economy.

actually, the chinese population shrank by 100,850,000 this year. the chinese census publicly admitted they overcounted their population by about 100 million. and that inflated number came from the under 40 year old category. there probably isnt even a billion ppl left in china right now. thats still a lot, but most of that number is old ppl.
On top of that, the youth don‘t have jobs and are being sent into the countryside (to prevent protests). Even if China were to have a higher population of youth, they wouldn’t be able to make them productive.

I used to live in beijing and used to travel to China frequently.. After all the recent Chinese government threats against Hong Kong, Taiwan and arrests of foreigners I won't even make a stop over in any Chinese territory.. Never, and the Chinese people can thank their own government for that.
I am living in China. This is true. I am based in South China, and my office rent has dropped by over 20%. It's incredibly cheap to rent an office. The business climate is not very good at the moment. Most factories I have seen are struggling to stay above water, and the really good ones are lucky to be breaking even or maintain stable sales, but no growth in many industrial sectors. Real estate is an unmitigated disaster for both buyers and sellers. Real estate is down. I know this is an anti-China channel, but what they are saying is a 'matter of fact'.

Chinese influxes in SEA like Singapore and Thailand cause real estate price higher. Local Thais and Singaporean are now affected. They have to pay higher to get a house. And Chinese also buy and nominated many businesses in compete with the local. This is scary in both country.
As long as the government limits ownership by foreignors or foreign corporations the affect should be limited? (isnt it difficult to buy property in thailand by foreignors?)

Well, it doesn't help that China the militarily threatening all its neighbors. No wonder the Southeast Asian countries are all aggressively beefing up military spending to counter the Chinese threat. And so is India, which is moving large numbers of troops and military equipment to its border with China's Tibet Autonomous Region.

In my opinion. And it’s only opinion. Any leadership where one person makes all the laws and rules is set for disaster.. nobody is smart on every issue, and a smart leadership listens to all sides of an argument, listens to all voices of his/her people. If you need to watch and imprison your people then you are driving a bullet train to disaster.. I have lived in many parts of China, I love the people, I remember a night on a sleeper train going through Chatman Mao’s hometown and was in a conversation about if Mao was a good or bad leader. This is like a thief stealing from a thief, who stole from a thief. You can't build on a society that thinks that way. All that will happen and has happened, is that things will become so corrupt that the system stops working. If this was the Matrix China has just crashed the system, and the only way forward is with a complete reboot of the system, not more of the same. They were overcharging you anyway.... and this is the exact issue with China.. the so called PRC. Cos they don't do normal. As in, they don't do correct audits and calculations etc. They have had a lot of bank runs as well.. and this kind of increase, without controlling their currency rates and ratio.. is also a form of "printing money" as well. But the man does not know that, cos they assume that to raise the actual ratio to pay off their own debts, is enough. That is how dangerous it is to give an uneducated man, in charge of money. (And there are also issues like, forcing rural individuals.. to be living in the urban areas. e.g. Those rural citizens, they have paid off their land, and live off their land.. and is debt free. So now, they want those individuals to be moved into the urban cities, to carry the debts of those idiots.... Even in the UK, and in Europe.. people don't do that. If you provide rental.. then you don't try and raise the prices and the ratio.. to be non-sustainable ?... Cos what would you do then ? ) PRC should NOT have joined the WTO at all. They have world bank's offices there.. and couldn't even handle this. And at the same time, they are ultra.. sadistic.. sadistic in the sense that, they have the blue print of ALL countries' actual financial model.. as provided by the World Bank as well... What they mean is that is basically one of the only ways for Chinese citizens to invest in China without being directly tied to the CCP. Many families dumped their savings into real-estate. If everyones retirement fund bottoms out they be struggling to recover at best. Mean while the collapsing market will effect business owners causing job loses and more unemployment. Plus the cities make money by selling land grants to developers. If their is no value in homes then they can’t make money and the cities will go massively in the red. All this will tumble into economic unrest and possibly political upheaval. Those ghost cities where Chinese savings accounts. Many that get incentives. Now they are going to be worth nothing. Also don’t be fooled by the ghost cities thing. Many that where empty before are now occupied. They were dumping money into infrastructure and real estate now it’s starting to fall out and the worst to get hit is the city governments and the citizens themselves. It’s like watching your 401k just keep dropping and dropping til it’s gone. Sad but it’s what happens when a corrupt and bad government setups a broken system. I will say that I’m not of fan of the CCP to say the least, but I don’t wish this catastrophe on the normal Chinese people.
Unfortunately, in the Chinese economic system, real estate was one of the few investment vehicles for the Chinese citizenry, so that is where they put their savings. Given that there were no renters, this was always a Ponzi scheme that was eventually going to collapse. The situation was created by the economic policies of the CCP. I feel sorry for the citizens. This current realestate situation is an example of what I have been saying for a long time. China is not a world economic power. It is simply the production floor for Western manufacturing. If the West moves its production, China collapses economically. I don’t know if anyone has noticed, but most Chinese designed and made products are of very poor quality. Their stainless steel rusts, and their electronics is highly unreliable. These things can be fixed, but that takes hard work along with innovative persistence and the Chinese model does not encourage that type of behavior.

