    At 70 I have never owned a single share of any company.. Real estate made my living and with several booms and busts which I learned to deal with very profitably.. Now I would like to buy a dividend paying stock for my favorite niece when I am gone.. That's why I'm here!!!

      Buy her several one-ounce US Gold Eagle or US Gold Buffalo coins instead. She will be forever grateful that you did this for her. Gold is currently at $1,788 and on its way to $30,000 an ounce! Everything digital will drop 90% or more over time.

    May I ask your takes on what usually happens (based on history) to dividends when the inflation hits 10% and above?
    Given the usual dividend rate is in the 3-6% does this mean dividend investors lose money?
    Do dividend payers catch up with inflation and increase their payouts?

    "Inflation" is the increase (an inflation) of the supply of currency which results in higher prices. Higher prices due to supply and demand issues is just "higher prices".

      I heard only Mexican citizens can own Mexican real estate. If you are not Mexican, they can take your property away from you when you least expect it, like when you own the property free and clear.

    Dumping of cash meaning government printing of money. Then people of means borrowing large amounts and buying up assets as a hedge against inflation. That action driving up prices causing more inflation.

    I have no confidence in our system/POTUS/election system/government etc.
    With the pandemic (& them working to create more), wars & rumors of wars, inflation/hyperinflation, the real estate bubble, the everything bubble…thanx, but no thanx.
    100% of my $$$ is in real, actual gold & silver.
    I sleep peacefully at night.

    keep in mind that as soon as the financial institutions were legally allowed to buy crypto, they drove the price down on purpose because they saw it as a threat to their system. Either way thanks for the excellent info! you are the best Toby.

    What about gold stocks as opposed to the metal itself? Gold stocks are up at least 20% of the last couple of months. They tend to rise quicker than the metal itself.

    Hi Toby my wife and I have been watching your channel for the last 3 or 4 months and love it. We were wondering what you thought about Tqqq in our fidelity IRA acct is it a good idea to move some of our cash into it as it is trading around 17.50 right now it is way down . We would be doing it as a long term hold as we are only in our upper 50s and have no plan on taking it until we are forced to take .     You mentioned REITS- I know that REITS pay a higher dividend generally but aren't REITS taxed differently? Aren't some of REIT dividends taxed as ordinary income?

    I am mostly cash although I do have my dividend stocks still. I see no point in holding watching your capital go down. Especially since the fed basically told us they will be raising interest rates. They really have no choice, at least for now. They are most likely creating a buffer for when they have to start adding liquidity to the market. The market is now run by how much they are adding or taking away. They put themselves in a jam.

    earned a subscriber! i agree! especially on the selling option part. everyone i talk to about this though would rather buy gold or whatever because to them it is easier with less things to manage... i'd rather buy companies i like in 100 shares, then sell options for maybe .05% or more each week or 2% or more per month... every once in awhile, you can make 20 to 40 % on a stock per year! that's better and less stress than most realestate flip type deals. you are getting "rent" for the stock you own.

    Reit is so much easier than managing properties wholly owned. Better liquidity for a start, and no direct problems with tenants wrecking the property, callouts during the night, non payers etc

    But these dividend companies generally pay a lower percentage than inflation?
    Example: cocacola currently pays 3.6% in dividends but current inflation in australia where i live is like 6.5 - 7 %

    I rent my properties in Central America. Considering the potential increases for renter moratoriums, I would not purchase rental properties in the U.S. Property rights no longer exist in the U.S.

    Better get a cheap house to cover that Investor rate mortgage, usually 2-4% more than owner occupied property. And better check your tenant applicants credit report...will show any evictions and bad pays.

      By GLD on the stock market. Look it up. Buying actual gold is more expensive and costs to vault or risky to bury in your backyard.

    You forget to mention VERY IMPORTANT thing. Interest Rate hike .25% this week. March 15.
    Most people hiding their money in Bond market. Let these two crucial days past first before jump in the market.
    Fed will rise the interest rate in four phases throughout the year.
    Be cautious guys!!
    Hold your horse guy! don’t jump into anything yet. Market likely will take a dive on that day and see which one can withstand.

    In regard to TIPS, the inflation adjustment is based on the CPI, which doesn't factor in housing inflation, right? So the misleading CPI is at 5% while housing is at 15% and you get cheated, right? Just like how inflation results in a tax on your imaginary "gains", right?

    I put 50 grand in fidelity TIPs fund. It has lost money over the last 18 months despite high inflation. Nothing makes sense anymore.

    Great info even for “ordinary people”,with not so much money to invest,he just conffirmed my present thoughts that realestate multiple housing is best option.I dont consider bitcoin good or real its like i think that they will just evaporate one day,so not good option for investing your lifetime savings and become more poorer!

    Yea we made that huge mistake dumping Target stocks in 2007. That $180,000 would have been $800,000 today. We lost 50% when the market crashed and cashed out at $60,000. Big mistake

    Flush with cash? Hmmmmmm. Renting is a PITA - and the whole market is about to crash.

    How is that inflation pushes equity markets and real estate prices high!? We are seeing just the opposite: both go down due to interest rate increases.
    Rents are theoretically higher, but not if you have an existing tenant(s) whose rents you can only increase by Board-approved 2.5% per year and only once every 12 months.
    And equity and bond markets are down due to interest rate increases. Of course if you come to an inheritance, it would be a brand-new cash that was not employed a year ago, but if you were building your wealth across real estate and typical balanced portfolios, you are stuck.
