Pros and Cons of Living in Lake Las Vegas

- Lake Las Vegas is a tranquil master-planned community located in the city of Henderson. It offers beautiful resort-style living to residents and is perfect for nature-lovers. Lake Las Vegas offers diverse housing options from condos to waterfront mansions. The area has gained popularity as people seek a more simple and peaceful lifestyle. Like anywhere else, living in Lake Las Vegas comes with a set of pros and cons.
Location Pros
Lake Las Vegas is one of the most stunning communities in all of Las Vegas. Built around a 320 acre reservoir, it is truly a magical oasis in the desert. Fitness and nature lovers thrive here. The area is home to wonderful hiking and biking trails. Neighbors are always out walking and taking advantage of all these activities.
Lake Las Vegas itself offers more than great views. Residents can partake in non-moterized water sports including kayaking, stand up paddle boarding, and a cable course on the water. These activities do come at an additional fee, although residents receive a discounted rate.
Some communities, such as South Shore, Caliza, and Lago Vista, even have their own lake access, so you can easily launch your own kayak or stand up paddle board.
Want to launch your own boat? Lake Las Vegas is is close to Lake Mead where you can either launch your personal boat or rent one for the day.
Another pro to the location of Lake Las Vegas is that it is an easy drive to both the airport and the Las Vegas Strip. The areas is about a 15 minute drive to Harry Reid international airport and a 30 minute drive to the Las Vegas Strip.
And finally, one of the best things about the location is safety. Overall, the city of Henderson has consistently been ranked as one of the safest large cities throughout the country. And since Lake Las Vegas is in Henderson, it's no wonder celebrities like Celine Dion and Nigel Farrell have chosen to live there. In addition, many buyers love guard-gated South Shore. It’s very safe and secure...for anyone to gain access, they must be cleared!
Location Cons
There are some downsides to the secluded location of Lake Las Vegas. The first is that while there are some shops and restaurants in the Village, you will need to drive 15-20 minutes for any major shopping trips. There is a small boutique grocery store in The Village called Seasons. However, for major grocery trips you will most likely want to drive the 10 minutes to Smith’s Marketplace on Lake Mead Parkway.
Another con to the location is that some people don’t like the drive down Lake Mead Parkway to get to Lake Las Vegas. First of all, the road has stoplights. Secondly, the drive goes through Downtown Henderson. This area is up and coming and in a slow process of gentrification.
Homes
Lake Las Vegas is a luxury community and median home prices are higher than in the rest of Las Vegas. This is both a pro and a con. Not everyone can afford to live here, so it is an exclusive community. On the flip side, this means that if you are home shopping on a budget, Lake Las Vegas might not be a good fit.
Finally, many Lake Las Vegas homes were built around the turn of the century, when lavish Mediterranean style was king. While is a pro for many, the style might not be for everyone. Luckily, there are many new construction projects in Lake Las Vegas with a more contemporary feel, including two of our favorite builders - Blue Heron and Tri Pointe Homes.
HOA Dues
Everyone living at Lake Las Vegas pays $200/quarter for the master plan fee. This fee covers maintenance of the Lake as well as the lush grounds and landscaping.
In addition to the masterplan fee, most individual neighborhoods have their own HOA dues. These can range from $45/month to $330/month (for guard-gated South Shore for example)
Amenities Pros
The Village at Las Las Vegas offers a variety of restaurants, shops, and even a boutique grocery store. The Village's lakeside restaurants offer diverse menu selections with an incredible view of the lake that make dining at The Village unique.
The Village offers various events throughout the year including live music, wine tastings, and more. Because Lake Las Vegas is a golf-cart permissible community, you can easily get to and from these events without having to drive your car.
In addition, if you are an avid golfer, there are two beautiful golf courses-Reflection Bay (public) and SouthShore (private).
If you are a fitness enthusiast, the Lake Las Vegas Sports club will be a huge “pro.” This high-end complex features both lap and leisure pools, tennis, pickleball, fitness equipment, a plethora of fitness classes, and more.

the village is bankrupt and stores can't survive without "customers"....no one is there We loved it out there but had to give it up after the "crash"
some builders do not include the 10,000 and the main HOA is $400 quarterly...Josh Stevens Elementary is like 2 miles away down Galleria and is pretty new

Can I use food delivery apps like grub hub or Uber eats?
You’ll have difficulty using it since the area is tucked away. If you’re willing to pay more, you’ll probably find drivers who will do the miles.