But if rents fall bellow the cost of being a landlord, landlords get out of the business, then less places to rent, market demand pushes prices up again. So it’s cyclical in nature with a reward/loss lag built into the system. Too much legislation has the same effect. Too many bad tenants have the same effect.. the price of rent should always cover the cost of being a landlord, both fiscally and mentally. The China model is different because real estate has been the safe place to invest for retirement. So many rents were already below the cost of being a landlord, and the return for the landlord was the equity increase in the real estate. So. If the Chinese/HK market goes into free fall and real estate values collapse, normal working folk lose their life’s savings.

As long as enough money is made to buy vale juice, weed, meth etc their is little care to know more in most peoples lives. Cause and effect. Market dynamics. Supply chain costs, business costs. I used to be quality manager at a UK company that has all its products made in China. Consequently, I was sent off to China every month for a month, to carry on until the company had found a more local quality manager, e.g. from Hong Kong. The company had a flat (thankfully air-conditioned) in Pudong Liu, Pudong, Shanghai. You could look out of the window and see the Pearl Tower, the Birdcage skyscraper and the (then in construction) Shanghai Financial Tower. It was always bustling. I can’t think of it as a ghost town.

Many Vietnamese could not return home to be with their families in Vietnam during this time, and foreigners were stuck. Ho Chi Minh City and Hanoi had very strict lockdowns, but Hanoi's were the longest. Many foreigners there left the city after the lockdowns ended and rents have dropped a lot like in China

I can tell you're Chinese..I was there for 10 years from 2009 to 2019 in Shenzhen,Guangzhou,Dalian,Zhanjiang etc etc......Overall it would help if Chinese people were not so RACIST towards us foreigners,never have I seen such dreadful behaviour. I believe that the stats given are all better than actual. The given stats would not explain all foreigners gone, and entire buildings being empty. If those statements of vacancy are true, then a price drop of 20% must be false. Rental price decline has to be much more.

Real Estate bubbles are always tied to an increase in population. For real estate to remain high there has to be more people looking to buy than the number of units available. As China's population decreases (expecially young working people building families) due to the one child policy enforced for many years , you can expect a decline in real estate prices until that reverses or stabilizes itself.
The real estate bubbles are debt mechanisms and Xi is reigning in speculators like Evergrande. Finance capitalist countries like US cannot erase debts and hence are debt polarizing into oligarchy. Advantage China for the win.

Starting in 2001 in my role as a global sales and procurement manager I have been to China five times for work, including to Beijing, Shenzhen, Shanghai and Hong Kong. I have always had successful and enjoyable trips to China, including my last visit to Hong Kong in 2018. But after China kidnapped Michael Spavor and Michael Kovrig - two regular business people, just like me, my wife made me promise to never again step a foot onto Chinese territory. So, I have never returned, and instead I’ve been redirecting our procurement efforts to Taiwan, Singapore, Malaysia and Thailand - our category of goods can be bought at similar quality and cost as from China, without the political and economic risks. It takes some effort to get to these places from Canada when you tell your travel agent not to connect through Hong Kong or elsewhere in China, nor to use any China owned or affiliated airlines, including Cathay. But it can be done, from Vancouver, Canada I fly Air Canada (or Eva) to Taiwan, and from there to Singapore. I still sell to China, but I meet the customers outside of China, for example recently at a trade show in the US. China’s people are lovely, and wonderful to do business with, but if the communist regime sees fit to kidnap Canadians, I can’t be arrogant and say, it wouldn’t happen to me.

As a foreigner in the finance field who first started coming to China in 2005, I can say that Hu Jintao knew how to make China attractive to foreigners while also keeping it a cohesive country, and those were the good years. He was intelligent. Xi was ok for a couple years and then he got greedy and it all went downhill. I left HK, rarely went into the mainland, and all my friends in finance moved to Singapore or back to US, London, Australia, etc. Xi is the one to blame.

If rent and property keeps deflating, it causes a deflationary spiral just like in Japan. China has a long history of real estate speculation resulting in over-capacity. There are more houses than Chinese people. Say if you want to buy a house but the housing prices keeps lowering, even if you do need a house to stay in, you will generally delay your purchase for as long as possible. More people will start to rent but at some point home owners will choose to leave the house vacant rather than rent or sell. Just like in Japan the deflationary spiral started with the property market and went on to affect the entire economy.

China you have a property bubble driven by debt. Local government in China has a major debt problem. That means banks are effectively bust.
Turns out that the USA has China by the poverbial. All it has to do is cancel that postage deal and/or tax low value items. ie. $5 per item tax. That screws the cheap items with high labour content. That causes widespread unemployment in China.
China has nearly 600 million residential buildings including large apartment buildings. Some have estmated there are homes for over 3 billion people. Who would have thought this would lead to rents and sales prices falling?

actually, the chinese population shrank by 100,850,000 this year. the chinese census publicly admitted they overcounted their population by about 100 million. and that inflated number came from the under 40 year old category. there probably isnt even a billion ppl left in china right now. thats still a lot, but most of that number is old ppl.
On top of that, the youth don‘t have jobs and are being sent into the countryside (to prevent protests). Even if China were to have a higher population of youth, they wouldn’t be able to make them productive.

