Do you think that the market will head downwards from 2027 until demand can catch up with the enormous upcoming supply? Fair point that developers are responding to market demands and launched properties are being absorbed. But minimum of 60% are still investors, so if there aren't enough residents to rent those properties investors are left to either hold it vacant or sell it at cost price (God forbid lower). I am both a resident and investor and I think we're in for a ride.
Question, is rental prices rise in local areas like Bur Dubai, Deaira or in free hold market?
As you have shown in the graph of Dubai market since 2010 it means market has gone up and came down from 2017 till 2020. This is the longest uptrend from 2020 till now in 2024. Will there be correction again we can see to see the another uptrend ?
I have one question. I am trying to become a real estate agent in Dubai. I wanted to ask the yoy increase of 23% is calculated overall to check capital appreciation? For example 1.5 Million apartment value increased 20%. So we will add 1500000+20% to get the market value of 2025? Please explain
