Do you find the market interesting for renting as well? I checked the prices near the Pan American School of Bahia because I am moving to Salvador next year and I found it way more expensive than what I expected. I expected Salvador to be cheaper. What neighborhood do you think might be cheaper near my daughter's future school? 😊
You can pay for transportation to her school, where you don’t have to drive her, which is super helpful and can free up your day. I do not drive my daughter to school, because it would be nearly an hour to and from; transportation to school is safe, tho prices vary (as Pan American is pricier, transport could be pricier). As far as renting when you aren’t here (and resale), Barra (or nearby) is the best !
As far as renting, Praia do Flamengo is nice and appears to be affordable!
How much do you believe new construction for a tiny modern home? 185 sq meters, small pool, garage?
185m2 is a nicer sized house! A lot depends on cost of the land, and where you construct. I believe in Bahia the cost of labor is cheaper than in Rio or other famous cities.

What about studios how are prices like a one bedroom??
In Rio Vermelho you can find one bedrooms for as low as R$200.000! The reason being: valor venal is high, so closing costs are higher because you will be paying more in taxes/ closing costs.

Valor venal is the amount the city thinks the property is worth. For reasons I do not understand, the city seems to think property in Rio Vermelho is worth way more than it is. By using the tax/IPTU number of the property can you check how much the city thinks the property is worth.
