In apartment test water in kitchen and bathroom for pressure and if both have hot water. Long term you won't be living out of a suitcase. Seek closet and storage space. Large fridge. Desired mattress.

Wyn, you only explained what the different retirement visas were in terms of one required health insurance and one doesn’t. Maybe explain what are the circumstances or reasons that determine why people choose which one
Thais have started tipping in the last 20 years but generally it's between a few coins and 20 Baht. Some people have been working with Foreigners for some time and may have become accustomed to more, but any more than 100 baht (on a 1,000 baht bill) and they just think you're stupid with money. They'll be very thankful but it won't gain you any extra service in future with them or make them think any better of you.
If you want a Copacabana etc condo during high season you have to book it very early and pay deposit many months before coming. So easy to get scammed but i dont see any other option.

I know a UA-camr who has rented a condo in soi 7 for 10,000 baht a month but his last monthly bill for water was 1000 baht , electric 2800 baht . The landlady’s son in law runs a visa agency which is charging this UA-camr 3000 baht for the monthly visa extension

There are loads of leisure/sports activities to do in Pattaya, best to get into a healthy routine, gym/spa etc at you're own pace of course.