I am living in China. This is true. I am based in South China, and my office rent has dropped by over 20%. It's incredibly cheap to rent an office. The business climate is not very good at the moment. Most factories I have seen are struggling to stay above water, and the really good ones are lucky to be breaking even or maintain stable sales, but no growth in many industrial sectors. Real estate is an unmitigated disaster for both buyers and sellers. Real estate is down.

This is like a thief stealing from a thief, who stole from a thief. You can't build on a society that thinks that way. If this was the Matrix China has just crashed the system, and the only way forward is with a complete reboot of the system, not more of the same. But the man does not know that, cos they assume that to raise the actual ratio to pay off their own debts, is enough. That is how dangerous it is to give an uneducated man, in charge of money. (And there are also issues like, forcing rural individuals.. to be living in the urban areas. e.g. Those rural citizens, they have paid off their land, and live off their land.. and is debt free. So now, they want those individuals to be moved into the urban cities, to carry the debts of those idiots.... Even in the UK, and in Europe.. people don't do that. If you provide rental.. then you don't try and raise the prices and the ratio.. to be non-sustainable ?... Cos what would you do then ? ) PRC should NOT have joined the WTO at all. They have world bank's offices there.. and couldn't even handle this. And at the same time, they are ultra.. sadistic.. sadistic in the sense that, they have the blue print of ALL countries' actual financial model.. as provided by the World Bank as well... What they mean is that is basically one of the only ways for Chinese citizens to invest in China without being directly tied to the CCP. Many families dumped their savings into real-estate. If everyones retirement fund bottoms out they be struggling to recover at best. Mean while the collapsing market will effect business owners causing job loses and more unemployment. Plus the cities make money by selling land grants to developers. If their is no value in homes then they can’t make money and the cities will go massively in the red. All this will tumble into economic unrest and possibly political upheaval. Those ghost cities where Chinese savings accounts. Many that get incentives. Now they are going to be worth nothing. Also don’t be fooled by the ghost cities thing. Many that where empty before are now occupied. They were dumping money into infrastructure and real estate now it’s starting to fall out and the worst to get hit is the city governments and the citizens themselves. It’s like watching your 401k just keep dropping and dropping til it’s gone. Sad but it’s what happens when a corrupt and bad government setups a broken system. I will say that I’m not of fan of the CCP to say the least, but I don’t wish this catastrophe on the normal Chinese people.

Unfortunately, in the Chinese economic system, real estate was one of the few investment vehicles for the Chinese citizenry, so that is where they put their savings. Given that there were no renters, this was always a Ponzi scheme that was eventually going to collapse. The situation was created by the economic policies of the CCP. I feel sorry for the citizens.
This current realestate situation is an example of what I have been saying for a long time. China is not a world economic power. It is simply the production floor for Western manufacturing. If the West moves its production, China collapses economically. I don’t know if anyone has noticed, but most Chinese designed and made products are of very poor quality. Their stainless steel rusts, and their electronics is highly unreliable. These things can be fixed, but that takes hard work along with innovative persistence and the Chinese model does not encourage that type of behavior.

But if rents fall bellow the cost of being a landlord, landlords get out of the business, then less places to rent, market demand pushes prices up again. So it’s cyclical in nature with a reward/loss lag built into the system. Too much legislation has the same effect. Too many bad tenants have the same effect.. the price of rent should always cover the cost of being a landlord, both fiscally and mentally.
The China model is different because real estate has been the safe place to invest for retirement. So many rents were already below the cost of being a landlord, and the return for the landlord was the equity increase in the real estate. So. If the Chinese/HK market goes into free fall and real estate values collapse, normal working folk lose their life’s savings.

I used to be quality manager at a UK company that has all its products made in China. Consequently, I was sent off to China every month for a month, to carry on until the company had found a more local quality manager, e.g. from Hong Kong. The company had a flat (thankfully air-conditioned) in Pudong Liu, Pudong, Shanghai. You could look out of the window and see the Pearl Tower, the Birdcage skyscraper and the (then in construction) Shanghai Financial Tower. It was always bustling. I can’t think of it as a ghost town.

Many Vietnamese could not return home to be with their families in Vietnam during this time, and foreigners were stuck. Ho Chi Minh City and Hanoi had very strict lockdowns, but Hanoi's were the longest. Many foreigners there left the city after the lockdowns ended and rents have dropped a lot like in China

Real Estate bubbles are always tied to an increase in population. For real estate to remain high there has to be more people looking to buy than the number of units available. As China's population decreases (expecially young working people building families) due to the one child policy enforced for many years , you can expect a decline in real estate prices until that reverses or stabilizes itself.
Real estate bubbles are always tied to debt. Imagine if you had to pay cash for properties. They wouldn't be worth much.
